Just when you thought it was safe to go into the water again then the markets start worrying about inflation. Yep you heard me right, inflation.   Let me give a brief explanation of what I am talking about. The Fed has stated on more than one occasion they want to push down interest rates. They have even gone as far as saying they will take aggressive measures to do so. Then the Media picks up on this and now this is turned into rates falling to 4.5%. Have they, yes and no. Interest rates are driven by many factors, not just one or two. Yes, they are driven by Fed actions, but that is the only action. I often wonder what some people are thinking and why they take the actions they do. Over the years I have learned if my name isn't on it then it is none of my business, but that doesn't stop me from wondering.       Many of you are aware now that credit standards have tightened. I prefer not to look at the current situation as a tightening of standards but more going back to tried and true lending principals that should have never been abandoned. With these "new" standards there are some very simple questions you can ask early on to save yourself valuable time. Do you have a job? Are you a W-2's employee or commissioned? Are you self-employed? Have you filed your tax returns and can you provide accurate and true copies of these tax returns? Do you have 30 days pay-stubs? Any one of thes...

Dale Carnegie, Your Dad, and the Government...obviously three very different entities but all have some sort of influence.      Dale Carnegie seminars are very much about building relationships, looking at issues from the other prospective, and of course being positive. With this in mind what would Dale Carnegie say about AIG's latest blunder. I think he would something like, "In order to keep our top management people in place, and in keeping with contractual terms, we have been able to get all parties to defer their bonuses till such time as the company, with the efforts of all of its very qualified employees, returns to profitability and further assistance from the great American Taxpayers is no longer needed." A smile says it all...no matter what the topic you know everything is well when you see a smile.   I have written in the past about my dad and the lessons in life he has passed on. Although my dad is a very intelligent man, he did not do this alone. My mom was there also and she passed on many valuable lessons as well. My mom, and she probably won't like me telling you this, is 81 years old. Growing up with her as a mom was great, she stayed home with us, everything she cooked was home made, and she made all of my sisters clothes. One time, she even made me a suit. What is a SHORT SALE?                                              I am sure you are hearing this term and wondering  what it is and why it is happening.  With the real estate market boom over the past 5 years and the values increasing so much.  The loans on  properties are at full capacity.  Some people did 100% financing and others went back and took 2nd mortgages or refinanced to take money out  of their home equity.   Well,  we are having to deal with the harsh reality that these homes are not worth what they were when these loans were made.  The values of some homes are less than what is owned to the lender.  How do you sell in this situation?  This is when a short sale comes into play. That is a question I have come to ask of myself. Have you asked yourself lately? When driving back from my dad's I spent the night in Tuscaloosa, Alabama. If you aren't familiar with Tuscaloosa this may help you. It is the home of University of Alabama, where Paul "Bear" Bryant roamed the sidelines for years as Alabama became a college football powerhouse. It is where the first "Bas Ass", yes that's the name, Coffee Company franchise opened in the South. It is where Nick Saben left Miami to return to be the head coach of the University of Alabama. It is a college town and probably one of the great college towns in this country. The campus is beautiful and the town seems like a nice place. That was my view of Tuscaloosa until Saturday night. Today I am back in the office after a week at my dad's. Quickly the picture above is my dad and uncle and their friends. I spent Saturday night in Tuscaloosa, Alabama and got home Sunday at 6:46pm. Today is day five and my last day here in Mart at dad's. I will leave tomorrow morning and start the journey back. Of course I am going to take pictures on the way back and will write on final blog about my journey but today is the last day here. For those of you who have followed I hope this has been a little interesting. Of course, I guess it would be arrogant of me to think anyone has been following, after all it is just a trip to my dad's...not unlike 1000's of trips people take to their parents home everyday.        This is my dad's home. The house I grow up in. It is cold in the winter, hot in summer, and that is just inside the house. Dad bought this house in October 1968 for $4500. It is about 3500 square feet, built right at 1900 and the side part you see was added about 1958. ...

Remember this tree....I told yesterday we were going to tackle it today...well we did and here it the site now: Seems like an easy task, right? Not with this: That's right.....a bow saw. Three truck loads later those two trees were on the brush pile...in the country you have a pile for everything: The three large trunks you see came from the two trees. You see, since you only have a bow saw you cut it up as best you can then make the pieces as big as you can possibly pick up...I have to confess two these dad and I both had to pick up...I gave him the light end....but 2 1/2 hours later we were done and task was complete. Let me start with a picture of Mart, Tx as you see it coming into town. This view is looking east, Waco would be about 19 miles behind you. As you can see barely the silo's in the background tells you Mart is a farming and cattle town. After doing some work this morning I took off to the Golf Course. When I was a kid Battle Creek Golf Course was Mart Golf Course, 9 holes with sand, yes I said sand, greens. Today, Battle Lake Golf Course, http://www.battlelakegolf.com/, is an 18 hole course with a practice facility, nicely done. I played the back nine today in a 25 mph wind which made for some tough shots. This time of year in this part of Texas it is not on common for the wind to blow like that.
