Traveling south out of Brentwood, TN along one of Tennessee’s many highways and byways, stands a historical marker at the entrance to Brentwood Country Club Estates. The site was originally the site of Midway Plantation, appropriately named because it was located midway between Franklin, TN and Nashville, TN, was owned by Lysander McGavock and his wife, Elizabeth Crockett. Brentwood and Williamson County is an area rich in history and tradition. The Midway Plantation played an important part in the Civil War being the command post for generals on both sides of the war. As the recruitment and mobilization of troops began in earnest during the latter half of 1861 formation and financing infantry troops was a necessity. A wealthy planter James Hazard Wilson II of Ravenswood, was one of th...

During the Civil War, many battles were fought in Nashville, TN. Driving up and down Granny White Pike and Franklin Road, one can see several historical markers along these highways and byways depicting where some of the battles had taken place. At the entrance to Princeton Hills subdivision in Brentwood, TN, is a scene depicting one of the Battles of Nashville. According to local folklore here is what happened.  After the defeat of Gen. John Bell Hood’s Army of Tennessee at the Battle of Nashville, the Confederate troops scattered and retreated in a rout down Franklin Pike. Union forces were in hot pursuit of them via Granny White Pike about a mile or so to the west. It was their plan to cut off the retreat by crossing over from Granny White Pike to Franklin Pike by a "country road" n...

Late in the eighteenth century as settlers began pouring into the rich bottom lands of the Harpeth River Valley, many of the early pioneers brought a pioneering spirit to this area, along with a fervent belief in God - one of the cornerstones upon which our nation was built. The harsh winters, the arduous journey across the mountains from Virginia and North Carolina, and the attacks from hostile natives gave Williamson County’s earliest settlers plenty of reason to pray. By the early years of the nineteenth century the Methodist congregations of Middle Tennessee were being served by circuit riders who, following the example of Francis Asbury, rode thousands of miles on horseback and braved extreme conditions to bring their enthusiasm for Wesley’s Methodist faith into local frontier comm...

Brentwood TN Real EstateEveryday seems to bring more bad news for the Housing Industry. Lenders caught in the sub-prime melt down are closing their doors while banks and prime lenders are tightening loan requirements. Mortgage rates are rising and PMI (private mortgage insurance) showing industry wide narrowing of guidelines and options all contribute to the general "panic" atmosphere buyers perceive in the Brentwood TN Real Estate market as well as other areas.  Add to that increasing tax, foreclosures and sellers who have not yet seemed to see the light and you have one big roller coaster ride, complete with stomach dropping fluctuations in the stock and bond markets. The FED has slashed rates attempting to hold off a recession that some say is already here. Too little too late? Will...

Brentwood TN Real EstatePresident Bush signed HR 5140 aka: The Economic Stimulus Act of 2008 into law on February 13th. The law took effect immediately and is effective through December 31st of this year. A major point of the bill for those of us in the mortgage industry is that it significantly increases mortgage lending limits in certain areas of the country but the bill leaves a lot of questions on the table and leads to a great deal of confusion as everyone seems to be asking the question "So what does this mean for loan limits in my area?" Let's take a closer look and see if we can make more sense of HR5140.For conforming lending, the bill raises current conforming loan limits from the current $417000 cap to 125% of the median home price in high-cost areas with a new cap at $7297...

Brentwood TN Real EstateMortgage bond prices fell last week pushing mortgage interest rates higher. Stock strength the beginning of the week hurt mortgage bonds. Stronger than expected inflation data also pressured bonds. Inflation erodes the value of money received in the future. Bond investors require a higher rate of return as inflation rises. Fortunately bonds bounced back erasing some of the earlier losses towards the end of the week with some stock weakness Thursday afternoon and a significantly weak Philadelphia Fed survey. For the week, interest rates on government and conventional loans rose by 3/8 of a discount point. The gross domestic product data Thursday will be the most important event this week. Brentwood TN Real EstateMortgage bond prices fell last week pushing mortgage interest rates significantly higher. Stock strength the beginning of the week hurt mortgage bonds. Stronger than expected retail sales, shocked the market. The weakness was compounded as investor concerns about exposure to mortgage bond risk grew. Fed Chairman Bernanke expressed concerns about economic growth but his remarks did little to help mortgage bonds. For the week, interest rates on government and conventional loans rose by about 1 and 3/4 of a discount point. The consumer price index data Wednesday will be the most important event this week. The Fed minutes, housing starts, and leading economic indicators also have the real potential to cause mortgage interest rate volatility. Be cautious Tuesday as trad...

Brentwood TN Real Estate" Are You Sure This Is The Right House? " When a showing starts with this question it's all downhill from there.Today I was out with buyers looking at homes in Brentwood TN. We were looking in the $250- $300,000 range and had seen a couple fairly nice homes when we suddenly walked in to "Nightmare On Never Going To Sell Street!" I proceeded to walk through this home and with each step it became clearer and clearer, no one was really all that interested in selling this home. Not the agent, or they would have done something about the condition, and certainly not the owner, as it was obvious that even an investment of a $5 can of oven cleaner  or a mop and broom was beyond their scope.  Every toilet was scummy, the trim on the back doors was rotten and had been poo...

Brentwood TN Real EstateToday I received a voice mail from a buyer out of state interested in Brentwood TN property and asking me to return his call. I missed the call because I was on the other line with a client, but within 20 minutes or less I was calling him back. We had gotten some of the basics out of the way when he said that several of the agents he had spoken with did not seem very interested in helping him. Why?  Because he was not 100% sure TN was the place for him and if it is it will be 6months or more before he would be ready to purchase. That surprised me a bit as I am always up for establishing client relationships regardless. I asked him how he found me and he told me he did a Google search on Brentwood TN and I was there. I recently moved to page 1 for my search crite...

Nashville real estate - One of Brentwoods best kept secrets - Deerwood Arboretum   It's a 27 acre park located on the west side of Brentwood. In 1975, the City of Brentwood purchased farm land to build a waste water treatment plant. The city grew quickly, and the plant was quickly replaced. In 1987 the treatment pits were filled and the land was developed into a nature park. 15 of the 27 acres are in flood plain, and the little harpeth river borders the park for 1/2 mile. The park officially open in 1992 and was named for the the street that accesses it. Deerwood received accreditation as a certified arboretum in 1992. At that time it contained over seventy varieties of native trees.
