Bill Haslam, Candidate for Governor in Tennessee, met today with members of the Eastern Middle Tennessee Association of Realtors (EMTAR), to discuss issues of concern to REALTORS in EMTAR.  Fortunately, as an Affiliate Member of EMTAR, I was able to attend the meeting. I must say that Mr. Haslam is a very impressive figure in person as well as on telelvision.  He is knowledgeable, well spoken, and he cares about the state of Tennessee and real estate issues.  He spent as much time listening as he did talking.  His top three priorities are jobs, education and the state budget.  All of which affect the real estate transaction.  He has a great track record in the private sector as a business manager and in the public sector as the former Mayor of Knoxville.  I think he would make a great G...

Yes! I do believe it's the largest tree house on earth. Not sure how many floors, but the view from the top is tremendous! All made from scrap and donated lumber!  The main staircase winds around a large tree inside the round tube of scrap lumber.   There is room on the third floor for a game of basketball, and there is a choir loft for church services! The view from the top is breathtaking...especially on a windy day! If you would like information on this tree house or any other home in middle Tennessee please contact me at 615-394-1823 or by e-mail at stewardv@realtracs.com.   Verlyn Steward      Prudential Woodmont Realty    615-661-7800

CLEVER IDEAS WORTH KNOWING Take your bananas apart when you get home from the store. If you leave them connected at the stem, they ripen faster.    Store your opened chunks of cheese in aluminum foil.  It will stay fresh much longer and not mold!     Peppers with 3 bumps on the bottom are sweeter and better for eating. Peppers with 4 bumps on the bottom are firmer and better for cooking.    Add a teaspoon of water when frying ground beef. It will help pull the grease away from the meat while cooking.   To really make scrambled eggs or omelets rich add a couple of spoonfuls of sour cream, cream cheese, or heavy cream in and then beat them up.  For a cool brownie treat, make brownies as directed. Melt Andes mints in double broiler and pour over warm brownies. Let set for a wonderful min...

Selling a home in Mt Juliet?  If you are considering selling your home the first step should be to arm yourself with information.   Media reports on real estate may be misleading.  The value of your home can only be determined by apples to apples comparisons, not by a click of your address on a web site calculator. Current market conditions in Mt Juliet are relatively positive.  Let me share some very specific market indicators.  In the $150,000 thru $250,000 price range, approximately 25% of closed sales in the past 4 months were new construction.  In a recessive economy that is an alarmingly good number.  60% of the current pending listings are new construction.  Again, that reflects a positive real estate market.  Average days on the market per mls in this price range is 72, which ag...

I spent several minutes laughing while following a car with a bumper sticker broadcasting "I climbed Mt Juliet!"  I almost wrecked the car!  Did I drink too much coffee? or did I just get caught in the mood to laugh?            (In case you  are reading this and not familiar w Mt Juliet TN, it's a city, not a mountain.)                               But whoever said "He who laughs last, laughs longest" must be from Mt Juliet!  Why? Just a couple years ago Mt Juliet was a small town, just beyond the edge of Nashville.  Too far out in the country to attract developers, too far out to have great schools, too far out to have shopping and restaurants.  Too far out to be anything but a great place to have a County Fair. (The best in Tennessee if I say so myself) How quickly things have change...

According to a new analysis of BIGresearch's Simultaneous Media Usage Survey (SIMM 14-Jun 09) of over 22,000 consumers, social media impacts consumers, which in turn directly impacts marketers, but not all options are the same. Social media users are likely to use more than one platform, some at a higher rate than others. For example, 60.2% of MySpace Users (those who regularly use the application) regularly use Facebook. On the other hand only 24% of Facebook Users utilize MySpace.                                                     Regularly use the following social media:USER           Use      Use      Use     Use      Text    Read    Post toGROUPS         Facebook LinkedIn MySpace Twitter  Msg.    Blogs   Blogs   Adults 18+     27.9%    3.3%     11.6%   4.1%     27.3%   10.9%   4.3...

HINT:  Water gravitates to the lowest point in a surface area.         This pier and surrounding moisture barrier is stained and holding a soil buildup as if substantial water has been here.           Same thing here.         And this pier has a nice little lake around it.              Answer:  There are stains and in fact standing water at the base of several piers in this crawl space.  Why is that?  Could it be that after the dig for the pier foundations and construction of the piers, nobody bothered to regrade the crawl space to provide a slope to the positive drain?  And away from the piers?  HABITEC recommends just that.  In this case, water in the crawl space gravitates to the lowest point(s) in the grade.  In these cases, the lowest points are at the piers.  This much water, aga...

For all the criticism of Americans and their profligate spending in recent years, it's clear that their appetite kept a lot of people in business. BusinessWeek editor-in-chief Steve Adler moderated a panel at Davos today on the subject of how the world will cope with a new frugality among U.S. consumers. The impact of the sharp drop in spending has proven devastating to manufacturers. Adler noted that Americans have accounted for nearly a quarter of global consumption in recent years, about three times the level of spending by consumers in China and India combined. Now, the U.S. consumer engine is slowing at a record pace. The most dire assessment came from Ian Davis, Worldwide Managing Director of McKinsey & Company (U.K.). He noted that "Americans have no option but to be more frugal ...

Some commentators and trade experts have expressed concern that the "Buy American" provisions in the stimulus are not only wasteful, but potentially harmful in that they could be a prelude to greater protectionism, both here and abroad. Steel industry lobbyists seem to have persuaded the House to insert a "Buy American" provision in the stimulus bill it passed last week. This provision requires that preference be given to domestic steel producers in building contracts and other spending. The House bill also requires that the uniforms and other textiles used by the Transportation Security Administration be produced in the United States, and the Senate may broaden such provisions to include many other products. That might sound reasonable, but history has shown that Buy American provision...

Using video in today's web 2.0 world to market realtor services and property listings  I wanted to touch upon an area of the web and of search engine functionality that is experiencing rapid growth right now, and that area is in the integration of video. As bandwidth and compression and editing tools become more commonplace and refined, video is now the biggest growth sectors in content online. Have you heard of a little website named YouTube? As the YouTube revolution continues to take over, other mediums suck as Pay-Per-Click could face serious pressure in delivering solid impressions and results, especially. Let's take a look at where video online is at right now in the real estate industry, and hopefully spark a conversation on what is coming around the corner.   Posting Video to th...

The primary goal of social media marketing is to stimulate interaction between producer and potential consumers. Using online social networks correctly can help you achieve that goal, but the benefits to participating in them reach well beyond the preferred end result. An interesting tech article in the L.A. Times talks about the the effects of social media networks, applied to the political arena. One of Barack Obama's technology managers, Scott Goldstein, said that in addition to using online social networks like Facebook to reach out to new potential voters, they also found them helpful "to make sure that we were providing people information on all of these different social networks so that if they never came directly to our website or signed up for our e-mail list they still knew th...

Partner With Other Influencers Once you are close to becoming a social networking influencer, then you will be taken more seriously by established influencers. Potential partnerships with these users include content authoring (guest posting on another users profile who has influence), cross-promoting (where you both solicit your friends to befriend the other influencer), and specific promotional initiatives sponsored by both parties (like a graphic design contest set up and endorsed by both influencers). Start Aggressively Marketing Your Social Networking Brand   This is the final stage. When your social networking presence is generating income, and you are ready to go after a much larger audience, the time has come to start exploring aggressive marketing options such as impression-base...
