It was built in 1983 and is on a 1 acre lot. This home was updated with hardwood flooring upstairs and down, granite counters and newly tiled bathrooms. What does Renovated Home mean to you?          RENOVATION                                 REALITIES   One of my clients was interested in purchasing an up to date home. Our Multiple Listing Service (MLS) in middle Tennessee has a field entitled “Built Information” with the following choices: Historic, Renovated, Approximate, Model, Existing, New, To Be Built. The listing agent has the opportunity to describe the home with one of these choices after entering the Year Built or leaving this field blank. To avoid missing out on some listings, I did not choose ‘Renovated’ when I did my search for my buyer; however, some of the listings that we chose to view due to the pictures did have that designation. Chenoweth 2013 Market Report   Sales of Homes in Chenoweth were stable in 2013. Prices increased modestly and days on the market were down.     # Sales List Price Sales Price DOM 2012 14 $544,900 $522,750 80 2013 15 $554,566 $545,838 59 % Change 7% 2% 4% -26%   There are currently 5 homes on the market in Chenoweth with an average asking price of $635,830. That is considerably higher than the average sold sales price. The Average days on the market is also higher at 63 days. Two of the listings have beenon the market for over 110 days. That tells us that they are either over priced or their condition needs improving. Repeat, over priced for the condition. Chenoweth is conveniently located off Concord Road and Edmondson Pile. It is halfway between I-65 and Nolensville Road.
