A few weeks after arriving in Beaufort, SC, from Atlanta, in the spring of 1996, I noticed something -- It never seemed to rain in Beaufort. Indeed, for weeks on end, it seemed I rarely noticed a cloud. To be sure, it rains in Beaufort, SC. In fact, one of my favorite things in the whole world is an early evening thunderstorm. Suffice it to say, my first impressions of Beaufort were terrific. Almost seventeen years later, life keeps getting better in Beaufort. Rarely do you go out and not encounter a familiar face. And even the not-so-familiar faces tend to be  happy ones. The photo above is from the Avenue of Oaks, in an area we call Coffin Point. The Avenue of Oaks is about 20 to 25 minutes due east of downtown Beaufort. I was meeting with a homeowner a few days back, and, although I ...

Spanish Moss Trail – Beaufort SC When complete the Spanish Moss Trail will run from the town of Port Royal SC, through the city of Beaufort SC, to the Whale Branch River and hopefully beyond. The first mile was complete Nov. 20 of this year, and runs from Depot Road to Allison Road in Beaufort. The trail is a concrete path for walking, biking, jogging and enjoying the beautiful Beaufort weather. The project began 12 years ago as an idea from local cyclist and runners as a path built from the abandon Port Royal railroad. The railroad ran from Yamassee SC to Port Royal but was discontinued when the commercial sea port in Port Royal was closed. Beaufort Jasper Water Authority purchased the easement and has made the project possible. Once the old railroad tracks were removed, this left th...

Sellers all over the country cringe at the thought of cranberry sauce interruptions. Family in town, food on the table, luggage and coats spread all over the house only to get the short notice showing call. It is an unwanted aspect of holiday stress. Just because you are settled in for the week, doesn’t mean that prospective buyers aren’t traveling to your town to view your home. Of course you can deny permission to show your home, but you could also be passing a valid contract directly on to your neighbor. Buyers who schedule showings during the holidays are often very serious and capable buyers. As inconvenient as it may be, it is imperative that you allow for those short notice showings. Below are a few tips on how to contain the chaos of holiday showings; 1.     Inform and warn your...

The pride and joy of my previous year was no doubt, Carolina Village. A residential lot turned adorable, award winning community, made me smile most every day. As we are putting the finishing touches on the last two homes, my trips through the neighborhood aren't quite as frequent as required last year. Instead of once every hour, it is now about twice a week. Yesterday I was driving through checking on construction progress, chatting with happy neighbors, and planning on taking photographs to update our buyer. Funny thing about plans, they usually don't quite go as intended. As I am driving by  8 Carolina Village (currently under contract and set to close in just 1 week), something caught my eye. A very small, yet astonishingly quick figure was running about in the back yard.   There i...

At the tender age of 9, I read a quote that has forever been implanted in my mind. I find that to be astonishing especially in times when my mind seems to be the slipping slide of fodder. "If only one woman would tell the truth of her life, the world would split wide open." Anonymous Now why on earth would that make such an enormous impact on a 9 year old? Well maybe it was because at the time I most likely felt guilty for my latest prank towards my little sister or the mere thought of the world "splitting wide open" just wasn't on my cool list. Either way, it has remained tucked neatly in my memory. Many years later I find meaning in such a quote. After all, like most, I spend a majority of my day trying to hold my world together. In the following list you will find humor in truth, and...

Once again, I am fortunate enough to help one of America's finest, find a home. She is beautiful, in immaculate physical condition, soft spoken, brilliant, and well..she could kill me with her hands. She is a U.S Marine. She represents the elite group of women who make it into one of the toughest military branches. It is an honor to represent her. We have spent the past week searching for a home that fits her needs. It is the first time I have worked with a single female Marine. In the past the majority of my Marine clients were single or married men. I have truly enjoyed getting to know her. Too often we forget the women who serve. We hear "Marine" and immediately we think of a handsome young man with a squared off jaw. This young woman is amazing. As a woman, I am in complete awe of h...

At first, a tabula rasa of plans and creativity can often morph into less of an adventure and more of a burden. Obvious catalysts such as divorce, job relocation, and financial upheaval take their place as the usual suspects; yet, lesser known but equally powerful are the smaller complications that often chip away at the wall of fondness towards the walls of home. A residence becomes many things over the course of ownership. It ebbs and flows between new project, old repairs, new replacements, and old cares. Tides of change can wrinkle the face of a neighborhood that was once bursting with training wheels and jungle gyms. A home that echoed pitter patter of tiny toes now sees no ghosts or goblins roaming on Halloween. That quiet community where retirees enjoyed front porch conversations...

"Short sales" used to be a real estate anomaly. But no more. Short sales, in which a seller owes more than a home is worth, are common- place these days. Buyers and sellers, and their Realtors, know that short sales can be frustrating, teeth-gnashing affairs, because every short sale is contingent on a lenders approval of the sale. Some short sales drag on for months. My partner, Kim, and I worked for eight months on a short sale before it closed.Enter the short sale "negotiator", a new specialist who has emerged as a result of the proliferation of short sales. Short sale negotiators might be a former Relaltor, like the one we utilize out of Charleston, or it might be a real estate attorney. If you are listing your home for sale, I would strongly encourage you to consider contacting a s...

Do not tell me about the labor; just show me the baby. As one of my grandpa’s typically strange yet incredibly poignant statements, it actually applies to my everyday real estate life. Day after day I hear agents going in to nauseating detail about everything single thing they had to do in order to get the deal done. I say nauseating not because their proclamations annoy me rather the work itself is, in fact, nauseating. The amount of work that goes into to a supposed simple transaction is enough to fill any tank, but the amount of work required in a short sale is almost unfathomable. It isn’t our client’s job to appreciate or take note of everything we do, I don’t necessarily remember thinking about how difficult it is for my postman to squeeze all that mail, one-handed into my rickety...

As cooler temperatures come without beckon and barely without warning, I find myself praising seat warmers and cursing cold feet. My genetics require a consistent 75 degrees in order to function in a socially acceptable manner. Driving to the office with my rumpus roasting to a crisp, I do what so many in Beaufort SC must; I brake for a frolicking foursome of white tails. My coffee splatters all over my seasonally inappropriate attire and for a moment, I thought of home. A house full of little girls isn’t always the best place to plan and prepare for a day of deer hunting. Getting up at 4:40am and maneuvering in stealth mode along the screeching wood floors was an arduous task, one board moaning fore warningly and my benevolent bedhead met Daddy with concern coated in audible disdain ar...

Hope and excitement of making your new home yours is one of the best feelings. Colors, schemes and personal style flood the mind like a raging sea once the keys are transferred. With so many rooms the possibilities are endless and so are the dangers!   How easy it is to consider each room an island, a palette, a separate entity from the rest of the home. One room shouts of collegiate loyalty while the other whispers of weekends at the beach. Regardless of the temptations to express your every personality, every desire and every favorite color, step away from the rainbow carpet. Step away.   Whether you are determined to remain in your domicile until the pine box is prepared or you know it is a temporary residence; mindful decorating will benefit you greatly if you do have to sell, rent ...
