Take the time to sit down and thoroughly discuss your wants and needs as it pertains to your purchase. Consider location, schools, neighborhoods, how many bedrooms, how many bathrooms, size, taxes, insurance, payments, local traffic and finances. It is a buyers market out there for sure. In our market Inventory is high, taxes are low, interest rates are holding steady, and funds are flowing to those with good credit. This is all great news unless you listen to THE NEWS. Keep in mind that each market is very different, and not every home seller is in panic mode over the sale of their home. My concern is always making sure, as a REALTOR, that I price the homes accordingly with fair market value at the time of the listings. This means double checking my CMAs (Comparative market analysis) to make sure that I am as accurate as possible so my clients homes are not overpriced for the market causing them to experience any unnecessary delays in making a sale. I had an open house yesterday and today and five couples came buy ready to buy. Took there contact info and sent e-mails. I couldn't believe that I would have anybody on a Sunday or Monday with the gas prices so high around here, in our two subdivisions, but three have been pre-qualed and were looking to move closer to their jobs.  I will add that nobody made an offer or signed a contract and I feel that we have hit the floor around here with people thinking they are going to walk away with a gift of a home for $100k under asking price. I don't care what's going on around the world; people still need a home no matter what the circumstances.  I feel there is hope in the world and we as Realtors must pass this on to get the market moving where ever you're at. Many residents of Wintergreen are aware of the Remote Control Car Race track in the Shaw Memorial Park next door to the subdivision.  On a bright sunny Sunday, I decided to go over and check it out for myself.  What a found was a bunch of really nice Sumterites with guests from as far away as Raleigh, NC and Savannah, GA.  I was greeted by several members of the Sumter Area Radio Control Car Club.  I quickly got a quick education on the club, their website and what was happening this weekend.  First, most of these are car drivers are amateurs and do things like keep our electricity flowing during the week or manage retail stores.  There are some professional racers, but most of the attendees were amateurs looking for family enjoyment.  This weekend, the race was for the South Carolina S...

One day last week by husband brought me in an envelope from the mail.  My name as it appears on the tax records (different last name) was on the envelope.  The envelope was also greeting card size, hand written addresses, Fantastic Four stamp and an American Flag sticker on the envelope.  Out of curiosity, I opened it to find two yellow note pad sheets folded in half.  The pages contained a hand written letter in very neat penmanship.  The letter had my address on it and stated that they understood I owned the property based upon tax records available online.  Hey the guy was writing to me because he and his wife wanted to buy a home in my area.  It also said he wasn't in the habit of sending out letters to people.  He said he was ready to make a fair offer for my property and to call a...
