I had coffee with one of my clients Friday to catch up on the process of getting her family activities in order. She had recently relocated from upstate New York, and has a short term rental while looking for a home. I had given her information on the test scores of the Brentwood, Franklin, and Nashville public schools because it was one of her biggest factors in chosing a home.  I had told her that the schools in Williamson county and in particular Brentwood schools typically have the highest test scores in the state, She had told me the her children were attending one of the top public schools in the state of New York, and she was concerned that they would be so far ahead of the other children that they would be bored and lose interest. If a Picture...      Let's face it, by now most all of us has heard the age old adage of pictures being worth 999 words - give or take a few. If that's the case, what are 999 pictures worth? A thousand? Two thousand? Ten Thousand?     In the short clip below, I set my camera on a tripod at Brentwood, TN's overlook office complex. After disabling the flash, I then set the dSLR's interval timer to capture an image every 4 seconds for up to a maximum of 999 exposures. This gave an approximate time span of a little over 65 minutes.      I then imported this into pro-grade movie software. For this trial, I used Final Cut Pro - X (FCP-X) which is iMovie on steroids. Brentwood TN Lighting of the Christmas Tree December 4, 2012 The Christmas Tree Lighting will take place this evening at 5:30. The tree is up and Decorated in front of the Brentwood Library.   Ravenwood High School choir will sing and there will be two readings of "The Polar Express". To hear the readings you'll need tickets, but they're free. Readings will take place at 5pm and 6pm. Chenoweth - 3rd Quarter 2012 Market Report Homes Sales in Chenoweth for 2012 were very consistant with those of 2010. The Sales prices here appear to be down somewhat but that is not really the case.   2011 2012 Percent Change # of Homes Sold 9 10 10% Average list Price $547,688 $538,980 -2% Average Sales Price $521,086 $516,850 -1% Days on the Market 89 88 -1% The average Price /square foot ($/sqft) is actually up. The Average $/sqft in 2011 was $123.74. It increase to $129/sqft in the same reporting period of 2012. That's up just over 4%. Better than the average increase in Brentwood. Chenoweth has only 3 homes Listed for Sale and 1 Pending. It's only a Three Month Supply which would indicate that they are moving in to  Seller's Market. Raintree Forest 3rd Quarter Market Report 2012 Raintree Forest  saw a nice increase in the number of homes sold AND their average sales price.   2011 2012 Percent Change # of Homes Sold 5 6 20% Average list Price $445,900 $480,783 8% Average Sales Price $431,700 $470,541 9% Days on the Market 91 45 -49% The increases in the sales price is slightly exaggerated because there were 2 larger sales in 2012 that accounted for part of the average price increase. By looking at the price sold per square foot ($/sqft) the numbers still went up by 3%. Much better than the falling prices we have experienced over the past few years. Raising the Bar... Those who know me personally and professionally, know that I am not one who is steeped in medioacrity. I am constantly striving to raise the bar in the services I deliver in both the home inspection business as well as the video business.Over the past year, I have looked at hundreds of videos. Some were on real estate; others were on other genres. While I am no Michael Spielburg, I do find that the vast majority of real estate videos pale in comparison to those of other themes.In an attempt to "Raise the Bar" for the real estate industry, I have married some of the better attributes of what I see makes for good effects from other film genres to the somewhat dull real estate theme. Nashville Home Inspection - What's Wrong With This Picture?  10-28-2012 Please see the photo below.  You are outside a home looking at the back side of the basement exterior wall.  What's wrong?  HINT:  Hangers belong in closets. ANSWER:  Funny thing is it probably does some good.  But using a hanger wedged under the vinyl siding to hold a piece of screen over the dryer vent is not in the building code.  Or the good idea code.  Plus, those little plastic louvered covers are cheap, work much better and pretty much close completely when the air flow stops, keeping most of the bugs out.  Little bugs can still get in here.  And lint can build up here pretty easily.
