Each breast has 15 to 20 sections called lobes, which have many smaller sections called lobules. Lobules end in dozens of tiny bulbs that can produce milk. The market is slow.. we are all looking to make new relationships with new clients...the problem is that "new" clients aren't new to the real estate world, if they have made it this far, they probably have someone they are working with and the only hope of getting them to come over to your side is if their "someone" messes up !!!  But I read a Blog yesterday, that said have a back up closer and/or agent... just in case that closer or agent went out of business.  That is a great idea, but how would you present that to the clients.  Because you do need someone that already has your subdivision history and knows the way it needs to be presented to the Buyer or Seller... If any one has ANY suggestions it will be appreciated.

Unfortunately, we never a get second chance at first impressions and neither will your house.  Creating curb appeal is critical to getting potential buyers inside especially when buyers have so many choices.  The first thing you should do is take a walk around the outside of the house and make a list as you go.  Try looking at it through the eyes of a buyer.  If you were shopping for a home would you want to look inside?  Does this house scream "I'm Gorgeous Inside"??  Be objective!  It's hard when it's your own home.  If the outside of a house looks messy and unkempt, the assumption is that the inside is the same or even worse.  There are a lot of low or no cost improvements that can be made simply by thinning out and shaping shrubbery, defining flower beds, planting a little seasonal ...

When potential buyers pull up, What do they see first? The out side. They look at the landscape, Shrubs & flowers. When a house looks good from the outside makes it inviting to see the inside.

. Curb Appeal is just as important for the exterior of a home as staging is important for the interior of the home. Pricing a home more than 3% over the market value could result in the following:  Buyers may choose not to view the home at all because they perceive there are better values in other lower priced "comparable" properties.  By pricing in a higher price range you eliminate potential buyers that otherwise might be able to afford the home if it were priced closer to the market value.  If a buyer is willing to pay more than market value (and this is not the norm) they may not be able to get financing because the property may not appraise.  While all of this is going on the home is "not on the market" and you loose valuable time.  A home that stays on the market too long because it is priced too high gets stigmatized.  This is why it's critical to price it right from the beginning and set the...

Have you ever thought if there was another place then where you grew up at was just as beautiful, I have to say there is. We moved to Greenville South Carolina a few years ago and the improvement in the area's is breath taking. Take for instance down town Greenville on main street. Wherever you go, you run into some kind of shop, Falls park was one of the beautiful improvements that they have done. You have A bridge to walk over, a water fall that looks great as one of the focus points.

It is the first day back to school for most Upstate, South Carolina Schools today. It is back to structure, schedules, homework, projects, bedtimes,and alarm clocks. It is also a time for new and old friends, new teachers and new beginnings. The next couple of weeks will be an adjustment for teachers, students and parents, but we will all be back into the routine quickly. And not to mention taking clients around and previewing a few homes. Just got to crunching the numbers a couple weeks ago... when gasoline was at it's highest here, (which doesn't happen to be the highest nationwide) it added up to be $13.47. Mind you, I'm not whining considering there has got to be many of you with a higher cost to go to work. Go Away Fay!! According to the national news, Fay is slated to the hit the Florida Keys as a Hurricane. The tourist have been ordered to leave and now the residents are boarding up their homes and businesses to wait for the worse. The Pittsburgh Zoo is a beautiful place to go and take your family. They have several different Animals to look at, picnic area's to have lunch at. I remember as a child that when my folks would mention about going to the zoo, I couldn't sleep the night before. I was so excited to see the lion's playing with their cub's, The elephant's spraying each other with water from the trunks. Before my family had left they also made sure that we had a souvenir to take home. If you are ever in Pittsburgh, Pennsylvania take the time out to take your family to see the zoo. They will not be disappointed.  I might live in another state now but I still like to go back to the zoo & visit with my grandchildren.
