The Rhode Island State House is the capitol of the U.S. State of Rhode Island. It is located on the border of the Downtown and Smith Hill sections of the state capital city of Providence. If you are a history buff, this could be a great location to check out when visiting. The architecture alone is pretty amazing and just wait until you get inside. To plan your visit to the State House check out this link to see the self-guided or free tour schedule.

Interior of The Providence Athenaeum LibraryThe foundation of the Special Collections was created from the combined libraries of the Providence Library Company (est. 1753) and the earlier Providence Athenaeum (est. 1831) when they formed the current institution and merged their two collections and archives in 1836. As the library has aged, these once current titles dating to the mid-eighteenth century have become part of our Rare Book Collection, and as such, the collection mirrors the changing tastes of the membership over the past two-and-a-half centuries. The collection interests have remained consistently strong in the subjects of literature, history, biography, travel, the fine arts, and natural sciences. "Computer" data base at The Providence Athenaeum Library. I took my family to the Dave & Busters and the Providence Place Mall this weekend and was surprised at one of the changes this company had made with it's video games. It's normal routine for us to grab a bucket to collect any tickets a game spits out once the game is over. So when the first game didn't print out the tickets my son earned I had to grab an attendant who informed me of the change. This was kind of weird at first and part of the excitement for my son and daughter is both watching the machine print out all the tickets, especially after a big score, and parade around with a bucket that slowly get stuffed with the tickets. Plus it's always been fun to cash in the tickets and get surprised at what the total number of tickets comes to.Our family plays off of one game card but the ...

As a lover of books and exploring new topics, I too need to be mindful of my bookcases - making sure they are not overflowing and falling off my shelves. Books in feng shui relate to the life section of knowledge, which is wonderful, but having too many could create an in-balance of harmony. courtesy of thissortaoldlife.comSimply put, too many books in any given area of your home, let that be wealth, health, knowledge or career could relate to overwhelming the space (emotionally and mentally). It could feel weighed down energetically and visually, creating a it feeling of heaviness. It's best to sort through your books from time to time and take an inventory of what you are really reading, will read and could be donated. By doing this, you create a constant path of movement that symboli...

Which Way is the Economy Heading? Doesn’t matter!  Ask 10 people, you will get 10 different answers and no one knows who is right.  The reason most of my tips focus on building business and not on the economy is simple-I can’t control the economy.  Every minute I spend thinking about the economy is a lost sale!  The truth you MUST embrace is the following:  Regardless of the economy, there is more business being done in your area than you can possibly write up.  The only question is, how much of it will you get?”   This thinking focuses you on what you can control and one of the things you can control is your salesmanship.  I found the following article by Jeffrey Gitomer that lays out some basic characteristics of sales people-you can work on these! Most of them are mental anyway.  Mu...

Hard Money Loan Terms in Rhode Island. Also, Hard Money Loan Terms in Massachusetts. When looking to borrow money from a hard money lender or to take out a private money mortgage in Rhode Island or Massachusetts, it is a good idea to be mindful of not only the cost of the money but how the money will pay out during the construction or rehab. Generally there are two ways that the client or borrower can receive the rehab money. It's basically a pay me now or pay me later situation. Depending on the strength of the project, the work needed and the properties existing equity, some lenders may require work completed and inspected before they will cut a check for that work and then the borrower can proceed to the next phase of the work. In other instances, the lender may agree to cut a check ...

Providence Shopping Mall Turned into Micro Apartments. The Providence Arcade Shopping Mall in Providence, Rhode Island is considered America’s first indoor mall built in 1828. The mall closed in 2008 due lack of shopper and businesses. Developer and owner Evan Granoff bought the building in 2005 and sought to introduce micro apartments into the mall. Granoff kept the first floor as retail and built 38 micro apartment rentals on the second and third floor. The apartments include: Kitchen with refrigerator, sink, dishwasher and microwave. Full bath with shower. Built in beds and seating. (And some come with fold down guest murphy beds) Common room, game room, porches, bike storage and on site laundry. There are many different layouts of the micro-apartments with size ranging from 225 to 4...

Video is Where It is At! Are you Missing the BIG Opportunity to Get More Listings?  The brokers and agents that I am honored to coach and consult for and with have some amazing talents!  Some of the broker owners I work with have the ability to pull in resources and carve out niches that have propelled them to be on the Wall Street Journal's Trends list of most successful brokerages in the entire country.  One of the brokers I work with owns her own company Wescott Properties in Providence Rhode Island. She has created such a synergy in the arts community with the film departments of local colleges and universities to take real estate videos to a whole new level of professionalism and entertainment.  I am so impressed with the projects that Joy Riley- Wescott Properties  is working on a...

This is my 2nd installment of my RI Blog, the smallest state with a million reasons to live here. I previoulsy wrote about the State itslef and how it is divided into a bunch of very different counties that varies from coastline to country. And then my first blog about the individual towns would start with the small town I was brought up in, North Smithfield, historically significant in so many ways. But, But, tonight I was watching my favorite TV chef, Lidia Bastianich who was in St Louis, another great small/big city, and her show featured an Italian section of the City called 'The Hill." I was instantly salivating and thinking about our own great city, the City of Providence.  As you may recall from my previous blog, I was mentioning the great diversities of Providence. Home to Ivy L...

Being under contract is never dull. But one recent transaction that I was involved with highlighted one of the more concerning aspect of the home purchase process: the reliability of sellers’ disclosures.  Below are a few choice items that were missing from these particular sellers required disclosures, but that anyone who has ever read a Nancy Drew or Hardy Boys book could figure out at first sight of these clues: ·         When your family brushes their teeth and keeps all other toiletries in and around the kitchen sink, the bathroom plumbing is probably not working properly. ·         When termites swarm inside your house in broad daylight, you probably have an active infestation. ·         When black mold is growing on your living room wall in plain sight, you might have a mold prob...

I am not ashamed to say that despite being raised in a family well respected in Massachusetts for its architectural and high-end construction building firm, I have turned up my nose at new construction since I was old enough to decipher the difference between historic hand blown glass windows and vinyl replacements. I have carried this distaste for any home built post-1945 into my adult years. Being a bit on the stubborn side, I have rarely made exception to this philosophy. So those of you who have seen the “Coming Soon,” sign in front of the diamond in the rough on the corner of Elmgrove and Irving Avenue are likely curious about our plans for both the home currently undergoing a full restoration and the separate adjacent lot. The diamond is currently undergoing a complete restoration...

Pumpkin Spectacular - Jack o Lanterns - Roger Williams Park Zoo.  This Jack-o-Lantern spectacular display is in high gear at the Roger Williams Park Zoo in Providence RI.  From October 4- November 3 this is a must see event.  This  mega pumpkin event draws people from in state and out of state  to this amazing visual bonanza of fun.  RI real estate can be seen in a most unique setting. It was the creative genius of John Reckner, a Massachusetts native, who 20+ years ago started the idea brewing.  What you see as you walk through this zoo trail are over 5000 carved pumpkins which are all lit up.  Every year has a theme and this year it's called the "All the Worlds a Stage"...carvings depicting the Hollywood themes and Broadway shows.  All this with the background music  of the production...

“Wasn’t that the definition of home? Not where you are from, but where you are wanted.” – Abraham Vergese, Cutting for Stone       For those of you who read part one of this article a few newsletters back (I love you, return readers), I thought it might be a good time to address a key factor in a buyers home buying process. Where, and what, exactly, is “home?”   Our company deals with transient professionals and relocating homebuyers on a daily basis. Quite often, we work with young couples whose careers have led them into Rhode Island and away from the proximal support of their families. Some quickly settle into their new lives, kind neighbors, new friends, and new children. All the new fills the familial void. Here becomes “home,” and wherever they left their relatives behind becomes ...

Stigmatized property disclosures and what realtors aren't telling you. This past winter, a nearly skeletonized corpse of a man was found, gun still in hand, in a Milwaukee home. The home had recently been foreclosed on, and an unassuming realtor had the horrifying job of finding him during the initial inspection of the new listing. The man had been dead, and unmissed, for 4 years. This really happened. And while such horrors may be hard to wrap one’s head around in the normal course of a normal day; suicide, and other terrible tragedies, are unfortunately much more common right here in our little state than most people realize. Realtors, in their capacity as counsel to clients thru life's transitional phases, are sadly privy to more catastrophes than they would be in less intimate profe...

According to the first-ever United States Peace Index, created by the Institute for Economics and Peace Institute,. Rhode Island ranks as the 8th most peaceful state in the country.  Neighboring Massachusetts ranks a notch higher, at number 7. I am a native born Rhode Islander and ♥ this state and its capital PROVIDENCE. I grew up in East Providence and travelled by bus frequently to the City of Providence to shop, eat and go to the movies and theater. Today I live north of Providence in Lincoln and still always love going to Providence  I walk the Eastside Benefit Street, Wickenden, Hope and Wayland Square. I go to Gallery night at the School of Design museum, eat at special cuisine restaurants and love the Providence Place Mall and waterfire.
