Hilton Head Real Estate markets move quickly In the last few years, we all have learned that that the Hilton Head Island real estate market can move very quickly from an extreme "Sellers Market" to an extreme "Buyers Market".  Most markets bounce a little bit from a "Normal Market" right or left, but Hilton Head has bounced big time.  Just two years ago prices were frothy and somehow we overcompensated for this and our prices now seem too low.  The important thing to know is that this too will not last forever and normal will return. Why does the Hilton Head Real Estate market move quickly?  Real estate is governed by the simple law of suply and demand.  Because Hilton Head is an Island that is 97% developed it offers a  finite resource of developable land.  When you factor in additiona...

Posted by robbie@robbiebunting.com on July 7th, 2010 The gulf stream is 70 miles from Hilton Head Island. Located off the coast of Hilton Head Island, the gulf stream has pushed storms past our coast line, kept our temperatures warmer in the winter and cooler in the summer and will hopefully push the oil away from our shorelines.  This "river" or current in the Atlantic Ocean is the super highway and Hilton Head's guardian angel. The Gulf Stream and Weather on Hilton HeadThe subtropical climate of South Carolina arises from the combination of the state's relatively low latitude, its generally low elevation, the proximity of the warm Gulf Stream in the Atlantic, and the Appalachian Mountains, which in winter help to screen out cold air from the interior of the United States.  The Gulf St...

The Good Ole Days While we have been selling up a storm on Hilton Head Island, there are still some sellers and agents that seem to be waiting for the good ole days.  Those good ole days gave sellers lots of showings and offers to consider in the sale of their property.  For listing agents the good ole days meant they could sit back and wait for a buyer or another agent to bring them offers on one of their many listings regardless of price, condition and even location.  For the buyer agents, the good ole days meant they did not have to shop or sort through thousands of listings to find the perfect one, all they had to do is show the one or two that were available and ask the buyer to decide on one or the other.  For the buyers, the good ole days meant you had to decide quickly or you mi...

New Name: Just Call Us 'RE/MAX' By Deborah Ball Kearns, RE/MAX Times Online Associate Editor "RE/MAX International, Inc." has shortened its name to "RE/MAX, LLC." The company is known as simply RE/MAX. RE/MAX, with offices in more than 75 countries worldwide, recently transitioned from being an incorporated company to a limited-liability company. In the process, RE/MAX executives decided to shorten the name. "We're a brand leader and people around the world know us very well," says RE/MAX CEO Margaret Kelly. "Just like Nike or Starbucks, RE/MAX stands on its own." The name change, Kelly adds, gives the RE/MAX organization an even stronger foothold and a competitive edge for worldwide growth and expansion. With a highly visible International Development department, "RE/MAX" in the shorte...

Photo from the Island Packet 6/10/10 The Beaufort 45 Reef is getting some new neighbors today.  Old personnel carriers from the Army will get a new home today.  After being stripped of all equipment and degreased they are ready to become habitat for the reef.  The carriers will become home to small marine life which will eventually attract larger game fish for our local sports fishing enthusiast. It is a welcome addition to the artificial reefs along the South Carolina coast. Thanks Copy Right Charlie B Fraser 2010

Although we have not seen the dramatic oversupply of homes as in Florida, California and Arizona, suffice it to say we also have our share of Foreclosures on Hilton Head Island. How about a 2 bedroom 1 bath condo close to cross island, Tide Pointe Retirement Community, Palmetto Bay Marina, 8 minute bikeride to the beach for $39,900? There will be multiple offers on that one for sure and will most likely go over list price. Numerous condos and 20 single-family homes ranging from $203,400 to $3,795,000 in gated communities is what I can offer you in our Hilton Head market. Boy, I wish I had some cash myself to purchase some of these fantastic deals that are not speculative by any means! Call me and let me help you secure a great deal on Hilton Head Island - the place to be! Susan Ochsner

We had a client last week that has a motorcylce and rides it daily.  As we started researching areas around Hilton Head Island we found three gated communities that allow motorcycle access.  There are areas outside of the gated communities that allow motorcycle access and lots of beautiful places in South Carolina to visit via motorcycle!   Port Royal, Windmill Harbour and Wexford allow owners motorcycle access In most plantations you can trailer your motorcycle from the gate to your garage or have a mini storage type unit.  However if you ride it daily, there are three gated communities on the Island that  allow owners to travel on their bikes  to and from the homes.  Windmill Harbour (Jenkins Island/Hilton Head) allows motorcycles.   This 172-acre secure, gated, private residential c...

I keep hearing people complain about the Compass Rose Park on Pope Avenue & New Orleans Rd. I wonder if the people who are complaining have been to the park. If they had been to the park I don’t believe they would be complaining. The Town of Hilton Head Island and Ed Drain did a wonderful job with designing and building the park. The landscaping has begun to mature and will only get better with time. I went by the other day and took some pictures of the flowers, Wall boards depicting the history of the island, and the statue of Charles E Fraser. Yes, it is a tribute to my family and a well deserved one. So if you haven’t been by the park, take the time to go and enjoy the beautiful landscape, swing sets, pavilion overlooking Boggy Gut Swamp, or twirl on the compass rose, while admiring ...

Posted by robbie@robbiebunting.com on May 4th, 2010 The signs on Hilton Head Island Blooming azaleas, buyer appointments, phones ringing and multiple offers are all signs that Hilton Head is clearly in recovery.  Although, the recovery will be more of a campaign than a flip of a switch, it is now taking place.  Sellers are finally listening to their agents, buyers are finally stepping up to these properties with confidence and it is now GAME ON.  April Sales on Hilton Head improved April is a critical sales month for Hilton Head Island and last year it simply did not happen.  This year my company(of 100+ agents) saw some staggering results.  Dunes Marketing Group saw sales jump 44% over last year and we were only off 2006 sales total numbers by 15%.  This does not account for the volume...

Posted by robbie@robbiebunting.com on April 13th, 2010 Value is different than price My real estate coach taught me the best lesson I have ever had in value the other day.  He told me to take my self out of my Hilton Head real estate business and imagine myself working in a pizza parlor.  He told me that I would be selling pizzas for him.  My job was to promote and market the pizzas for sale.  He told me my advertising budget was unlimited.  My compensation was based entirely on performance. Can you sell $100 pizza? My coach/owner told me that the only condition for unlimited marketing was that I had to sell the pizzas for $100 each.  I always loved a good challenge and $100 dollar pizzas sounded do-able so I started thinking about full page ads, super bowl commercials, big fat coupons...
