Riverchase is located in the Station Camp High School district with easy access to Vietnam Veterans Blvd and a short 20 minute commute to Nashville. Several of the homes offer a view of Old Hickory Lake.  The end of the year finished with fewer homes sold in Riverchase, but of those 5 closed properties Days on Market was 41 days less than the 9 that closed in the first half of the year. Cambridge Farms Market Report Jan 1- June 30, 2011 Gallatin Tn 37066.  Cambridge Farms is one of those great neighborhoods for resale. A very popular place to live. In the first 6 months of the year 15 properties closed. The avg sales price has decreased by about $5k compared to same time last year, however the avg days on market has decreased from 104 to 48 days on market. Most markets in this economy would love to see an avg of 48 days on market with only a $5,000 loss of value. Mansker Farms Market Report Jan 1-June 30, 2011. Hendersonville Tn 37075. Comparing first half of 2010 to 2011 you can see the average days on market have remained stable with avg of 63 days on market in 2010 to avg of 67 in 2011. Home sales in Mansker Farms have remained stable with only a 2 home difference in compared years. As with most numbers interpretations can vary with anyone's perspective. Looking at the avg sales price in 2010 compared to 2011 the sellers with the homes priced in the $200's have faired pretty well with a $10k avg price reduction. HINT:  It looks like a cross between a cricket and a spider.  Now that can be ugly. Question:  How much water or moisture in the crawl space is too much?  For instance, is the moisture indicated by the picture below too much? ANSWER:  Yes!  When the mushrooms start growing in the crawl space, that has to be too much moisture.  I am not aware of any numerical metric to declare a crawl space too wet or not, but this has to be over the limit.  You can also see the very wet condition of the soil, and unfortunately, you can clearly see the wet soil, which should be covered by the moisture barrier.
