A recent Zillow analysis concluded that 14% of today's renters are in a qualified position to buy a house.This Zillow study also suggested that because of tight inventory, steep competition and higher prices many  potential buyers were remaining renters.I wonder what the other 86% of renters are up to, how can more of them shift to the qualified side and be in a position to go to a purchase and sales agreement...Perhaps looking at a multi family could make the affordability part of the equation easier to manage.  I prefer the word "hot dog," yet the chef behind the counter insisted on using the word "wiener" when ordering. If you are looking to taste the Best Rhode Island Wieners (or Hot dogs) you NEED to visit Olneyville New York System in either Cranston or Providence. I love restaurants that honor the historic value of it's interior and match that with "old time recipes" and great service.We ordered a cheese burger deluxe, the wiener special with everything on it and good ol' fashioned grilled cheese. When a bank says no to your commercial loan request, hard money is a good option but hard money doesn't always have to be your only option.As a Commercial mortgage broker in Rhode Island and Massachusetts I get a lot of loan requests where my client immediately tells me they are looking for a hard money loan. More specifically the question is really about how does the borrower get their funds to rehab their property. A commercial rehab loan can work several different ways.With the big picture there are two basic ways the funds are released. The loan can pay as you go or the loan can pay as you need. Depending on the borrowers financial position and cash on hand one of these options may not work, pay as you go.Pay As You Go.  The fundraiser hosted by the Waddington School PTA and the Seekonk Papa Gino's appears to have been very successful. This fundraiser helped with the after school Chance to Dance program that is new to the school this year.Seeing such a large group of children and their families coming out to support their school was a nice sight. Every table, booth and chair was filled. The register had a line and there were plenty of people waiting for their orders to be called. Papa Gino's seemed to be at full capacity with how many grammar school kids could be squeezed in. This seemed like a great opportunity for the kids to enjoy some pizza and run around with their friends outside of school. Overall this fundraiser seemed to be a big win for the restaurant with all the extra traffic, a big win for...

I took my family to the Dave & Busters and the Providence Place Mall this weekend and was surprised at one of the changes this company had made with it's video games.It's normal routine for us to grab a bucket to collect any tickets a game spits out once the game is over. So when the first game didn't print out the tickets my son earned I had to grab an attendant who informed me of the change.This was kind of weird at first and part of the excitement for my son and daughter is both watching the machine print out all the tickets, especially after a big score, and parade around with a bucket that slowly get stuffed with the tickets. Plus it's always been fun to cash in the tickets and get surprised at what the total number of tickets comes to.Our family plays off of one game card but the ...

The St. Brendan Church Holiday Bazaar was this past Saturday, November 14th. There were many vendors set up, a nice variety of hand made products and a decent amount of people shopping. There was another craft fair that day as well at the East Providence High School but it sounds like most of the traffic was in Riverside at St. Brendan's Church. There were some really nice raffle items as well that my family tried for. An Apple iPad. A 50" Tv. A base model Xbox 360. My daughter also made her first appearance at the Bazaar as a vendor this year with her uniquely shaped crayons.
