Short Sales - Possible Tax Consequences Is there a Possibility Tax Consequences..... YES it could be..... There MAY be a TAX Liability created by either a FORECLOSURE or a SHORT SALE. Have the Home Owner talk to their tax advisor as we are Realtors and NOT tax advisors and not allowed to give tax advice. The Seller receives a 1099 for the DISCOUNTED amount. The IRS looks at the discounted amount as Income. Home Owner will recieve a 1099 from the lender. they can file FORM 892 if they are Insolvent and can prove it. Meaning they do not have the ability to pay it.    Senario: If the home owners income is $30,000  for the year and the discount is $45,000. They owe taxes on $75,000 for that year. Now if they are insolvant and can prove it, they can file the 892 along with 1099 they may not ...

 The signs are visable that Clarksville, Tennessee is growing. One of the newest signs around Clarksville is the new Lowe's store that is being built just behind Chick-Fil-A on Madison Street. This will be Clarksville's 2nd Lowe's store to open. The other Lowe's store is Located on Wilma Rudolph Blvd at the intersection on 101st Airborne Parkway. Clarksville Tennessee is a 'Diamond in the Rough' that is currently being polished.  There are many benefits of calling Clarksville home one of which is the easy commute to Nashville. Yesterday, Pam and I took our daughter and some friends to the Kenny Chesney concert at LP field.  A simple 40 minute drive south and you simply could not ask for a better day.  What a great concert - eight hours in total.  Needless to say we were all ready to head home after a day of great music. And for those who are hoping to catch this tour - let me tell you it is well worth while.  And yes, Sammy Hagar can still jam!

 If you are a home owner and are having trouble makeing your mortgage payment and are heading to Foreclosure, there may be other options that could be available to you. A foreclosure will leave a negative mark on your credit report and you go threw the process of your name being posted in the local news paper.  There could be another alternative to Foreclosure that you may want to concider that is called a Short Sale.  A Short Sale is where your lender will allow you to sell your home for a discounted payoff amount instead of a Foreclosure. Retro's Classic Arcade played host for Eagle 94.3 FM's Birthday Bash If you were not at Retro's Classic Arcade on Saturday June 21st, you miseed out on the Eagle 94.3 FM's Birthday Bash. The event took place from 11 AM to 2 PM. It was the 4th Birthday Bash and the first 94 people recieved a FREE GIFT and Retro's offered FREE ADMISSION during the event. After the drawing for the door prizes, Lunch was served out back. (Contributed image) In reading today's Leaf Chronicle, Clarksville Mayor Johnny Piper says Marina Must open on time.He goes on to say that if the project is not finished by October 2010, he will kill the project. Why is this date so important ? This date is one month prior to the next Mayor elections here in Clarksville, Tennessee.  The Clarksville marina (if developed) will be located at the fairgrounds park located on the Cumberland Dr Ext ( Hwy 13-48 ) just off Riverside Dr. There are many plans other than just the 221 boat splips that are planed. I recently had a bad fall.  Broke my Knee and had surgery to repair my wrist.  It has been about 4 weeks now and am going crazy!!!  From training I have received I have been able to have 2 buyers wait for me to heal.  And today I got a call to list a house i prospected 2 months ago.  I also dragged my butt to a closing 7 days after my surgery.  My client of course was in total shock I showed up.  I believe I just made another raving fan, one that will bring me refferals far a time to come.  Morale too this blog...always do your best and your rewards will follow.  There will alway be someone worst off.  Be thankfull for what you have!!!!!

Today while having lunch with my family and 2 children at Ciao Bella I heard that on July 5 & 6, 2008 that they plan to contribute to the fund raiser sponsored by the Clarksville High School HOPE Club. They just completed a bike trip from Clarksville Tennessee to the Lance Armstrong Foundation (LAF) in Austin Texas to raise money for the Armstrong Foundation and for the scholarship fund in memory of their former classmate Catie Summers, who died from caner in December.
