Rents Getting Too High in Clarksville, TN. Why Not Buy?Clarksville TN is a military town and that means that there is a lot of moving in and moving out. There are many rental homes and apartments that are on the rental market. Properties generally rent quickly and the rents are high. In fact they keep going up almost 5% in the last year. Some rents far exceed what the monthly payment would be if purchased. If you are a renter and have a pet you will be restricted as to where you live and what type of property. About 50% of landlords do no want pets in their properties which leaves the renter with limited choices. If you have two pets the availability drops even further. Forget it altogether if you 5 cats like my client who said he had no options but to buy. Even paying pet deposits doesn...

Will It Be Quick or Get Hung Up?It can be very quick to get to closing if there are no contingencies on the sale. The buyer should always take the time to get a home inspection even if the seller is not going to do any repairs. It can be slow. Financing takes time and can take up to 6 weeks. Cash transactions can close in just a few days if the title exam comes back clean. In Clarksville TN many of our financed homes can close in 30 days or under. The lender has to stay on top of the loan processing and the appraiser has to do his job with no delays or hiccups. The buyer cannot cause delays in getting all documents to the lender. The home inspection has to be ordered immediately and resolved favorably. So in 30 days it can be done but it is a very tight time frame. Contract to Closing W...

Clarksville Downtown Market on Saturday MorningsIt has been hot the last few weeks and that has brought lots of tomatoes to the Clarksville Downtown Market. There are all kinds of peppers and veggies coming in by the basket load. The vendors have changed week to week but some have been regulars at each market. One of my friends is selling baked good and another is selling lettuces, cucumbers, and kale. Shoppers that arrive early get the best selection and those coming later can get the best buys as vendors want to sell out and not have to haul their produce back home. This is an award winning market packed full of crafts, plants, baked goods and music. It is a fun shopping experience. The tomatoes in all varieties are so plentiful. The romas and cherry tomatoes are some of my favorite. ...

We Buy Ugly HousesI see these signs everywhere and wonder if any seller is willing to admit they live in an ugly home. Why would a smart home buyers shop for an ugly house? I don't think they would unless the price is so discounted that the buyer can use their imagination as to how they might transform it. Investors however are unemotional and don't mind an ugly house. They know what steps can be taken to transform the house into an attractive home. In fact the uglier it is the less likely an owner occupant will want it and the investor can get it at a better price. Investors need to be prepared to spend lots of money making a home attractive. It is not only the outside but the inside of homes will need a face-lift. My investors have done amazing jobs on the homes they buy making them l...

Now that I have your attention I am going to share with you some bold facts as to why homes don't sell. Many parts of country have had very hot markets and almost everything has sold. Even homes that weren't in good condition and difficult to show sold because buyers needed a place to live and acted quickly, emotionally and without a lot of consideration.  Markets are beginning to change and buyers are not jumping like they were before. If your home has been on the market and not sold, there is one main reason. Your home is overpriced and buyers were not willing to pay the price. You either haven't been guided and listened to your agent as to what the price should be or you have tried to go it on your own. Meantime, you have let opportunities pass you by as buyers have swarmed the market...

Clarksville TN in the Summer TimeWe have such a pretty Historic Downtown and Sundays are a wonderful day to take a drive and check out some of the fine restaurants that are offered. The beautiful buildings offer the old with the new. My favorite is the Montgomery County Courthouse. The grounds are always excellently maintained and there are benches for moments of pondering and reflection. Across from the courthouse is the Custom House Museum. It is open on Sunday afternoons and many times the train display is up and running.  If you live in the Clarksville area, don't miss a trip to downtown in the summertime. Many shops are open and be sure to visit Downtown Commons the new park that just opened. They have music events and art fairs and games and activities for children. For Real Estate ...

A Little Color Welcomes the Buyer When you put your Clarksville TN home on the market, you want to make sure you create a good first impression. Buyers like to drive by the homes before they call for an appointment to see the inside. The curb appeal can make or break a sale and kill any buyer interest as soon as they see the home from the street. In addition to having a neat yard, the home in good repair, having some flowers at the entryway to the front door will create a great first impression. You can plant some seasonal flowers along the walkway and brighten up the path to the front door. These things are welcoming to the buyers. It says to the buyer that the seller cares about his home and gives the buyer confidence that the inside will be equally appealing. We are lucky in Clarksvil...
