Unless you want to buy a house in the immediate city limits of Reading, you may be able to buy a house in Berks County, Pennsylvania with no down payment by using the USDA Rural Loan program.   USDA is also the only major mortgage program that allows home buyers to finance any closing costs into the loan amount.  This allowable as long as the appraised value supports the needed loan amount. What's the Big Deal?  Just Change the Date! I did a Home Inspection in Morgantown, PA back in early October of last year and the client, in addition to requesting a home inspection, needed to have me do a WDI (wood-destroying insect inspection) to satisfy the FHA Mortgage company's requirements for settlement.  The WDI report showed no signs of wood-destroying insect activity and was "clear".   This client contacted us today and said they are settling on the home this week, 3 months later.  He asked if we could just change the date on the WDI report.  What's the Big Deal, right? It's a BIG Deal!  It's rare, but I do get this request from buyers or agents once or twice a year.  Often they'll tell me that the report is just a formality to make the mortgage company happy.  What's the big d...

When it's Chilly on Valentine's Day... Walk like Penguins in Love! We're having sub-zero temperatures here and  I do home inspections in Reading, PA whether it's snowing out or 100 degrees.  and I was remembering what they say when it's icy out- walk like a Penguin!  This just means to keep your center of gravity over your front leg when you are walking on ice.  My wife and I were just in South Africa last month and we visited Boulder Beach where they have wild penguins everywhere.  Now, these are not the cold weather penguins as you can see from the beach and our summer clothes!  We got some great photos while we were there.   What better, more appropriate photo for an icy Valentine's Day then this photo we caught of two lovebirds... or should I say "love-penguins!"  When it's Chilly  ...

READY SET...... GO!     Despite temperatures of 30 degrees at the start of yesterdays festivities, a fun day was had by all! Exeter township residents and neighbors didn't let the frigid weather keep them from enjoying the day.  Although, I am pretty sure that the children weathered the cold just a bit better than us older folks.  They managed to fill their baskets and buckets even with clumsy gloves and mittens on.  The smiling faces came with rosy, wind-bitten cheeks, as well.  There was hot chocolate flowing freely everywhere-- Making it feel more like we were awaiting Santa's arrival!  Many great prizes were won in all categories, thanks to the generous local business' sponsors. The mornings festivities finished  up  with all the children giggling and laughing as they watched their...

  Exeter Township Egg Scramble rescheduled to March 28, 2015   Due to yet ANOTHER snow storm today, the EXETER TOWNSHIP Egg Scramble for tomorrow has been rescheduled for next week the same time.  It will be held next week--- RAIN or SHINE.  I'm guessing that would include snow, as well.  Because we know that even though it's the first day of Spring, there could be snow lurking in our forecast until April!  (I do have to say, I remember a snowy Easter in my childhood)   See everyone NEXT WEEK!
