Baseball season has begun and the talk has begun as well about the drinking at stadiums across the country.  Not only is the discussion on excessive drinking, but it is also focused on the types of drinks being sold dependent upon where you sit. At Fenway, the bleacher seats are $28.  Here they sell beer. In the better seats, like the box seats, top shelf liquor is offered, like Absolute vodka, along with beer and other beverages. The "bleacher people" feel they should be offered the top shelf drinks as well.  They feel they are being "discriminated" against and one is assuming they cannot afford the top shelf liquor since they are in the bleacher seats. Is it a case of discrimination or simply wishing to make the higher priced ticket buyers feel they are receiving a "bang for their buc...

Westerly RI Homes for Sale - 3 Surrey Drive - Know the Neighborhoods and where you want to live is the next step in the Westerly home search.  Once you find the neighborhood area, like Surrey Drive off Potter Hill Road, it is time to drill down to the house that will capture the living style and amenities desired.  Yes, Surrey Drive is a 'real' Westerly neighborhood- not a double yellow line road but a cul de sac where kids can play.  With parents' busy lives it is a bygone era (almost) to have a street and area that has the neighborhood feel.  Again it is important when searching for Westerly homes for sale to know the neighborhood. 3 Surrey Drive offers you a wonderful home with integral two car garage and the possibility of an in law area downstairs if that is something that is high ...

The Six KeepSpace Principles are: A Good Home: Home provides the foundation upon which families can thrive, children can learn and grow, and communities can prosper. A good home is a safe, healthy, inviting place that is affordable to rent or own, especially to those who work close by. Good homes are the focal point of a thriving community. A Healthy Environment: Environment is what encompasses a community. Whether a neighborhood, region, country or globe, our environment must be protected and nurtured. By using or reusing resources wisely, we encourage sustainable, healthy lifestyles today and for generations to come. Can the top 3% of the nation reduce the exploding debt of our nation? Our government is hoping "YES". Statistics show 2-3% of our nation is comprised of joint tax filers earning over $250,000 and individuals making at least $200,000 per year. Can this group save our nation?  I do not think so.  It is too small of a group to do so.  Taxing the rich is NOT the answer.   Today's top income-tax rates of 33 percent and 35 percent will most likely return to 2000 levels: 36 percent and 39.6 percent. Single filers with taxable income above $192,000 and married couples filing jointly with income above $232,950 will fall into the reinstated 36 percent bracket, according to an analysis by the Tax Policy Center; the 39.6 rate will kick in above $375,700 (single or joint). For everyone else, the Bus...

Ok...where did the points go for everybody?  We are missing a piece of AR we all enjoyed seeing! Have you noticed your point tally on Active Rain no longer is publicized?  Click on your state and see the changes that AR made.  For one, you no longer know how many points you need to step up to the next level or how many the step below you has to go to catch up to you. Is all this important anyways?  In the scope of life, NO, but AR can be a game of sport which encourages blogging.  The blogging also creates increased visibility on the internet for consumers to notice us.  We also learn from each other by increased blogging.  By the point summary going away, we may now all lose a bit.  Some of us may blog less. What do you think? I do like the "CALLED SHOTS" feature.  This feature creates...

That's what the National Trust for Historic Preservation called Westerly: "one of the twelve most distinctive destinations in the country."  And you know they've seen a lot of destinations   So what makes Westerly so different?  Well, from a historical perspective, Wilcox Park has 14 acres of beautiful landscaping, and downtown Westerly is a treasure trove of Victorian Architecture.  Watch Hill also has a Victorian Elegance, not to mention a number of beaches, inns, and restaurants fronting the water, a village of shops perfect for combing antiquing with a leisurely stroll.  Perhaps the most fun piece of history in Watch Hill is the flying horse Carousel, likely the oldest in the country and definatively the last running carousel where children can still ride horses that really fly on c...

"Do you remember the things you were worrying about a year ago? How did they work out? Didn't you waste a lot of fruitless energy on account of most of them? Didn't most of them turn out all right after all?" Dale Carnegie   Worrying is a waste of our energy.  If we work hard and focus on our goals, we CAN attain them.  We spend so much time on things we cannot control.  Why?  It is truly human nature.   Are you a WORRY WART?       Ann Sabbagh  Vice-President Seacoast Mortgage Corporation 401-305-6906 or 508-243-1190 Residential & Commercial Financing MLO10920   "When you choose me as your mortgage consultant, you also choose a financial planner who cares about YOUR financial strength."

"If you always understand that the people in your life are there for a reason, you will never be angry." As Seinfeld characters would say for anger management: SERENITY NOW !     This is the world peace answer!  Now, all we need to do is have everyone repeat it a million times together to get through all the "THIN HEADS" and the "THICK HEADS"!   I "get it" now.  I don't feel anymore anger.  How about you?     Ann Sabbagh   Vice-President Seacoast Mortgage Corporation 401-305-6906 or 508-243-1190 Residential & Commercial Financing MLO10920   "When you choose me as your mortgage consultant, you also choose a financial planner who cares about YOUR financial strength."

"Courage isn't the absence of fear; it's the dealing with it." Tex Randall   What are you afraid of?  Failure?  Not being able to pay your bills?  Worried about where the next client will come from? After graduating college, my first manager told me something I remember to this day: "if you do your job well, you will reap the rewards." Every client I meet, I treat just as important as the last.  I try to make each one feel special.  For example, I had a former client refer one of their best friends to me.  They wanted to meet this past Saturday in the middle of the afternoon.  It was a beautiful weekend here in Rhode Island and I wanted to enjoy the sun.  But, I told this client that it is "all who you know": they were referred by a client who closed on their first home last month and I...

"A life without purpose is a languid, drifting thing. Every day we ought to review our purpose, saying to ourselves .... "This day let me make a sound beginning, for what we have hitherto done is naught"" !!! Thomas A. Kempis. What is YOUR purpose in the Real Estate industry?  Is it a seller's agent ; a buyer's agent; a loan officer; a closing attorney; an appraiser perhaps?  The real estate industry allows us to help others.  By helping others, we have purpose on this earth.  What is better than that? If you have questioned your purpose, take today to assess what your future purpose from this day on will be.  And, always, follow your passion!    Ann Sabbagh Vice-President Seacoast Mortgage Corporation 401-305-6906 or 508-243-1190 Residential & Commercial Financing MLO10920             ...

"Mid pleasures and palaces though we may roam Be it ever so humble, there's no place like home." John Howard Payne   With so many borrowers losing their homes, the dream of home ownership has become a nightmare.  No longer are potential buyers EXCITED about buying a home.  How do we get them excited again?  Well, when they see so many people "drowning in the pool of real estate, why would they jump into the pool"?   EDUCATION!  Educate the homeowner about the process.  Teach them the "Steps of Home Ownership".    •1)      Pre-approval/education •2)      Select a realtor •3)      Go "shopping"! •4)      Offer •5)      Negotiate price •6)      Select attorney •7)      Sign Purchase and Sale Agreement; provide deposit to seller •8)      Home Inspection (10 days to complete) Issues with Hom...

Dalia Lama sums up how to live life in 19 steps.  I hope you gain something from this post:   1. Take into account that great love and great achievements involve great risk. 2. When you lose, don't lose the lesson. 3. Follow the three Rs: Respect for self, Respect for others and Responsibility for all your actions. 4. Remember that not getting what you want is sometimes a wonderful stroke of luck. 5. Learn the rules so you know how to break them properly. 6. Don't let a little dispute injure a great friendship. 7. When you realize you've made a mistake, take immediate steps to correct it. 8. Spend some time alone every day. 9. Open your arms to change, but don't let go of your values. 10. Remember that silence is sometimes the best answer. 11. Live a good, honorable life. Then when you ...

FHA has specific guidelines regarding private sewage systems.  If you are a realtor in areas with private sewage systems, I highly recommend you familiarize yourself with the guidelines (excerpt from www.hud.gov website):   A. Community Sewer Systems: HUD no longer maintains list of approved systems. It is helpful if the appraiser notes the name of the community system(s) on the appraisal report. The lender is responsible to ensure the community system(s) is licensed and capacity is adequate to service the property. The appraiser must note if public sewer is available to the subject site. B. Individual Sewage Systems: 1. Individual sewage systems may be acceptable when the cost to connect to a public or community sewage system is not reasonable as defined by the lender. a) 3% or less of...

"The most important thing I have learned over the years, is the difference between taking one's work seriously, and taking one's self seriously. The first is imperative - and the second disastrous." Margaret Fontey   Every day I go into work and realize how serious my job is.  People need homes to live in.  Homeowners are trying to save their homes for their families.  As a mortgage professional, they are relying on our industry now more than ever.    Do I take myself seriously?  If I take myself too seriously, I run the risk of losing sight of the goal: the consumer's home. Here are: Ten Reasons not to take yourself too seriously (excerpt from: http://conisong.wordpress.com/2009/05/13/ten-reasons-not-to-take-yourself-too-seriously/)   13 05 2009 The top 10 reasons to not take yourself ...
