Charles Fraser had a vision to preserve its natural beauty.   April 1st is today and with it comes no surprises.  Hilton Head real estate sellers that go to market will get sold.  Last week we sold 11 properties and almost every week the number increases in the selling season.  If you are a seller and wondering why you are seeing few or no buyers, value is directly related to showings.  If you have few showings, but no offers, your value  may be a little off.  If you have no showings your value is really off.   When a seller sees lots of buyers and agents in and out of their property, chances are they will sell soon.   In the past few transactions, I have submitted offers that sellers chose not to counter.  Now hear me out.  I understand the philosophy of starting too low and educating my buyer on how to purchase property by making a reasonable first offer.  The problem is that these purchasers have been pre-conditioned by the news that they should be rewarded in this current real estate market and want to make a lower initial offer in order to "stick their tow in the water".  With good available inventory, a seller should almost always offer a coutesy counter to detemine the true intentions of the buyer and not run them off to another property. The other day a friend called and asked what the story was regarding the man and the alligator on Pope Avenue.  I told him the guy with the cap walking with the gator was Charles Fraser the founder of Sea Pines, and more importantly the man who discovered the present day covenant.  I further explained that Charles went to Yale and was being groomed for his families lumbering business, but when he first saw the natural beauty of Hilton  Head Island, all bets were off in cutting down any trees for his dad. The Wall Street Journal featured a column on Second Home sales in the U.S. and Hilton Head Real Estate was mentioned in a very positive fashion. All of the areas discussed were on the ocean including Cape Cod, Mercer Island, Palm Beach and Hilton Head Island.  In all cases, sales were up over 2009 and some areas were back to the 2007 level. Spend your winters in a Forest Beach Villa on Hilton Head Island. The winter months of Hilton Head are so inviting to the "Snow Birds." Even though, we may have a few days of unusually cool weather in the winter, we all know the warm weather will return very shortly.
