I received an email from a buyer inquiring as to the state of the upper-end market on Lady's Island, one of Beaufort's top real estate communities. Below is my response, which reflects the recovering--  but still top-heavy-with-sellers-- segment of the market. Yes, the upper-end market is very slow in Beaufort. For instance, on Lady's Island, there have been only five sales have been for more than $800,000 in the past 12 months, and only one of more than $1 million.   There are 22 active homes listed for more than $800,000, an average of about a year on the market. Of these, 15 are listed for more than $1 million.   As an FYI, the house at 16 South Bluff was taken off the market today. I will see what I can find out.   As always, thanks for your time.   Keith

If you are in the Beaufort area, with an hour to kill, take a look around Lady's Island, one of Beaufort's premier residential communities. I even put in an address of an available home to plug into your GARMEN, to get you there!! Let's start with CAT ISLAND, just over the Bridge from downtown Beaufort.   GARMEN ADDRESS -- 6 Sheridan Road ($305,000). Homes on Cat Island range from the $300,000, up to $1 million-plus homes on the deep water. Cat Island is home to Sanctuary Golf Course, which is a tremendous amenity. Membership is not mandatory.     I would make NEWPOINT my second stop. Newpoint homes start at $300,000 and go up to the $1 million range. The Royal Pines community was founded in the early 70s. Homesites in Royal Pines tend to be in the half acre to acre range, with mature landscaping. Riddle me this -- What do you do when you have a contract pending, and, in no particular order, inspections reveal active termites, substantial wood rot and termite damage, plumbing that needs a complete overhaul?   Answer? Easy, you communicate. You keep talking. You keep the deal alive. You let cooler heads prevail.   The deal described above happened, and it just closed, in no small part, I am glad to say, to the hard work and steadfast of the Realtors involved. With all due respect to our FSBO friends, this deal would have failed without professional agents involved. Yes, we Realtors do a very important job, so go ahead and toot your horn, Realtors!!!!

Every deal feels terrific, doesn't it?. After all, this is what Realtors set out to do each day, isn't it. We try and help our clients buy and sell property for the best possible terms. So, I feel pretty good today. My partner in the office, the wonderful and indefatigable Kim C., and I just helped a nice couple from up north purchase a deep-water homesite, in one of Beaufort's best neighborhoods, for 40 cents on the dollar. The purchase price was $235,000. The seller's had paid $480,000.  This is not to gloat over the misfortune of the sellers, but rather to celebrate a victory in helping our clients find a wonderful investment property on the water, at a price which would have been unthinkable just a few years ago. That is something we can feel very good about.
