This was a headline in The Item, on September 17, 2013.  The article went on to state that the average home price in August 2013 was 13% higher than the in August 2012 and that median home price in Sumter County was up to $145,000 over $129,000 a year ago.   Great news right?  Maybe not so much….   Every month (with a few exceptions) I post about the Sumter, SC real estate market.  As I stated in some posts, we have seen the median home price and the average home price in Sumter, SC increase.  So this part I agree with completely.   Sumter, SC real estate has seen a shift in the market.  A few years ago, we couldn’t keep homes around the $150,000 price range available.  But that range has shifted to more around the $180,000 to $300,000 mark.  Thus Sumter has experienced an increase i...

September continues to be a good month for closing real estate transaction in Sumter, SC.  Sumter, SC home sales are still better than in prior years, but indicators are showing the Sumter, SC home sales are slowing.  The week ending September 20 in the Sumter, SC market shows fewer homes put under contract than sold or closed and the September 2013 Month to Date Market data shows the same thing.  This is an indicator that our pending homes will be lower at the end of the month and an indicator that home sales in Sumter, SC are slowing as the fall season approaches.  The good news is that the median and average home sale price in Sumter is still higher than what we have had in past years.         Week Ending September 20, 2013 September 2013 Month To Date Solds 23 49 Days On Market 178...

With the change in the weather to cooler temps the Sumter, SC real estate market also sees a cool down in sales, but the good news is we are still far ahead of sales for the past four years.  We expect to see another increase in the sales in our market around the holidays as another PCS season starts.

Patriot Park is located on Patriot Parkway (441) near the intersection with Loring Mill Road.  The park is a sportsplex with areas for football, soccer, baseball and softball.  The park is a hidden gem for Sumter and was designed to not only serve the community, but to also draw state and regional competitions to the area.   The area is also being developed for green space and walking trails.      Every area of the park is serviced with new amenities like covered picnic tables and new rest rooms.  The park feels like it is completely away from the world as it is surrounded with trees and not visible to road traffic.  For more information about Palmetto Park, visit the Sumter County Website.

Search for for All Short sales in Sumter South Carolina   A Sumter South Carolina Short Sale is when a seller owes more than their home will sell for in today’s real estate market and they ask their lienholder(s) to accept less than what they owe. Just like some Local Sumter South Carolina Buyers make their contract contingent on loan approval a Sumter South Carolina short sale seller will have their own contingency of short sale approval. As mentioned above the lienholder(s) have to agree to accept less. Some lienholder(s) will agree to accept less with or without conditions or additional terms and then there are lienholder(s) who will not approve the short sale at all. Unfortunately the word “Short” in Sumter South Carolina Short Sale does not refer to the length of time it takes f...

Tuesday August 27, 2013 was another very interesting Agent Open House Day for the Sumter Board of Realtors.  There was a total of 17 open houses and the group of Agent-Owners from AgentOwned Realty, Sumter was able to make it to 15.  We were hustling in the 2 hours, but one had extended hours and we were able to make it to that house after the others had ended.    Below is a list of the open houses and some unique features about their location or the home.   1225 Summit Dr, Sumter, SC  - Located in one of the most prestigious developments in Sumter, this gated community features homes with large lots.  This home has what appears to be a front door, but it leads to the courtyard pool area.  The home has a bar area by the pool and a guest area adjacent to the pool.  There are too many fe...
