Basement Homes Are in High Demand in ClarksvilleClarksville TN has gently rolling hills but even so, we also have lots of flatland and farmland. When subdivisions are built most of the time they are developed from farmland as the farmers have given up trying to eek out a living from the land. Though the topography may make you think that basement homes are plentiful, they represent less than a fourth of all the homes in the area. Even with sloped lots, builders choose to build crawl space homes without basements. The cost of digging and keeping a basement dry increases the costs of the homes and much of this cannot be recouped in the selling price. Whether new or older, homes with basements give more storage space, house garages or offer additional living space. This extra space can be ...

A Fun Saturday in Clarksville TNWeekends are a fun time to visit the Custom House Museum. There are permanent exhibits as well as temporary exhibits to teach and intrigue. If you time it just right, the second Saturday of the month is free admission. The rest of the time it isn't expensive and there are also individual and family passes available for sale that will get you in anytime you want.  This is one of the best museums in the south with beautiful architecture. Families love the children's area with the Bubble Cave and interactive learning. The trains are fascinating and keep children captivated for hours. The museum opens at 10am on Saturdays. If you are new to Clarksville TN it is worth a visit. In fact go often and make it a regular monthly event. There is so much history in th...

Do You Have to Put Up Earnest Money? In Clarksville TN, buyers ask this question and I have heard agents in the area say, that it isn't needed because buyers can always get it back.  That is not always the case. Let's look at the facts. Do you have to put down earnest money? No, earnest money is not mandatory to submit an offer or get one accepted. It does show a seller that your offer is serious and that you have some skin in the game. Some people refer to it as good faith money or escrow deposit. When you think of it that way, it makes an offer seem stronger. Why? With no earnest money how can the seller believe you are serious? I had one buyer make an offer on a $550,000 new home. The seller thought the buyer was crazy and could not afford to buy the house. That was the message that ...

Make Your Home Safe for Home Buyers to SeeWhen selling a Clarksville TN home, it is important to prepare for showings and think a little deeper than just a pretty presentation. Though staging can handle much of the preparation, there are things to do to insure your safety and reduce the risk of any injury by potential buyers.  When Selling Put All Valuables Securely Away- It isn't good enough to tuck into a drawer. Lock them away or take to a safety deposit box. Medicine and Prescriptions Should Be Not Be Left in the Home During Showings- Not only might a child get into these and harm themselves, some buyers yield to the temptation of hijacking prescription drugs to resell or take themselves. It is easy to slip a few pills into a pocket. Guns, Ammo, Knives and Fireworks- Enough saidabou...

Buying a Condo or Townhome Has Benefits Not every buyer wants to live in a condo or townhome but for those that do, they love them. I see many advantages of living in a condo as opposed to a single family detached home. It is much more of community living and that appeals to the lifestyle of certain buyers. Some buyers look at it as a shorter term solution while they transition from one home to another single family home. There are many types and styles of townhomes and condos and they are located in many parts of town.   You can see condos currently on the market for sale in Clarksville TN here.Take a look at some of the benefits: It's a community feeling. Sold in May 2018- Fortway Rd. Clarksville TN 37042This home is now pending and waiting for the buyer to spruce it up. It is bought as an investor special and offers some good features that a new home buyer will like. I like the big kitchen with an pass-through window to the living room. The laminate flooring in the living room is in good condition. There is a fireplace and a big dining area. Tile in in the baths. The 3 bedrooms and 2 baths give nice space for buyers. The backyard is privacy fenced and there is a deck. The two-car garage is a nice extra.   308 Fortway Rd. is in the Northwest High School and New Providence School zones. It is just a few blocks off of the Purple Heart Parkway. Getting to Ft.  Begin EarlyDon't wait until the last moment to start planning and packing. I speak from experience that it take lots more time than you will ever imagine.2. Reach Out Early to the MoversYou want to get prices and estimates and int4erview companies and read reviews. Once you decide get on the mover's calendar before the date is no longer available.3. Start Cleaning and SortingThere is not need to pay to move something you cannot use. Start going through those things you have stored away. If you know how much space your new place has, be discerning and eliminate everything you don't need now or think you will not need in the future. Give away, share, throw away or pack it for the move.4. Gather Packing MaterialsIf you are not having professional packers then you want to make sure that yo...

The Manor House of Stones ManorThe Stones Manor Clubhouse, Amenity Center as it started out being called, is now the Manor House. The facility looks as nice as any home in the neighborhood. The large parking lot in the side yard and multiple porticoes are signs it services more than one family. Valuable information is available on the Stones Manor Website. This has been a feature of the Stones Manor community that the residents love. The homeowners of Stones Manor helped choose the name, Manor House. It depicts the stately design and its pivotal position and importance to the Stones Manor neighborhood. There are several entertainment rooms that can be reserved at no cost to the reserving homeowner. Sometime in May, the beautiful saltwater pool will open and people gather for more great ...

Update on Foreclosures in Clarksville, TN 37040 There are still Foreclosures and REO properties in Clarksville though there are many less than in the last few years. When one comes on the market, it rarely stays around more than a few days. Multiple offers pour in. Many investors have registered with agents to receive up to the minute notice as to when these properties hit the market. When they do get listed the investors come to the table and are ready to place their offers within hours of the property coming on the market. Investors know that a bank letter has to be in hand and that Cash is King. The market has been shrinking drastically from last year. Come Out for Some Hiking and BikingThe City of Clarksville has many parks to enjoy. Montgomery County also has parks and one of those is located within the city limits. I particularly like the feel of this park as it feels like taking a trip to East Tennessee and the mountains. Rotary Park has lots of  solitude and natural beauty that can be seen with each changing season. It was named after the Rotarians as they were instrumental in the park's initiative. Rotary Park is a county park managed by Montgomery County. To get to the park take Madison St. south from downtown and turn right on Ashland City ByPass. The park entrance is clearly marked on your left a quarter mile from the intersection. This park is one of the best for taking a nature hike or a bike ride. The trails are up and down ...

It has gotten to be so common that at every closing the attorneys and title companies are warning home buyers to beware of a very official looking document (it generally looks like a government envelope) arriving in the mail to the new home address just a few days after closing. The scam works something like this. The letter says:To receive a certified copy of your deed you must immediately send $85 to the address stated in this letter. You want to protect your investment and make sure you have proof of your purchase. It sounds very official and real. The amounts may differ depending on the scammer but they are generally from $50-$100. Buyers take the bait and send the money. A few weeks later the home buyer receives a certified copy of their deed, usually right after they have received t...
