So, is there a new, 3.8% real estate tax, that is associated with the Patient Protection and Affordable Care Act, which the Supreme Court recently ruled on? From emails I receive, along with Facebook posts I’ve seen, and questions that clients, friends and customers ask me, I sense that there is a great deal of confusion, along with misinformation, about this tax. I won’t dare wade into the discussion about the merits of the law, but because of all the confusion about the tax, I can clarify that question. First, to be clear, in actuality, the 3.8% tax, is not a real estate tax at all. It isn’t a transfer tax either. It is a tax that will apply to some investment income. Because, under very specific conditions, it could effect some real estate transactions, it is important to understand...

I have written a number of posts about the process of filing tax appeals in Yardley, Newtown and all over Bucks County. From the comments that I get whenever I post about tax appeals, there is a great deal of confusion about the process.   There was an article in the Bucks County Courier Times on June 3rd that mentioned how the pace of assessment appeals has slowed in Bucks County. In fact, according to the article, only about 400 property owners have applied to the Bucks County Board of Assessment thus far, seeking to reduce their tax bills by appealing their properties assessed value. The article further states that appeals filed have slowed throughout Bucks County since 2009.   The actual process for filing an appeal is really quite simple.  The biggest challenge that most home ow...

Here are a few tips to put your best foot forward to a seller and still give yourself a great home buying deal.    First Things First – The Offer Price   The first thing sellers will observe on an offer is the proposed sales price.   Summer is around the corner, and hopefully we have time to make plans for some excursions. The change of seasons is also a good time to review our home safety plan. UL, the company known for international safety certification, has a great Home Safety Checklist that focus on electrical, water and fire safety.   Here are a few tips from UL’s checklist and from my own experience with my years in Yardley, Newtown and Bucks County real estate:   Smoke and carbon monoxide detectors – Be sure detectors are in working order. Change the batteries at least every Daylight Savings Time. Fire Extinguishers - If you don't have them, get one for each floor and for major living areas of your home (e.g. kitchen, bedrooms). OSHA's Fire Prevention standard requires all fire extinguishers to be "inspect...

Interest Rate News   Freddie Mac announced on May 3, 2012 that the 30-year fixed-rate mortgage interest rate is at an all time record low. Lowest-ever rates and still-recovering property values are creating an interesting real estate market for both buyers and sellers.   According to Frank Nothaft, vice president and chief economist at Freddie Mac, “Signs of slowing economic growth and inflation remaining subdued allowed yields on Treasury bonds to ease somewhat and brought most mortgage rates to new all-time record lows this week.”   The national 30-year fixed rate averaged 3.84%, down from 3.88% last week. 15-year rates averaged 3.07%, down from 3.12% last week. Freddie Mac has been keeping records of interest rates since its inception in 1970. See Freddie Mac’s site for more inter...

In selling a home, creating the proper atmosphere is just as important as pricing your home properly.
