Today an article came out in the local paper(Dyersburg state Gazette) about Dyersburg High School being recognized by U. S. News and World Report for excellence in education. Twice Dyersburg High School has been recognized as a Blue Ribbon School. Now Dyersburg High School has been awarded a bronze medal based upon criteria including college-prep curriculum and achievement scores across the curriculum. I personally have fond memories of Dyersburg High School and was in the 10th grade when the high school was built and put in service. The school has excelled over the years and has also been updated and others wings and buildings built on the campus. Here is a link to the website for Dyersburg High school.

A couple of days ago I met with a family planning to relocate to the Dyersburg,Tn  area. Actually, one of the family members is relocating with a company called Southern Pride/Yield King. This company is relocating a manufacturing facility that was totally lost a few weeks ago do to the roof caving in from heavy snow sitting on top. Their facility which they are planning to open by April 1st  is located in Alamo,Tn which is about 25 miles south of Dyersburg,Tennessee. They will be relocating only a few employees but plan to eventually hire up to 30 hourly employees from this area. For the last few years I have personally sold many of the HUD foreclosures in the Dyersburg market area. About two years ago I hired one of my HUD foreclosures competitors to sell for my company. His name is Jackie Keeling and he is one fine agent. A few weeks ago a local real estate company closed and I hired my two other main Hud foreclosure competitors. A couple of days ago I wrote a post about a new restaurant possible coming to Dyersburg,Tn. In this time of downsizing and restaurants closing, what are the chances of getting a nice family restaurant to Dyersburg? This morning I met with representatives of a restaurant chain located in middle Tennessee. We talked over coffee at the local McDonalds then drove over and walked through the "empty" Ryan's restaurant building behind the Dyersburg Mall. Do you want  to see a "Dyersburg" family style restaurant with "fresh vegetables" as the backdrop of an exciting menu? For the last few days I have been in contact with a fairly new family restaurant chain based in middle Tennessee. About a year ago, Ryans pulled out of Dyersburg,Tn leaving a vacuum in the buffet,fresh vegetables style restaurants. A few days ago, a friend told me about stopping at a restaurant in middle Tennessee and also told me the placed was packed and the food was great! Richard and I agreed that Dyersburg could use this type of restaurant in Dyersburg. A little over a week ago, an ice storm hit this region and left many without electricity. Although the city of Dyersburg did not lose power, the surrounding areas including Lake,Obion and parts of Gibson County did lose their electricity due to the ice and down power lines. Also hardest hit were parts of extreme southeast Missouri and northeast Arkansas. Right after this storm hit, Dyersburg had more people shopping than we have had during any normal time. The traffic was really heavy and stores packed. This only proved a point to me about Dyersburg Tn being a regional area. Alan Hestor, the President of the Dyersburg/Dyer County Chamber of Commerce(for almost 8 years) came to my office to see me this morning. One of the reasons Mr. Hestor came to see me is to tell me he has been getting Google alerts for the term Dyersburg. He says he has been clicking into those Google alerts and reading my blog posts(most are on my activerain posts). I have been blogging for over 4 years and over 2 years on Activerain. I own several residential rental units and have a part time security guy. He came in the office today and announced, "I am buying a FSBO".  This really shocked me because you hear so many horror stories with people buying for sale by owners! When I first hired Bobby I told him the reason I was hiring him was because he was the security expert and he had something to bring to the table. He is doing a great job by the way. A few days ago the local paper ran a news story about a soldier from Dyersburg who was killed in Afghanistan. Here is that complete article. Today, his body was flown into the Dyersburg airport by the military. There was quite a ceremony at the airport for this fallen soldier and his family. Here is the story in today's state gazette. Please check back tomorrow and click on the paper link. After the ceremony, the body was accompanied by state troopers, local police, 30-40 motorcycles(the guardians) and family members along a route of 10-12 miles to the funeral home. Today I was reading a news article written in our local newspaper "The State Gazette". This article was quoting the current county mayor Richard Hill. Mr. Hill talked about the accomplishments of the city and county in attracting new industry and also making improvements to existing infrastructure. Mr. Hill stated that having new industry come into our city and county offsets the slower economy. He also stated that having potential new companies in the pipeline is also good for Dyersburg. I am not sure if this means that another industry is coming to Dyersburg or that we just have some prospects that might come to Dyersburg. You can read the entire story here. As many of the readers know, Fannie Mae, Freddie Mac and Ginnie Mae are the primary sources of government backed loans in this country. These three entities are also getting hammered by a multiple of foreclosures. I will not go into the fraud(in this post) that was involved in many of these bad loans. What I do want to discuss the the method these government agencies are using to market these foreclosures. Here in the Dyersburg,Tennessee area(northwest Tennessee) the Freddie Mac foreclosures are given to a company in Trenton,Tn(30 miles away) to market. For the last several years, I have sold tons of Hud houses. However, they appear to get more challenging in the last few months. One that I have under contract, 1475 Keats in Dyersburg not only has some repair issues that did not show up in the original Hud listing but now has termites. For all you Realtors that sell Hud homes, you know that Hud has a home inspection done as well as an appraisal and termite inspection. The home inspection is available on the HUD side and other two reports are available upon request to Hud's management company for your area. A few days ago I wrote a post about a new bank foreclosure(THDA) that I had just listed. I listed that property on November 19th and we just negotiated a contract this morming. Boy was that quick! Also, we listed a bank foreclosure at 512 Lewis Avenue here in Dyersburg on November 14 and we negotiated a sales contract on that one on November 20th. A picture of that house is just below. A few days ago, I wrote a post about selling foreclosures here in the Dyersburg,Tn area. In that article I mentioned that many of the Realtors are taking advantage of the foreclosure opportunities here. However, lately I am getting lots of calls from investors who are also looking to purchase "great deals". When I walked into the office this morning, my agent Jackie Keeling told me he has an investor wanting to buy 10 brick 3-4 bedroom 2 bath houses. I also have a few investors who are also looking for great deals! In case you haven't noticed, Dyersburg has had its share of foreclosures. Here is a Hud foreclosure which I just negotiated a contract on and it is set to close in a few days. The original list price was in the upper 40's with the just negotiated contract price in the high 30's. I am not sure but I believe I sell more HUD foreclosures in Dyersburg,Tn than any other agent. Not only do I sell HUD foreclosures but I also sell Ginnie Mae, Fannie Mae and just plain bank foreclosures. When I go on a listing appointment I tell the sellers that if they want to sell their property they have to price it according to today's market. Many are still thinking they can get much more for their house than even the tax appraisal. I tell them in today's market even the tax appraisal is too high to price their house by.
