Today was such a busy day for me. Since the kids have gone back to school, I have been going crazy with phone calls with some different buyers I have been working with that they are finally ready to come "off the fence". But strangely I talked to my Broker today and she seemed to be ready to burst into tears. She said, "Michelle, I have tried to stay so positive this last year about the market, but I'm afraid of what's gonna happen this year." I thought my eyes were going to pop out of my head...What?! Your my broker, your suppose to be the positive one out of this office no matter what the newspapers say or what the 2008 Luxury Market Report tells us. In her voice it sounds like she is ready to give up. I hope not. I came to Sumner County from Brentwood in Williamson County this summer...

Clue:  Yes, the gutter spike is bent, but the real issue is in the gutter. Answer:  Look at how much accumulation of shingle granulation is present in the gutter.  This is a good indication of the deterioration of the shingles on the roof.  Next look up at the darker lower edge of the first row of shingles.  The dark area is where the granules have departed the most, leaving exposed felt material.  A sure sign the...

I’ve been surfing the web this morning after reading about Sarah Palin’s style in the Wall Street Journal.  I’ve determined… I like her style!!  Mainly because it’s affordable. She wore red Naughty Monkey - Double Dare Pumps when John McCain announced her as his vice-president running mate.  Read - Wall Street Journal Story The Naughty Monkey shoe styles are bold, fun, sexy, and yet sophisticated.  The good news is that, unlike Cindy McCain’s shoes, I can afford the prices. Let's applaud the Gallatin Police Department for their continuing efforts to make Gallatin Real Estate a safer place to live. No, we didn't like those traffic cameras that Gallatin officials placed at interesections around town.  But, it's reported that traffic accidents are down a whopping 40% at those intersections.  And the cameras are considered one of the reasons for this accident reduction.  Actually, traffic accidents are down 25% in Gallatin as a whole.  This traffic-light camera program is violator-driven and paid for by the fines imposed on the violator.  However, the fine of $50 is less than the $105 they would have paid if pulled over by an officer.  Currently, these cameras are installed at the intersections of:  Maple & Nashville Pike; Belvedere & Nashville Pike; Big Stati...

What is your take on writing love letters to the seller in negotiating for a home. Have your buyers tried this tactic and have you had any success? What do you think the seller would think if they received a love letter from the buyer along with an offer? Here’s an example: Dear Seller: Please accept our [low-ball] (optional) offer on your beautiful home. Out of ___ homes between the prices of $300-$325,000, we have chosen your home because we simply love and adore it. We understand that your home has been on the market ___ days and the absorption rate in your area is ___ days. Do you want to sit around ___ more days to sell your home or would you like to sell it now? Here are the statistics nationwide. We feel this is important because of the overall health of the economy. Well, it’s happened and the folks at Fairvue Plantation and Windstar Bay in Sumner County and Barton’s Cove subdivision in Wilson County are very happy campers. Some of these happy residents have been approved for private boat docks. Approximately 5 ½ miles of shoreline and about 115 lots were opened up by the Corps. According to the Tennessean article, the largest allocation will be going to Fairvue Plantation residents. The Army Corps of Engineers has the final authority to approve . Mark Klimaszewski, conservation biologist for the Corps of Engineers, was quoted as saying “Our goal is to balance the private exclusive use with the best management practices for the public as a whole.” Click Here For Entire Article Just last year someone told me that it would never happen. Old Man Winter is going to blow in again tonight with freezing temperatures and snow showers are predicted for in the morning. My azaleas, dogwood, climatis vine and four "knockout" roses are getting ready to bloom. This happens just about every Spring. In the past, I usually cover my plants with either plastic or a sheet, but this year I'm not going to do it. I don't think the freeze is going to be that bad.If you haven't been to Nashville in the Springtime, you really need to plan a trip here. The Redbud trees are in full bloom. The beautiful cherry trees and pear trees, buttercups, daffodils, and wild flowers have been in bloom. It's been absolutely magnificent here this Spring. I stopped by to see my friend this past weekend. She lives on the lake. I was standing in her living room ...

On a recent post of mine about the beautiful tulips at Fairvue Plantation in Gallatin, Tennessee, Bill Roberts commented that he couldn't view the pictures. I had posted the blog using Firefox, my current browser.  I never did solve the problem of why Bill couldn't see the pictures using I.E. Today, by accident, I discovered Photoshop Express. You can use the online "free" service to enhance, edit and capture embed codes for your photos. The last photo I have used here is much too big, but they have three (3) sizes from which to pick. The first two are the smallest choice and the last one is the largest.  I represent buyers and sellers throughout most of the Nashville, Tennessee marketplace, including Davidson, Williamson, Sumner, Wilson, Cheatham and Robertson Counties of Middle Tenne...

I've wanted to take some pictures all week long of the beautiful tulips which are in full bloom at Fairvue Plantation. It was beautiful weather today, in the 70's, and divine. So, after lunch I asked my husband to stop by the clubhouse so I could click away. If you haven't heard of Fairvue Plantation, you must plan a visit. Fairvue has two 18-hole golf courses to enjoy... the Lakes Course and Foxland. It's located in Gallatin, Tennessee on Old Hickory Lake, and is Nashville's only lakeside Golf Course Community. Speculators bet that there is going to be a run-up in prices. Where there is opportunity to “cash in”, there will be speculators. Quite a few speculators made a lot of money in the last housing boom and now they are waiting for the next opportunity or maybe have already found their next opportunity. Maybe they invested in gold. Speculators right now are being urged to invest in “hard assets”. Speculators are looking to oil and gold as a safe place to put their money. I noticed on a TV commercial last night, that you can buy gold online. Wow! Who would buy gold right now at $1,000 oz.? Silver is at $20 oz. Would you speculate on gold and silver? Sugar rose to its highest level in 18 months after Federal Reserve Chairman Ben Bernanke urged the US to cut tariffs on imports of cane-based e...

"The lust for comfort, that stealthy thing that enters the house a guest, and then becomes a host, and then a master. " Kahlil Gibran The direct causes of the housing bubble were low interest rates, negligent mortgage lending, and speculation. But the larger force lies in Americans' addiction to the home… lust. We lust for another home, a bigger home, a grander home. Lusting and gogling of homes, attending open houses, watching HGTV, we've all been guilty. It's a habit. The housing bubble was caused not only by greed, but our love of home. We can’t wait to get home after a long day at work. We clean her every chance we get… we paint her walls… we shine her floors.  We surf the home websites in search of our dream home.  We scheme, envy, shop, talk about our dream home.  We buy magazine...

On my way to the home inspection, I run by McDonald’s to grab some French fries and soothe my rumbling stomach, after all, it’s been 14 hours since I’ve had something to eat. While I’m waiting for my order, the phone rings. It’s my buyer and he’s running late. I tell him no problem I’m within one mile of the home and I’ve already talked with the inspector… he’s running early and inspecting the outside of the home. He’ll be fine until I get there. Where’s on earth does the time go. I eat my French fries and try to stay focused on my task… that of driving the vehicle and not running over the curb or the stop sign in front of me. I pull into the drive and there’s his truck. Ole Darth Vader, the Enforcer, is already there inspecting the windows on the front of the home. I unlock the doors ...

Have you ever heard of the Home Owners’ Loan Corporation (HOLC) or Home Owner’s Refinancing Act. Now, as the number of foreclosures mounts again, this time in the wake of the subprime lending crisis, an idea born of the Depression may once again offer a solution for keeping more borrowers in their homes.According to Wikipedia, The Home Owners' Loan Corporation (HOLC) or Home Owner's Refinancing Act, was a New Deal agency established in 1933 under President Franklin Roosevelt. Its purpose was to refinance homes to prevent foreclosure. It was usually used to extend loans from shorter, expensive payments of 15 year loans to lower payments of 30 year loans. Through its work it granted long term mortgages to over a million people facing the loss of their homes. The HOLC stopped lending in J...

We bought in a golf course community in Sumner County, Tennessee called Fairvue Plantation. We chose Fairvue because both of us love to play golf. We have two 18-hole golf courses, a wonderful swimming pool, fabulous neighbors, and a club house. It doesn’t take much to make me happy. What I truly love about the home that I bought are the deep drawers in the master bath. My husband loves them too because all of his intimate clothing is stored there and he loves the convenience of not having to dig in the master bedroom chest of drawers to find them. When buying a new home, make a list of the features that you cannot live without. Write out beside the features things that are negotiable. When you are choosing features for your new home, consider the deep drawers in the master bath.A lice...
