A recent Zillow analysis concluded that 14% of today's renters are in a qualified position to buy a house. This Zillow study also suggested that because of tight inventory, steep competition and higher prices many  potential buyers were remaining renters.I wonder what the other 86% of renters are up to, how can more of them shift to the qualified side and be in a position to go to a purchase and sales agreement...Perhaps looking at a multi family could make the affordability part of the equation easier to manage. Plus big picture this investment could provide cash flow for years to come, even as the buyers move on to the next property. The multi family could be something they keep. There is also a compelling reason for younger adults to stay at home with Mom and Dad for another period of ...

The Rhode Island State House is the capitol of the U.S. State of Rhode Island. It is located on the border of the Downtown and Smith Hill sections of the state capital city of Providence. If you are a history buff, this could be a great location to check out when visiting. The architecture alone is pretty amazing and just wait until you get inside. To plan your visit to the State House check out this link to see the self-guided or free tour schedule.

I prefer the word "hot dog," yet the chef behind the counter insisted on using the word "wiener" when ordering. If you are looking to taste the Best Rhode Island Wieners (or Hot dogs) you NEED to visit Olneyville New York System in either Cranston or Providence. I love restaurants that honor the historic value of it's interior and match that with "old time recipes" and great service. We ordered a cheese burger deluxe, the wiener special with everything on it and good ol' fashioned grilled cheese. YUM!! The prices are also very reasonable and the meal you receive is filling (do not be fooled). Breif History:In the 1920′s, Nicholas Stevens and his father Anthony emigrated to the United States from Greece and settled in Brooklyn, New York where they operated a candy shop. In the late 1930′...

Interior of The Providence Athenaeum LibraryThe foundation of the Special Collections was created from the combined libraries of the Providence Library Company (est. 1753) and the earlier Providence Athenaeum (est. 1831) when they formed the current institution and merged their two collections and archives in 1836. As the library has aged, these once current titles dating to the mid-eighteenth century have become part of our Rare Book Collection, and as such, the collection mirrors the changing tastes of the membership over the past two-and-a-half centuries. The collection interests have remained consistently strong in the subjects of literature, history, biography, travel, the fine arts, and natural sciences. "Computer" data base at The Providence Athenaeum Library. Pig in a Poke???!!! Call me ignorant however still not quite sure I understood the meaning or what was being implied by the statement after questioning the user multiple times, yep I searched it – now I'm pissed! However what I learned is priceless!!!    Just so we are clear here are a couple of meaning for the phrase:The English colloquialisms such as turn out to be a pig in a poke or buy a pig in a poke mean that something is sold or bought without the buyer knowing its true nature or value, especially when buying without inspecting the item beforehand. The phrase can also be applied to accepting an idea or plan without a full understanding of its basis. An object offered in a manner that conceals its true value, especially its lack of value. This expression alludes to the practice of ...

When a bank says no to your commercial loan request, hard money is a good option but hard money doesn't always have to be your only option. As a Commercial mortgage broker in Rhode Island and Massachusetts I get a lot of loan requests where my client immediately tells me they are looking for a hard money loan. There are a lot of times this request is made because they believe this is there only choice. There are lenders out there today keeping very busy underwriting and closing on deals that banks have passed on.One specific area that a lender can really shine is their ability to work with a self employed client who doesn't show much income or cash flow on their tax returns. Some commercial mortgage lenders have programs for this type of borrower. Also with many commercial mortgage lenders...

The "Get to Know Me" Blog Post. A little about you...I am a lifelong resident of East Providence. I am married with two children and one really little dog (5lb min pin). I enjoy reading, exercising and spending time with my family. Why the mortgage field as a career? My strong points have always been providing outstanding customer service and having the ability to solve problems. Both skills I get to use everyday in the mortgage industry. What did you do before the mortgage industry? From 1995-2000, just before I joined Shamrock Financial as a loan officer, I had worked as a sales and leasing consultant for Herb Chambers Honda in Seekonk Ma. For four years prior to that I delivered pizza for Papa Gino's while I attended college.I also have some experience working in sales and driving fo...

Hard Money in Pawtucket RI.Real Simple Message Here. If you have a property or project that doesn't quite fit in with a bank but has a strong amount of equity, a private lender might be a good option for you.My office works with hard money lenders looking for the following scenario's...*Fix & Flip.*Fix & Fill.*New Construction.*Rehab. Generally there are down payments expected based on the actual project and figures. Most times, the cost of the repairs and rehab can be built right into the loan and you can draw these funds as need be. If you have a project in Pawtucket, East Providence, North Providence, Lincoln, Johnston, Cranston or Cumberland let's talk.Whatever your situation, at least hear what a private lender could offer. How does a rehab loan work.As a commercial mortgage broker this is a common question I hear. More specifically the question is really about how does the borrower get their funds to rehab their property. A commercial rehab loan can work several different ways. With the big picture there are two basic ways the funds are released. The loan can pay as you go or the loan can pay as you need. Depending on the borrowers financial position and cash on hand one of these options may not work, pay as you go.Pay As You Go. With this pay out method funds from the rehab loan pay out after the work has been completed and inspected to satisfaction by the lender. If a borrower does not have the cash on hand to tackle a specific rehab phase without the cash advance this could be a challenge. They would ha...

Has your commercial mortgage been turned down by the bank?If you've recently applied for a commercial mortgage at a bank and it was denied, there still might be a commercial mortgage out there for you. Many banks keep to strict guidelines and if your situation is unique and falls outside their guidelines, the commercial mortgage you need may require looking for an alternative to a traditional bank. The benefit of working with a commercial mortgage broker is that it gives you access to multiple lending outlets which gives you a greater chance of finding a commercial mortgage that works for you.If you are in Rhode Island, Massachussetts or Connecticut I invite you to give me a call, whatever your situation. Jason

The fundraiser hosted by the Waddington School PTA and the Seekonk Papa Gino's appears to have been very successful. This fundraiser helped with the after school Chance to Dance program that is new to the school this year.Seeing such a large group of children and their families coming out to support their school was a nice sight. Every table, booth and chair was filled. The register had a line and there were plenty of people waiting for their orders to be called. Papa Gino's seemed to be at full capacity with how many grammar school kids could be squeezed in. This seemed like a great opportunity for the kids to enjoy some pizza and run around with their friends outside of school. Overall this fundraiser seemed to be a big win for the restaurant with all the extra traffic, a big win for...

I took my family to the Dave & Busters and the Providence Place Mall this weekend and was surprised at one of the changes this company had made with it's video games. It's normal routine for us to grab a bucket to collect any tickets a game spits out once the game is over. So when the first game didn't print out the tickets my son earned I had to grab an attendant who informed me of the change. This was kind of weird at first and part of the excitement for my son and daughter is both watching the machine print out all the tickets, especially after a big score, and parade around with a bucket that slowly get stuffed with the tickets. Plus it's always been fun to cash in the tickets and get surprised at what the total number of tickets comes to.Our family plays off of one game card but the ...

The St. Brendan Church Holiday Bazaar was this past Saturday, November 14th. There were many vendors set up, a nice variety of hand made products and a decent amount of people shopping. There was another craft fair that day as well at the East Providence High School but it sounds like most of the traffic was in Riverside at St. Brendan's Church. There were some really nice raffle items as well that my family tried for. An Apple iPad. A 50" Tv. A base model Xbox 360. My daughter also made her first appearance at the Bazaar as a vendor this year with her uniquely shaped crayons.

As a lover of books and exploring new topics, I too need to be mindful of my bookcases - making sure they are not overflowing and falling off my shelves. Books in feng shui relate to the life section of knowledge, which is wonderful, but having too many could create an in-balance of harmony. courtesy of thissortaoldlife.comSimply put, too many books in any given area of your home, let that be wealth, health, knowledge or career could relate to overwhelming the space (emotionally and mentally). It could feel weighed down energetically and visually, creating a it feeling of heaviness. It's best to sort through your books from time to time and take an inventory of what you are really reading, will read and could be donated. By doing this, you create a constant path of movement that symboli...
