The long and short answer to the above question is YES!  Everyone in Hilton Head should have flood insurance.  Of course, if you don't have a mortgage, you wouldn't be required to purchase it but you should.  Created by Congress in 1958, the National Flood Insurance Program was created to provide flood insurance to homeowners at reasonable prices. Whether you are new to Hilton Head Plantation or just beginning to explore the possibility of purchasing or renting real estate in the Plantation,  these tips may be helpful in establishing residency.  It's certainly nothing complicated but I know that coming from a different geographical area, we just need to learn the customs in our local communities.  The first thing you'll need to do is to stop by the POA Service Center to get your property owner's decals.  They'll also give you a PIN number that you can use to call in passes for visitors.  The folks at the POA will register your car (even your dogs and cats) and get you all settled in. I recently read a wonderful story I would like to share. It's about a 70-year-old Cora Bett Thomas Realty sales associate named Nash McIntosh, who swam for five hours from Tybee Island, Ga. to Hilton Head Island, S.C. I'm about one-third of his age and I can't imagine swimming that kind of distance. In May, I ran for a little over two hours in my first half-marathon and that left me sore and unable to walk for several days. Well it certainly looks like good results for the month of June in Hilton Head Plantation!  I always refer to the Plantation as the "Little (well, not so little) engine that keeps on chugging along.")  And this month was no exception.  For this report, I've focused solely on residential properties that sold in the Plantation.  Even in a difficult economy, properly priced homes that are in excellent condition are selling. For some of you that may be considering a move to Hilton Head Plantation, you may be just a bit confused about some of our acronyms.  So, just what IS a POA, you might wonder?  Well, it's just a shortened version of Property Owners Association, that operates much like a property management company.  The principal job of a POA is to maintain the recreational facilities and common owned areas of a neighborhood.  And, oh yes, the POA does have the responsibility to enforce the rules and regulations of the community.  I'm sure their fervent hope is that everyone respects the rules, thus diminishing the need for enforcement.  And generally, that's the way it works.  Overall, Hilton Head Plantation is a very well-maintained community with excellent leadership.  I consider it a fabulous place...

One definite  advantage to living in Hilton Head Plantation is that no one HAS to belong to a golf club in order to be a resident of the Plantation.  This is definitely one of the reasons our Plantation is so affordable to residents.  The yearly POA fee in the Plantation for the year 2008 was only $921 and what a bargain considering all of the ameneties available.  When I have folks relocating to the Plantation, I always suggest they wait till they are settled to decide on a golf membership---try them all and see what fits best.  No sense in rushing to that decision. Well, we all know that traffic can sometimes be an issue during peak summer tourist season in Hilton Head.  A few years ago, Beaufort County started erecting traffic cameras at vital intersections that have really made a huge difference in keeping traffic moving along.  If you visit the Island Packet Newspaper site  you can view the location of all of the cameras that are currently in use in Beaufort County.  And if you are lucky enough to have wireless access while traveling to Hilton Head, you might just want to check out the traffic (especially on Saturday afternoons in July and August.)  Might make good sense and save you some aggravation . I've decided the best deal in town this year may very well be the community garden plots that are available to Hilton Head Plantation residents.  Located along Seabrook Landing Drive near the back area of the Plantation, the community garden plots only cost residents $25 for a 25x25 foot sized plot.  With irrigation in place plus fencing to keep the critters at bay, don't you think this may be a great way to get the family involved in growing fruits, veggies and herbs?  Flowers too!  And with those grocery store prices, the timing couldn't be better.  On Saturday mornings, residents can purchase produce and flowers that has been picked fresh but get there early because the inventory doesn't last long!  I've gone at 9AM only to find that everything is sold out.  For more information abou...

While riding my bike this evening, I noticed the Crape Myrtle Trees are in full bloom--a bit early this year and probably due to the hot weather we've been experiencing.  If you're not familiar with Crape Myrtles, you're missing out on an absolutely beautiful tree that is prevalent in the south, hardy and will sometimes bloom twice during the season (late spring and early fall.)  Crape Mytles come in colors of pinks, rose, and white.  I don't know of any blues but it sure would be a beauty if someone could figure out how to grow this color.  Here are some photos that show the true beauty of this species.  Oh, just a word of caution---Many southerners frown on the excessive pruning that landscapers do at the end of the season.  Here, it is referred to Crape Murder!

Thanks to an incredible group of volunteers, it looks like it may be a good season for Loggerhead Nesting here on Hilton Head Island.  During nesting season, each morning at 5 AM, the Sea Turtle Patrol checks the entire length of Hilton Head's beaches (12 miles in all) for turtle tracks that lead to nests that may need to be protected.  If the nests are situated too close to the high tide line, the volunteers will relocate and mark the nests.  So far this year, 96 nests have been identified and the season has just started!   But did you know the biggest challenge to the survival of the Loggerhead turtle survival is LIGHTS ON THE BEACH?  For that reason, it is mandatory that all beach homes keep their lights off during season so the turtles will not get disoriented and crawl towards the ...
