I frequent the Hilton Head region of South Carolina periodically throughout the year. It’s truly a mecca for golfers and those into water sports as I am. I especially like Sea Pines, Hilton Head’s oldest and most reputable plantation. A deal is a deal is a deal?  Not exactly. While it is true that foreclosed properties usually take a much shorter time to close, that they are most likely clear of any clouds on the title, and that there is no emotionality, it still remains a distressed property. Oh my how times have changed the past five years!  Five years ago did anyone know what a short sale was?  I didn't because things were booming on Hilton Head Island and Bluffton, and everyone was riding the wave of rapid appreciation. You know the story, then the lights got turned off over-night and all of sudden the economy came to a skidding halt.  The first short sale I did was in 2008 for a good friend of mine and we worked our way through it together, not really knowing what we were doing, but we somehow got it approved.
