Posted by robbie@robbiebunting.com Dear Clients, Friends and Fellow Associates~ I once heard that one of the reasons a property may not sell is because "The seller is the highest bidder".  Of course, sellers do control the pricing of their property and as their REALTOR we control the marketing for the property.  However, one of the services we provide every seller is value counseling throughout the listing.  This means if we see a trend up or down, we will suggest a value to a seller for consideration.  Most of the time our counsel is accepted, but there are times where we may wait literally months before a seller decides to go to that price.  Often however it is too late by then.  Here are two sellers, both of equal value homes.  One sold their home in 5 months, the other sold in 3 yea...

Posted by robbie@robbiebunting.com Dear Clients, Friends & Fellow Associates ~ "The Winter" offers great weather on Hilton Head Island. Currently we are enjoying "chamber of commerce" days on the Island with temperatures in the 70's and 80's, blue skies and spectacular sunsets. The Island is kept warm by thermos(ocean breezes) over the warm sea. These sub tropical temperatures on Hilton Head Island are perfect for snowbirds or real estate shoppers looking for a warm weather escape. In fact, the winter is described as the sports season with perfect weather for golf, long beach walks, biking, tennis and other outdoor activities. The Real Estate Market is quite busy with the market building from the bottom up and the top down. We are selling villas and homes under $750,000 at a fairly reg...

2009 Completely Sucked.  It's Not OVER.  Don't Fret. Did your business grow up or shrivel in 2009?  Did you earn more or less?  Were sales easier to close or harder?  Were people stressed or blissful? You made it this far anyway, right?  Congrats!  You made it through the first 9 months of the worst year EVER. You and I are apparently survivors - Yea! What's 2010 Next? If you've been around awhile, you know seasonality in the real estate business will shrink the opportunity pie through January 2010.  Doesn't mean there's NO business for you and I, just a smaller pie. Some will decide to bask in the seductive glow of the Holiday Season. We Have Some Choices.. Most will slow to smell the pine-cones and sip eggnog.  The cozy-comfort crowd will hibernate till January 7th, then Spring forwar...

The exercise of cutting the lawn for the final time, raking leaves, putting them in 135 plastic bags, the hayrides, wearing coats under Halloween costumes.........oops, rewind!  Though most of us came from just those images, our new home doesn't involve most of the former memories.  We do though, have great weather - actually some of the most stunning of the year! Fall brings subtle changes to the lowcountry of Hilton Head.  Marsh grasses, spartina, begin to turn yellow, then golden, and finally brown.  The red-winged blackbirds continue to fly around and the marsh birds wade to find a different size of fish.  The bush called the beauty berry has bright lavender berries, the hollies are swarmed by cedar waxwings, and the gum tree leaves are tinged with red.  Fabulous convertible weather...

Last week I met with a couple who, like many others, had been vacationing on Hilton Head for many years.  Every time they came, they enjoyed the golf, tennis, bike rides, restaurants, entertainment, etc. that is just a part of our wonderful area. Every time they went back ‘home' they held the memories close and began to plan for next year's trip back.  When I talked to them this week, they said they realized that time had been passing them by and they were tired of being yo-yo's with their heart really remaining in Hilton Head.  "It's time," they both said, "we've been living for our kids, then our parents, and we know these prices are amazing-we wish we would have come sooner."  It's a story that is repeated over and over; all of a sudden the hour glass is empty and we can't get the ti...

With the new assessment notices having been sent out, there were so many questions that the Hilton Head Area Association of Realtors asked the local Realtors to submit the most often requested issues to the Beaufort County Tax Assessor.  Mr. Ed Hughes kindly agreed to try and respond and the following Q and A should be a help.

Real Estate is a contact sport on Hilton Head Island Posted by robbie@robbiebunting.com Dear Clients, Friends and Fellow Associates~ Real estate is like hockey.  I started thinking about this the other day when I was watching my son play ice hockey in Charleston. My son's coaches tell the players to "keep their heads up" as they skate with the puck down the ice.  Hockey players keep their heads up or become easy targets by the other team members!  As I thought about this advice, I realized that this was smart advice for hockey or in business.  By keeping our heads up our attitudes are better and we are less likely to get knocked down as we head towards our goal. You cannot play hockey or real estate sitting on your butt.  My dad told me this when I first started my career in real estate...

Rules for buyers on Hilton Head Island! Posted by robbie@robbiebunting.com Dear Friends, Clients and Fellow Associates~ We missed the bullet!   Hilton Head Island is 97% developed with a limited and finite resource of land and we did not have the investors and flippers buy our real estate.  Of course, the beauty of our market right now is we have a surplus of inventory on Hilton Head Island, but this will change faster than these other areas.  Hilton Head did not have much land or huge coastlines to develop.  As a potential buyer getting ready to purchase Hilton Head Property it is very important to know the rules associated with our market.  Therefore we have put together a list of rules for buyers below for your review. Rules for Buyers on Hilton Head Island Rule #1  - Know the Market...

Think TRADE! Posted by robbie@robbiebunting.com Dear Friends, Clients and Fellow Associates~ The window of opportunity for trades is not forever.  Trades have flourished in this market because sellers are looking for creative alternatives to reducing expenses or want to move up. The key to a succesful trade is to negotiate the difference.  It really does not matter what the selling prices are once you have arrived at the difference.  This can be established from a recent appraisal or even fair comps from 2 years ago.  The difference is the difference.  Here is a list of trade properties.  Please email me if you have a property in mind that you would like to trade.  Thank you. A 1 bedroom Beachwalk + a four bedroom remodeled home - looking to trade for a ocean oriented rental home or dee...

Sell Short, Buy Shorter! Posted by robbie@robbiebunting.com Dear Clients, Friends & Fellow Associates ~ Here are few ways for Sellers and Buyers to make a move today! We look forward to customizing a strategy for you! Robbie Bunting & Jane Hyers 1. Sell Short and Buy Short ~ For the re-buyer (if you own something already and want to move up) timing is on your side. Right now, you can save thousands of dollars by selling your current property "short". The smart money is doing this right now! In fact, last week we had two transactions where the sellers sold short, but bought shorter. The savings were huge! Sounds strange, but look at the example below. Seller of a property sells their existing property for less in order to facilitate a quick sale(they priced it below the others and get it...

Remodeling, Intent, Golf and Open Houses on Hilton Head Island! Posted by robbie@robbiebunting.com on October 15th, 2009 Dear Clients, Friends & Fellow Associates ~ A long time ago, a fellow agent pulled me aside and said, "Robbie, clients really do not care know how much you know, until they know how much you care!"  This has helped shaped my future dealings with all buyers and sellers.  Along the way though I have also learned that buyers and sellers want a few basics before they get down to business.  These basics include competence, confidence and an intent statement.  They become a road map for the sales process to flow smoothly.  +++CLICK HERE to read about freebies, competency and intent! Dear Friends, Clients and Fellow Associates~ I love the old qoute from President Kennedy..."ask not what your country can do for you; ask what you can do for your country".  You and I must do our part.  Face it, real estate is bigger than the auto industry, bigger than banking and we can turn it around by working together.  If you are a client, seller, buyer or fellow agent there are a few things we can do for our Country and Hilton Head Island! For my clients on Hilton Head(and everywhere):   You hold one of the keys to recovery.  You can help turn this economy around simply by cutting and pasting the next two paragraphs and e-mailing them to 100 names in your contact list.  By adding more buyers into our market, things will move faster.  We need for you to push this along and send the...
