Every couple of years our team gathers for that all so important new team photo!  Yesterday was our day and we had planned on going to the back yard of one of my listings that had a park like setting.  It had been decided.  12:30 new head shots, 1:30 team photo.  Well the thunderstorm that rolled in put a stop to that!  That's okay, when it rains...we adjust!  We just went to another sellers home and took advantage of their pool room.

When in Johnson City and craving Italian food, there is one place that will fullfil that crave, Bella Vito. Bella Vito is 100% authentic and uses only the freshest ingredients.  The owners moved to the Tri Cities from Italy and bring with them their style and culture.  You instantly welcomed when you enter and shown to a table in a very warm friendly setting. My clients needed a ranch with an unusually large master, first-floor laundry, and good space for her sewing room and his office.   There were only three choices in the right area and price range, so I turned to expired or withdrawn listings and properties that had sold a few years ago that met the criteria. I have this older home that has so much character and charm, 207 East Gilmer Johnson City, TN.  What it also has is a High velocity heat system.  I had never heard of this system before and had to learn more.  Apparently, they are great systems for older homes.  I had no idea. High velocity  heating and air conditioning has the unique feature of small diameter ductwork. This makes the system ideal for adding heat and air to older homes where the larger diameter ductwork of standard central air conditioning is often prohibitive due to space restrictions between the walls.  Okay, this does make sense, this would work on all types of homes, not neccessarily just older homes.  Although my listing at 207 East Gilmer is indeed a perfect candidate for this. A serendipity that hasn't happened yet - and one from long ago.  The sign was down and the buyers still wanted to see the house which had been "For Sale by Owner" a few days before.  The seller had responded today to my call with a cordial explanation of why the house couldn’t be shown until after the first of the year, but my buyers were ready to make a decision, loved that neighborhood, the outside of the house and the information I’d given them from MLS about when these folks bought it a few years ago . Summer coming to an end?  Not here in Johnson City Tennessee!  Not a chance! We have been under water for the better part of April, May, June, July and August.  Now the weather is starting to heat up, and boy it is heating up!  Johnson City Tennessee is an area that celebrates 4 seasons, all of them beautiful and distinct. I'm very excited for our fall leaf change and the glorious beauty it brings upon all the Tri-Cities.  Now if we can only get over this heat!

Patio homes have become a popular housing alternative.  It's not really a condo, not really a residential home, or is it?  I just listed a lovely Patio home in North Johnson City Tennessee.  17 Oak Leaf.  It  is a free standing brick home with it's own yard, driveway and 2 car garage.  If I were to show you a picture of it (which of course, I am), it appears to be a residential home in a residential neighborhood.  However, it has the amenities of a condo.  The exterior is maintained, the yard is maintained by association, the roads, the subdivision, it has a community pool and all the houses look the same. So, my question remains, should we list as a condo or residential?
