Every year around my birthday (May 1st) The Memphis in May international festival brings all kinds of musicians and their fans to the Beale Street Music Fest, a three day music festival in Downtown Memphis at Tom Lee Park. Dates for the 2014 Beale Street Music Fest are May 2nd-4th. There will be two (2) new rules of the Tennessee Real Estate Commission, specifically Rule 1260-01-.16 and Rule 1260-01-.17, which will be effective on May 8, 2014.    A copy of the new rules is available for review on the website of the Secretary of State at http://tn.gov/sos/rules_filings/02-06-14.pdf   The new rules include a rule relating to the ramifications for failure to maintain errors and omissions insurance as required by Tenn. Code Ann. § 62-13-112 (as amended by Public Chapter No. 84). as well as Also a new rule expanding upon the new requirement of Tenn. Code Ann. § 62-13-303 (as amended by Public Chapter No. 420) that all applicants for initial licensure on or after January 1, 2014 must submit a set of fingerprints for obtaining a criminal background check.

The soultion is posted below the wildlife photo. A. False Security deposits aren't prorated at closing. They're ususally transferred to the buyer.

"When You're Smiling"   Business can really be an unbelievable downer sometimes.   Buyers lying on prequals.   Lenders burying appeals for loss mitigation.   Closing delays.   Killing a deal because the seller  won't throw in the kitchen curtains.   Sellers covering the dog pee stains  on the wooden floor with a cheap carpet.   Continuing education requirements surfacing every five minutes.   Computers crashing and mls data with it.   Showing homes when it's ten degrees below zero.   Board dues increasing annually.   E and O insurance rates, too.   Pipes bursting under the commode when it's five below zero outside because it wasn't winterized while the home was empty and 170 DOM.   The seller is a hoarder and before the home can be staged a warehouse has to be rented for all the junk.  ...

I was at my office getting out of my Corvette when this guy jumps out of a truck, rushes me, and pleads with me to sell it to him. I asked him why and he said, "It'll save my marriage." So I sold it to him. I've learned that I can live with this decision And that it doesn't change the way that I do business :-) No big deal, for Debbie's Challenge.
