We were able to assist our buyer on finding their Forever Home!  They were looking for a home on the water with a dock in James Island.  We stumbled across an existing resale that was listed for $949,950 and I was able to get them to lower the price to $889,000!  That is a 7.5% discount that we negotiated them down on!This home was less then a year old as well and was in pristine move in condition.  The openness from the kitchen to the great room really attracted our clients. The back screened in porch overlooks a tidal creek and has a shared dock.  It is such a peaceful place and I enjoyed visiting the home several times with them.  I am truly looking forward to being invited over for a BBQ and enjoying the water views! Jon CromptonThe Crompton GroupKeller Williams Realtywww.Homes843.co...

Scott and Jen have lived in Charleston for over 4 years and have diligently kept an eye on homes for sale in areas they were considering on purchasing. After saving up their downpayment they started to narrow in on an area of choice.  At first they were considering West Ashley. They then switched gears and became focused on James Island and eventually narrowed it between the Wexford Sound and Seaside Plantation neighborhoods.  Eventually they found a home in the Seaside Plantation subsection Stonebridge.  We were able to get them $5,000 in closing cost covered by the seller as well as a one year home warranty, all window furnishings including curtains, a smart TV above the fire place, new grill, stone fire pit, bar stools and all appliances! We are grateful that they trusted us throughout ...

James Island is one of the most popular areas to live in Charleston, SC. While some buyers want newer homes, many buyers seek older homes for the larger lots and the brick exteriors. On James Island, you'll find these two features more in the older homes than the newer homes. The majority of residential communities in this area are older, established neighborhoods. So, you'll find quite a few to choose from. We've included some of the best neighborhoods on James Island below. Riverland Terrace is a marshfront community that overlooks Johns Island. Many buyers like this community because it's within walking distance of the Charleston Municipal Golf Course on James Island. Many of these homes are small and cottage-like, which means low square footage but those great architectural details...

The James Island SC real estate market is as strong as it's been in the past, especially since there is not an excessive supply and a continuing demand like there is in Mount Pleasant. The benefit with this real estate market now is that many sellers don't know the market is stronger in James Island compared to the rest of Charleston. In other words, a lot of the sellers don't know that they can get as much money for their houses. When it comes to starter homes (homes priced under $300K), James Island is still a better market than the surrounding areas for home prices and value. Homes priced above $500K are scarcer, and this low supply combined with an increasing demand lends itself to higher prices. The housing demand in James Island is comparatively high. It seems like this demand will ...

Many home buyers look for newer condos on James Island because they offer low-maintenance living and a great location in the Charleston area. In response, James Island has one of the largest selections of new condos in Charleston. We get a lot of questions from clients about buying condos, so we've included some information below about James Island condos in general. We've also included condo communities that we recommend to our clients.By definition, condos (in James Island and elsewhere) do not have a private yard - instead, all of the owners in a condo community share the green areas, or common areas, throughout the neighborhood. These common areas are maintained using the monthly regime fees paid by the owners. Regime fees usually include lawn maintenance, maintenance of the exterio...

This is an amazing story.  This home was on the market for over 6 months with another broker, little showings, photos used from a cell phone, no effort or write up....  The home then expires from the Mulitiple Listing Service and after a few months of quesitoning why their home did not sell I was able to sit down and meet with them.. Well after meeting with them, updating them on the market, setting up my Professional Photographer, getting my HD video tour in place, and putting our Pre Marketing program in place the home sat on the marketfor 7 days and was undercontract for full price in 9!  Needless to say there was nothing wrong with their home, they just needed the right agent to get the job done.   If you are looking to sell your home, give us a call and lets see how we can help ge...

Townhouses on James Island can be a little harder to find, since there are more condos for sale on the island than townhouses. I've included below some of the most popular townhouse communities below, and I've organized them by price range. Under $175,000: In the lower price range, I'd recommend looking at Rivers Point Row. Buyers generally like these townhouses because some of them have brick exteriors. They were built from about 1978 to 1980, and the community has a pool. Dove Run is another neighborhood to consider, and it has some of the most affordable townhouses on James Island. You can find several right now for under $150K. Although some of these units are brick, most are vinyl siding. They were built in the mid 1980s, so they're slightly newer. Riverland Place has the newest t...

James Island, SC can be a tricky housing market to navigate if you're looking for good neighborhood amenities. Because most of the island is already developed, land comes at a premium here - which means fewer neighborhood amenities for home buyers. The older neighborhoods that were developed in the 1970s, 80s, and 90s often did not leave space for pools and such because amenities were not as big of a selling feature back then. Even though these neighborhoods had plenty of space when they were built, the developers used the land instead to have larger lot sizes for the houses. On the other hand, most James Island new construction communities don't have the space to dedicate for amenities. If the developer only had a few acres to work with in the beginning of the project, it would have b...
