Well, I have always thought Twitter was a great program and have been logged in for quite some time.  Recently, I have decided to get some more followers for a couple reasons.  First of all, I am an aspiring entrepreneur and I thought that if I could get a bunch of followers than when I have something to say more people will listen.  I am not going to be a spammer, far from it, but obviously reaching out to more people will help us grow. Well, I had a pretty good day yesterday.  I am not sure as to what is going to happen as of yet but I am pretty sure that I am going to lose a listing that I just got.  I got a listing with a very nice commission on it that a family doesnt want anymore.  The Mother and Daughter are in a big fight and both of their names are on the deed.  Ideally, we would sell the house and I would help the daughter get into a new one that is considerably cheaper. When speaking with the family, it was easy to see that they were hysterical.  Very upset with one another and not even willing to talk to one another.  I calmed the daughter down and made sure she realized everything would be alright.  Her Mom owned a bunch of restaurants in the area and she managed a few of them for her.  After the argument, ...

Well, in this blog I would like to talk about the importance of having a backup plan to your real estate investments.  At this point in my life, I have a great backup due to the sporadic nature of this business.  Whether or not you make any money in a month, you still need to pay your bills.  Credit is also a huge factor in growth in real estate.  The ability to leverage, enables you to multiply your returns almost effortlessly, ha! Personally, I am in the Air Force Reserves.  In fact, when I started I was still active duty working full time.  I wouldnt recommend anyone getting into the business, to throw away their current job to chase this career.  Unless you have a great amount of backup funds , great enough to flip a couple houses and sit on the mortgages for a while, I wouldnt give...

Well, here is another little tidbit of what I have been thinking.  Since I am starting my own brokerage soon, I want to start a new tradition and get my name out a bit more in the community.  It started yesterday with going to the civic club meeting.  I am getting into more community groups, maybe even running for a position.  I am young and very knowledgeable so I think I am able to offer a lot to the community in growth. Also, I am going to start cold calling, just enough to make a new friend everyday.  No soliciting, no sales, just making a new friend.  Maybe down the line I may ask for a referral and I doubt I will have to make too many calls but I think this route will be efficient and will make me a well known individual in the area.  That is what I can hope for. First of all, I am not a biggot and definitely a fan of homosexuals.  I have a couple friends that are gay and they are very nice people.  One of my buddies I forget is gay and he is just like one of the guys.  I guess he just is into a different kind of porn, ha!  Whatever though, he is a great guy.  Well, I am ok with one and one marriage gay or traditional but I have a huge problem with what I saw on the news today. MULTIPLE PARTNER MARRIAGE?????!!!!??? If any gay people read this, please tell me if this infuriates you as it does me.  Marriage is a sacred matrimony, and these multiple partner marriages are making  a mockery of it.  That was a great use of alliteration, huh? So I am writing today because I am torn and could use some advice. I am opening a real estate brokerage this month and have two office options.   They will both cost about the same but one would be subleased from a business partner of mine.  My concerns are that if I sublease the space that the partner will be more concerned over my business and my deals.  We use this partner for some financing and I dont want to feel compelled to use this partner when I find deals that I am able to conjure up and see through myself.  Also I do not want to step on his toes by moving into his office and upsetting some of his workers or him.  That would not be beneficial either. So a lot of things have been going on since my last post.  Things have been going pretty great, we have been trying to pay off some debt and have been learning a lot.  I stopped going to the REIA meetings so that I could come back in a while and be viewed in a different prospective.  This time as a much more successful investor. I finished up my bachelors degree in real estate studies and am currently in the brokers class.  Next month I am going to open up my own brokerage to spread the wings a bit and make it all work.  My dad is moving down to work for me and the next couple of months should show great growth. Well, I will update before too long and wish us all luck.

I got a phone call from a client that liked a real estate listing I sent to her in North Charleston, SC.  See to the only photo in MLS below. This 3 BR 2 BA 1575 sqft home was originally listed at $163,000, dropped to $153,000, then $145,900, then $139,000, and this week, it was just reduced to $129,900. This property is a bank owned property that has been on the market since November 2008.  My buyer wanted to see more pictures of the interior since there was only one photo (the exterior) which is the minimum required by our MLS.  Since the listing agent did not include them, the only way for this to happen was for me to preview this property, take photos and send them to her.  As you can see, you really can't tell much from this photo. Agents / Sellers / Buyers- How much do you know about Short Sales? My office recently had an office meeting about why it is important to get educated in knowing and understanding the market of Short Sales.  I found it very interesting that a lot of agents will do a short sale, but don't know much about the process.  I recently looked over the MLS and noticed exactly how many short sale properties were on the Tri-County market.  It amazed me on how many agents put the wrong language within the "Agent Remarks" section.  If you're an agent and you plan on doing a short sale, please do everyone a favor and get educated on these types of transactions.  Short Sales can hurt a seller more vs. helping them if you don't know what you're doing. Ever since I joined the AgentOwned Realty office in Park Circle, a subsection within North Charleston, SC, I have been amazed at how close knit the area's residents are.  It reminds me of stories about "the good old days", when neighbors would actually have meaningful conversations with eachother, invite eachother over for coffee, and watch out for one another.  I'm certain there are numerous neighborhoods like this within the Charleston area, but I have not personally encountered one in quite a while.  It's great to see that "true community" still exists.
