Categories: Chattanooga Real Estate News, Flavors of Chattanooga, Things to Do in Chattanooga 2008 Mar 9th By David Israel, Business Manager - Andy Hodes & The Scenic City Team  When I first came to visit Andy in Chattanooga, one of the first places our families visited was the Chattanooga Market at the First Tennessee Pavilion.  We were so enamored with the open air market (that is actually under shelter), and the variety of artists, produce vendors and other great activities that were going on.  I will be honest, back in 2003 it was pretty small, but the past couple years have been incredible.  All this enthusiasm was almost dead and buried when it was announced last week that the Chattanooga Market was not going to re open for 2008 because it was not turning a big enough profit.  The...

Categories: Chattanooga Market Conditions, Chattanooga Market Statistics, Chattanooga Real Estate News 2008 Mar 10th By Andy Hodes, Realtor, Andy Hodes & The Scenic City Team Recent statistics from the Chattanooga Multiple Listing Service (MLS) continues to show weaker sales and median home values clearly pointing to the fact that we continue to operate in a “buyer’s market” where pricing and terms are much more favorable to buyers than sellers. A buyer’s market is typically defined as having more than seven months of inventory available. In February 468 housing units closed, a 15.2% decline from the 552 units that closed in February 2007. In the last six months (September 2007 thru February 2008) we averaged 481 closed units a month, a 21% decline from the average of 609 monthly closed...

I had actually previously blogged about Chattanooga's only UFO being up for sale.  Well, now the sellers have decided to take a more "Worldly" approach and auction the extraterrestrial house off.  I have actually seen it advertised recently on CNN and various places on the web like MSN.com.  The auction will take place on March 15 and should be an out-of-body experience.  Click on the link to see pictures and learn more about what Trekkie's around the globe are talking about.   http://www.auctionzip.com/cgi-bin/photopanel.cgi?listingid=403897&feed=1 Realtor Ryan, Broker

Moving from one part of the south to another really shouldn't be too earthshaking an experience.  A move from Huntsville to Charlottesville probably requires an additional pair of long johns and that's about it.  However, moving from Naples, Florida back to Chattanooga, Tennessee is not moving from one part of the south to another.  Naples has little in common with Chattanooga.  Naples is more like a different country altogether. My wife and I moved from Chattanooga where we met, married and completed undergraduate degrees to Naples in 1986.  We started our family there and have many warm memories.  After 16 years in the sub-tropics, Becky was offered a position at our alma mater, Covenant College, located just outside of Chattanooga on top of scenic Lookout Mountain.  With the prospects...

A blog site is an incredible interactive tool in which a Realtor can share information, and invite others to participate through comments. The site is also not dependent upon a third party to make all the changes to a website, plus the information is updated daily, with valuable and useful information."Blogging is the new frontier" and Andy Hodes & The Scenic City Team feel that we need to be in front of the pack as leaders of this new technology, and not followers trying to catch up.This technology tool is a wonderful way to...

Publix - "Where Shopping is a Pleasure" - Not just a slogan!Categories: Chattanooga Real Estate News, Flavors of Chattanooga, Things to Do in Chattanooga2008 Feb 20th By David Israel, Business Manager - Andy Hodes and The Scenic City TeamSeveral months ago Publix Supermarkets came to East Brainerd, TN, and they certainly have made a mark in the Chattanooga market.Growing up in South Florida, Publix was the norm for my family. I can remember getting my driver's license and volunteering to go to Publix to pick up items for my mom. I am old enough to even remember when Publix was closed on Sundays. There was a Publix in every town, sometimes several locations in one city. There were other supermarkets, but none that trained their employees to take ownership of their jobs. When my family mov...

Categories: Ask Andy, Chattanooga Real Estate News, For Home Sellers2008 Jan 29th By Andy Hodes, Realtor, Andy Hodes & The Scenic City TeamWhile most real estate transactions glide to a successful and on-time closing, there are instances when a closing is delayed by a couple of days, or worse gets cancelled all-together. Even though our closing team does everything possible to keep things on track, delayed or cancelled closings are a fact of life.Because of the possibility of a delay or cancellation, we advise our Sellers to wait until the day of closing to notify the electric, gas and water utilities to discontinue their service. Many Sellers, attempting to stay on top of every detail, have their utilities shut off on the day of closing. If closing is delayed, Sellers risk having their ...

("Your" Chattanooga Home Finder)
One day in the middle of the summer of 2005, Patrice and I were driving back to Maryland from visiting our son Josh in the Air Force. Somehow we knew that we would make a move south. Little did we know that Chattanooga and more specifically Signal Mountain would be our destination. Because I moved here first while our home in Maryland went on the market, most of our time was spent going back and forth. Before our home search began, we found an older home that we fell in love with. The possibilities we were now faced with became a hobby. Red Oak floors, plaster walls and ceilings, mountain stone and craftsmanship that was unique to the time period.  With each demolition we started we uncovered surprises ...some good, some challenging. We will add from time to time...feel free to share yo...

Yes folks, I am blazing a new path in the area of Chattanooga Real Estate.  I have just received my Eco-Broker Designation and I am the first one out of over 1,500 agents to obtain such an honor.  The closest other Eco-Broker would be in Atlanta.    The Eco-Broker Class has taught me many things about Green Building practices and how to cut your energy almost in half by using passive solar power (basically the direction your house sits).  I also have learned how we can all make better choices when buying appliances, HVAC units, water heaters and many other items for our homes.  I truly feel that one day, Americans will have to find alternative fuel sources and we will also HAVE to be educated consumers in the Energy Efficiency category.  The Eco-Broker designation will put me ahead of t...
