For 14 years, the residents in Forrest hills and surrounding Brentwood communities have lived in fear. One of the safest communities in Tennessee has been the target of a serial rapist.  13 know attacks have happened by a masked man who like to use the cover of woods to escape, and guns and knives to subdue his victims. 4 of the attacks were on otter creek road, close to radnor lake park. On Monday morning, a Michigan couple visiting their children in Brentwood were awakened in their travel trailer by their dog. When they looked outside, they saw a man standing nearby. I really do my best to keep up on the latest and greatest technology especially when it comes to new construction. The other day while doing a framing inspection at a new subdivision that they are building in the Brentwood, TN area, I came across the latest and greatest in window technology. The new load bearing windows designed and developed by BULLSHOT Window Company (don't forget to dot the "I". These new windows eliminate the need of headers and jack studs, thereby saving the builder labor and material costs. Yeah Buddy! These new load bearing windows are the cats meow! They must have a great salesperson because I am seeing them more and more! Once the drywall goes on this failure is hidden until your windows crack! P-s-s-st!   Brentwood TN Real Estate Mortgage bond prices rose last week pushing mortgage interest rates lower. Oil prices fell the first portion of the week, which helped bonds rally. Unfortunately, some pipeline shutdowns ignited inflation fears Thursday and Friday causing bond prices to fall and rates to rise, erasing a lot of the earlier improvements. Stocks remained volatile with some optimism despite data that showed the economy continued to struggle. For the week, interest rates on government and conventional loans fell by about 3/8 of a discount point. The Fed meeting Wednesday will be the most important event this week.  Brentwood TN Real EstateI don't know about you, but I always encourage my buyers and sellers in Brentwood TN to get or give a home warranty. They save you more than you would ever imagine. I like First American Home Warranty. I have their warranty on my own home, and today it paid for itself several times over. I had the HVAC repair man out for the second time in 2 weeks and it was discovered that I basically need a new unit for my downstairs. That is approx $4,500 to replace the Trane I have. The Home Warranty pays all except $800. You can't beat that with a big stick! They replaced my dishwasher last year and the stove as well. Plastic dryer venting has been banned from residential usage for several years now. This type of material is considered a fire safety hazard and should be replaced if you have this present in your home. While inspecting an older property in Brentwood, TN today I ran across sections of plastic dryer venting in the crawl space area of property. There are several different types of radon monitoring equipment in the marketplace approved for real estate transactions. The most common are the charcoal canisters and the continuous monitoring equipment. Some home inspectors like to use the charcoal canisters for doing their radon testing. These are inexpensive costing about $10 each as compared to $1500-$4000 for a good grade of continuous monitoring equipment.
