Well, now I have my own evidence that it works!  Today a buyer that came to me via my AR blog, put an offer in  on a lake property.  He had called me about three weeks ago and inquired about buying land in Tennessee on Norris Lake.  After some discussion he decided to come down this weekend to look around.  He apparently found a nice piece of property on which to build his vacation home and made an offer.  I referred him to a friend who also works the lake and lives right there.  I do this on the occassions that the buyer is looking for something that I don't have or that I am unfamilar with.  It is better for the customer and I always say, a little of something is better than all of nothing. 03/22/2008

Norris Lake has it all; great marinas, wave runners for rent, beautiful views and scenery; great real estate investment opportunities, and great fishing and boating.  The counties surrounding Norris Lake have low property tax rates.   I have been selling real estate on the lake for the last 10 years and no matter what kind of real estate it is; waterfront or waterview, condominiums, homes, marinas or development waterfront land;  the average rate of appreciation has been a minimum of 11% annually.
