Thoughts for Saturday... Although not as famous or will they get the notoriety as the hanging one's in Babylon, this is the time of year when I often see gutters sprouting nice patches of vegetation as the gutters are full of leaf litter. Couple that with enough rainfall, and plants will flourish in these overhead planter boxes. What is even better, you did not have to purchase these - they came with the house when you purchased it - how quaint... Although nice to look at and some can be aesthetically pleasing, the added weight can be detrimental to your gutter systems.   Saturday is the 7th Annual Run4Kids fundraiser for the Tennessee Baptist Children’s Home in Brentwood TN.      This is a FUN 5K Run/Walk. The course winds through the campus and out into a neighboring subdivision. It's mostlly level with a couple of slight inclines. There is a shorter 1 mile run for the kids (9 and under) and a 100 yard dash for kids 4 and under. There will be lots of food, prizes and fun things to do for the whole family. The run takes place at the Campus at 1310 Franklin Road in Brentwood TN.  The 5K starts at 7:30am. The children’s runs start at 8:30. Pick up your shirts in the Gym on Friday afternoon between Noon and 6pm. As a professional home inspector in the Nashville, TN area, one of the things that I see very frequently, are loose hose bibbs. This is often an easy fix that most homeowners neglect to address. As part of deferred or ongoing maintenance, we point these out to prospective buyers as the barrel of frost proof devices can be damaged should the attached hose be pulled or jerked on. Once damaged, the hose bibb will need to be replaced. Another issue is that this is also a portal for unwanted pests to enter the under sides of the property. In winter months, should a hose remain attached to the bibb, the barrel can freeze at the brick line causing the barrel to burst. Brentwood TN Real Estate - One of Elizabeth’s friends had a call today from her adult son about schools, and  thought it was interesting enough that I would share it. Several years ago he bought a house in a new development in south Nashville (Davidson County)The neighborhood seems fine, and the commute to his job in downtown Nashville was reasonably short, so all was good. Next year his oldest child starts his first year of school, so the parents decided to visit the school that their neighborhood was zoned to attend. Chestnut Springs Brentwood TN Real Estate - First Quarter 2009 Market Report One thing for certain in the Brentwood TN Real Estate Market, is that Nothing is for certain! Wow did that make sense???I just posted how there were no closings in Raintree Forest for the first half of last year, but there were several from July to December. Just the contrary in Chestnut Springs. There were 3 closings the first quarter of 2008 and 4 for the second. Then none after that.2009 has started off promising. Brentwood TN Real Estate Marketing Report - First Quarter 2009     Brentwood TN Homes have been selling well even in this down market. The number of closed sales for the 1st quarter of 2009 was down  37% from 2008 or 74 from 117. There are however 40 pending transactions that could help to pull the actual numbers up next quarter. Since the change in administrations in Washington and the beginning of the spending of the stimulus package, activity, including sales has really picked up. As Buyer confidence increases, the industry will continue to see more of a bounce back. In 2008, the average sales price was $673,490 with homes receiving 97% of the asking price. Brentwood tn real estate - Brentwood tn real estate - March of 2009 has been a really challenging month for Brentwood real estate. With the economy being slow, and the cold, rain, and snowy weather that we had in March it's hard to believe that buyers would venture out to look for a home. Even with all of that, houses were still selling, and at a much better rate and price than anyone would expect, if you watch the news. List price to sales ratio of Brentwood real estate was 95 percent, Hopefully this will tell buyers what to expect, and realize that most homes are priced correctly, and the savings are already priced into the home. Well priced homes in good condition will sell quickly,  especially with the inventory of inexpensive Brentwood Real Estate at an extremely low number.

  Raintree Forest Brentwood TN -2009 1st Quarter Market Report   Raintree Forest, one of Brentwoods more popular neighborhoods is feeling the pain of the economic downturn somewhat harder than other Brentwood TN Home Subdivisions. In 2008 there were 5 homes that sold in the first quarter of the year. Thusfar, none have sold in the neighborhood. There are currently 12 homes on the market priced at an average of $475,216 or $132/square foot. The average price of the homes that sold in the first 3 months of 2008 was $516,230 or $133/square foot.  Brentwood TN Real Estate has been very lucky compared to many parts of the country. Nashville real estate - I was discussing the last weekends activities with one of my associates and she had a very interesting observation. She had been having an open house in a million dollar home, and noticed that the people who stopped by were much more pleasant than the lower priced homes in Franklin. The standard "run through the house" that you see in lower priced neighborhoods like Fieldstone farms and Mckays mill doesn't seem to exist in LaurelBrooke and the Governors club. The visitors don't mind signing in, or stopping to chat for a minute. The fear of being called by a real estate agent seems to be less frightening to these people. Every now and then I get a call from a mortgage company to go out and re-evaluate an issue that that an appraiser found while doing a re-fi. Yesterday was one of those days. It seems that because of the 'mortgage meltdown' lenders are scrutinizing issues that were not so important a few years back. It seemed as if everyone from the lender, the mortgage broker and the home owner were freaking out over an area of mold, the size of a softball. I was called out to verify that the area was 'cleaned up' and there was no mold present. What I found was an area of the basement that that had been painted out with a 'water proofing' paint that was allowing water to seep through, a major structural failure in the foundation wall, failed drains in the window wells, poor yard grading and more.
