Does Luck Play into Selling a Home?Do you believe in luck? When I think about selling a home, I think there is 95% control over conditions, pricing, marketing, photos, strategies, showings and negotiations. The  5% that is remaining is the unknown such as market conditions or possibly having to deal with an uncooperative buyer or agent.  Selecting an experienced and hard working agent sets the stage for a series of events to take place that will cause the home to sell.  The seller must be cooperative and onboard to do certain things to get the home sold. That means he must prepare the home for market by doing repairs and having it looking its best. Home staging helps a home put its best foot forward.  Pricing correctly and making the home available for showings is a must. Then the agent...

Serendipity Sundays- Signs of Spring Are EverywhereIn Clarksville, we know spring is coming. Flowers and grass are growing and there are visible signs of spring everywhere. Temperatures have been regularly in the 60's and yesterday in the 70's.Another sign that spring is coming is my allergies are acting up. I can feel the pressure of weather changes and see the blossoms blowing in the air. Spring weather can be strong at times and we even had some hail a couple of days ago. It is like a see-saw.  The first flowers have emerged and beginning the fade. The irises and lilies are now a foot tall and will be producing buds in the next few weeks. My prediction is we will not have 6 more weeks of winter like Punxsutawney Phil said. The Redbud trees and Bradford Pear trees are fully bloomed an...

Inquiring Minds Want to Know. This is a point of discussion in almost every showing when a buyer is really interested in a property. How long has this property been on the market? In a hot market, buyers may be asking it because they know properties sell fast and if they don't act quickly, they may lose an opportunity to even make an offer.  Many times this information is on the public websites and buyers know when the properties come on the market and when they go off the market or come back on. We are dealing with very tuned in buyers in 2018.In a normal market, buyers want to know why a home hasn't sold yet especially if the home appears to be in good condition and priced fairly. This can be cause for concern and prompt the buyer to ask more questions about the neighborhood or potent...

Congratulations, Your Offer Was AcceptedThe work isn't over because there are a lot of hurdles to cross to get to the closing table. If this is your first home or haven't bought a home in a long time, you may not be familiar with all the steps involved after the contract is binding.  If you are purchasing without a mortgage then you are closer to the closing than you might think. If you need a new mortgage, it will likely take several weeks. First ask yourself, have you been given a complete copy of the accepted contract? What Happens Now?If you are getting a new mortgage. Contact the lender immediately and finish your loan application. Lenders in Clarksville TN require that you pay an application fee upfront to help offset the appraisal cost. The lender will be paid for their processing...

Serendipity Sundays - Millions of Records The weather was rainy and cold so it was a perfect day to visit the Country Music Hall of Fame. Others thought the same thing and the lines were long. This was a very enjoyable day learning about the roots of country music and reminiscing and singing along with some great musical talents. This is a must-do if you are ever in the Nashville area and located downtown near great restaurants, the Bridgestone Arena and many famous Honky Tonks, Funny that many of the songs referred to Nashville and Honky Tonks. By the way, Downtown Nashville is only a 35-40 minute drive from Clarksville, my market area. There were walls and walls of Gold and Platinum records depicting the success that country music has had on the music industry. I learned that a gold re...

Spring Forward 2018 | Do It Before You Go to Bed Saturday NightWhen Do You Set Your Clocks Forward? This weekend we again will set our clock ahead to start Daylight Saving Time. It happens on Sunday morning at 2:00 AM, March 11, 2018. There is much controversy as to whether this practice should be continued or whether it has outlived its effectiveness. It gets light later in the morning and the light extends into the evening hours which some people think does not need to be messed with. Most of the states and many foreign countries participate in this practice. Those of us in Tennessee, we will be setting our clocks an hour ahead this weekend. It happens every year on the second Sunday in March and we go back to standard time on the first Sunday in November.I really like Daylight Saving...

Do you have a hand to lend?Spring is right around the corner and that means the parks and trails need a little extra assistance to get spiffed up for all the spring and summer users. Volunteers are being rounded up for the first spring cleanup day happening on March 10 from 8:00 to 10:00 AM at the Clarksvile Greenway. The plan is to meet at the Pollard Rd. trailhead parking area.   The second organized cleanup day is scheduled for April 21 at Billy Dunlop Park, 1930 E. Boy Scout Rd. Both of these activities are good service projects for school students, clubs and local organizations and of course individuals and families. There is no need to bring anything because all trash bags, gloves and other equipment are being provided. It is just manpower that is needed. For more information plea...

Serendipity Sundays - Spring Signs The weather is jockeying with us and dipping into the 20's and 30's at night and getting into the 60's and 70's during the days. The trees and flowers are getting the signals that it's time for spring and the brilliant sunshine is confirming it. There have been so many warmer days in the last couple of weeks that I have seen several people out in shorts and flip flops. The first flowers to emerge are generally the crocus and hyacinths. Then the daffodils and forsythia follow and I know spring is on the way. We will not have 6 more weeks of winter like Punxsutawney Phil said. The redbuds and Bradford pear trees are blooming and so are the Japanese Cherry trees. Another indication that spring is coming is the activity in the real estate market. It is bus...

Do You Have a Safety Plan in Place?Severe weather passed through Clarksville this past weekend on Saturday night. A couple of neighborhoods suffered severe damage and several homes were declared condemned. Dozens more had damage and 3 of my homes under construction got some amount of damage. Thankfully there were very few injuries reported in the storm area and nobody was killed. A few people were taken to area hospitals as a precaution.Part of the reason that people stayed safe is that they listened to the warnings and took action to get in from the storms. For years, the National Weather Service has asked everyone to have a plan and to identify a safe place in their homes to ride out the storm. When the warnings were being broadcast on weather alerts, local radio and TV stations, peop...

Reaching Championship StatusTo be a champion you have to think like one. Once you think like one, you have to act like one and do the things that bring you to championship level. That is what being a professional in the real estate business means to me. It is not a hit and miss attitude; it is a commitment and a mission. I will not do it any other way. I am proud of the years I have served and as long as I engage in this industry, I will deliver the best I can. The winter market hasn't changed much from what was happening in the summer and fall. This means that there has not been much quiet time to plan for the future because the future is now. We will glide right into the spring market. To keep my momentum going means to stay focused and keep my systems working, functioning and going ...
