The news this week is that foreclosures increased a full 81 percent last year. In all, more than 2.3 million Americans - representing more than 860,000 properties - grappled with foreclosure proceedings in 2008. Nearly 79,000 of those properties were repossessed by lenders in December, up 17 percent from the month before - and a 61 percent increase from 2007.                                                                      S.C. foreclosure rates have lagged behind other states.  S.C. stood at 30th in the nation, with a foreclosure rate of 0.76 percent. The Rock Hill, SC real estate market, what type of market are we in? A buyers market is what we are looking at right now. Does that mean you are going to come in and offer a crazy low price for a nice home and the sellers are going to jump on it, in most cases no. There are a lot of people that are just not despearate and most cannot afford to bring money to the closing table. If someone owes $200,000 on their home and you offer $190,000 they probably will not think that is a good move for them especially if they know their home is worth $220,000. I am told she is a wonderful dog that was wondering around a friends neighborhood when the poor thing collapsed in her yard. It total amazes me that people can be so heartless as to dump their unwanted pets out...this happens a lot in my area of the country.

Guys, I will tell you that I am totally amazed with a counteroffer that one of lenders came back with today! The home is a great home and is in good shape, of course it needs paint and carpet but otherwise is good to go. The home sold for $254,000 in 2005, sold again in 2006 for $297,900 and is now being offered at $239,900. My client offered $150,000 the lender countered at $229,900, then my buyer went back at $170,000. I just received a call from the listing agent says the lenders final offer was $185,000...okay this is a awesome deal!!! After talking with my client he decided that he wanted to counter at $177,500. Now I am nervous that the listing agent is calling everyone she knows to tell them of the $185,000 and to hurry and make the offer before my client's counter is reviewed. I...
