I received an email yesterday from a buyer wanting some general information about Beaufort's sister city of Por Royal, so I jotted down a few thoughts. Port Royal is a fantastic area. It has a downtown area that is very cool, with a different vibe than downtown Beaufort. There are currently 13 homes for sale in the downtown area of Port Royal, ranging in price from $99,000, for a nice little condo home, to $850,000, for a waterfront home. The median asking price in Port Royal right now is $199,900.Also, Port Royal has a fantastic future because the 50-acre former port down the street will be sold -- hopefully in the next year or so -- and be redeveloped. This is one of the best waterfront tracts available in the estate, and will have a tremendously positive impact on the town, which as...

I guess I should feel good that another Realtor here in town likes my listing text enough to cut and paste it for his own nearby listing. Below are Exhibit A, from my listing at 1213 16th Street, here in Port Royal, SC, and Exhibit B, from a nearby listing, listed a few weeks later (also in Port Royal) by another broker here in town.  Notice any similarities? LOL. Has this ever happened to you?  Just thought I'd share. Have a great day!! EXHIBIT A REDUCED -- This downtown Port Royal charmer is located directly across the street from the waterfront tract slated to be redeveloped as part of the sale of the old Port Royal Ports Authority. This is an opportunity to get in to downtown Port Royal early, before the developers begin turning dirt. Work is expected to begin shortly after the anti...

Beaufort, SC real estate observers s have been waiting for years for the next step to be taken in Port Royal, where 50 acres of pristine waterfront property awaits development. For years, the South Carolina Ports Authority operated a lightly-used shipping port on the site. The port has been shut for several years now. First, just a few years ago, former Gov. Mark Sanford signed a bill ordering the closure of the port, which sits behind an imposing wall of rusted chain-link fence. Gov. Sanford also ordered the property be sold for development. Real estate excitement hit fever pitch as speculators swarmed the quiet little town to grab their piece of the real estate pie. Property owners put insane asking prices on their properties, and in many cases were rewarded with eager buyers. Port Ro...

Creating Our Own Economy This is the first in a series of posts that I want  to continue to do for local business owners and professionals. We are in the business of real estate and we need to do all that we can do to be boosters of local enterprises. I'd encourage all real estate professionals to do the same in the communities they serve--and create your own economy...not dependent on government handouts. We can be  good business neighbors and refer others to businesses and professionals we know, like and trust.   Don't worry Mr. Former President sir, I found them. Yep. Little ol me. Realtor from Beaufort, South Carolina wakes up to find WMD's. ***warning, may completely tick you off, offend you, or make you feel the need to curse*** I identified them and their wake of destruction. Forgive me for not stumbling upon them sooner. 1. CNN- This weapon can be found on TV and or www.cnn.com. It can be a bit deceiving at first even slightly informative. The blanket statements, broad statistics, endless pictures of boarded up homes and the teary-eyed innocent has caused massive destruction. 2. Foreclose, because you can, don't worry the government will save you. During my career as a teacher, at times, I worked up to THREE jobs at once. Now, with headlines, pundits, and the all knowing neighbor telling...

As I was going through all of the information about Beaufort, SC I realized there simply isn't enough about Port Royal. Port Royal is one of Beaufort's most treasured communities. It has an eclectic feel that attracts a most unique population. With Port Royal's "mixed-used" zoning capabilities many artist and small business owners are able to operate directly out of their residence. I lived in Port Royal for three lovely years. My favorite activity was walking down to the Sands Beach. It was always the perfect way to begin, or end a busy day. On my way to The Sands, I would drop in Old Post Office Coffeehaus, another favorite. Old Post Office Coffeehausis located between 9th and 10th street. There is always something going on and plenty of wonderful conversations to be had on the porch ...

After two incredibly long weeks of Real Estate Broker courses, it was finally time to pack up and head east. Not to discount the earth moving material covered in the class, but boy was I ready to come back to Beaufort. I have read that smell is one of the strongest senses. At times I have even wished that were not true. On Friday, I couldn't have been happier to have a great sniffer!     It depends on who you ask and possibly where you are standing in regards to the answer to the age old, "What is that smell?", here in beautiful Beaufort by the Sea.         I remember my first experience visiting Beaufort. At the time, I was lucky to have my best friend perched in my lap with his head out the window. We both were slightly intrigued by the smell that greeted us once we approached the fir...

A local resident has converted his beautifully furnished 2 bedroom 2 bathroom condo  which sleeps six, into an incredibly affordable rental exclusively for family and friends of graduating Marine recruits. He understood the frustration many families endured with the high cost of multiple hotel rooms and the increase in rates in Beaufort, S.C. during graduations. He has appointed this rental to be a home away from home with all the amenities you would expect. This wonderful condo is designed for easy self check in and is located less than 2 ½ miles from Parris Island, 1 mile to downtown Port Royal, 3 miles to Historic Beaufort with wonderful dining and sh...

It is SHRIMP SEASON yall!!!! The Beaufort and Hilton Head Island area is well known for it's marshes and waterways. Beaufort is even better known for it's huge population of shrimp. The very marsh that provides the area with so much beauty, also is the growing grounds for shrimp and most other sea life. In late summer, the shrimp that hatched and grew in these marshes begin their departure to the open sea. While they are preparing to leave the area, the local shrimpers are preparing for their departure, to the boat landings. It's shrimping time!!   Most people around Beaufort use a cast net to catch shrimp. This is simply a round net, usually made out of monofilament, nylon or cotton mesh, with a lot of weights attached to the outer perimeter of the mesh. A line runs through the center...

There was an update on the sale of the Port located on the waterfront in the Town of Port Royal South Carolina.  The Port is still on the market for $27 million with no buyers at the table.  Doesn't anyone want our Port?  This is a beautiful piece of property with direct access to Port Royal Sound and the Atlantic Ocean.  With the $27 million price tag, investors will be looking for highest and best use for the property.  This will most likely be commercial spaces and condominiums; however, the Town of Port Royal has height restrictions that limit the type/style of buildings you can place on the property.  Investors are looking for a return on their investment (ROI).  The approval of the marina would be a great improvement for this property and really a necessity for the sale of the pro...
