Every month T/E School District Sales are about 20-25 for homes priced above $400,000, in December we saw a big drop off, about 50% or more to just 11 settled sales. Since the beginning of the year we have noticed more customers out there looking for homes, and hopefully we will see a step up in pending and settled sales in the momths to come. This weather has definitely not helped, although I think anyone looking right now is obviously serious. Atr the same time, there seems to be a large number of sellers wondering if now is the time to consider putting their home on the market with the Spring approaching, allowing them to downsize or move to a different location. Our market absorption is about 6 months right now, a balanced level between buyers and sellers, with a market that is acti...

Landmark in Chesterbrook, PA This is another well placed development in Chesterbrook with several homes backing up to woods and Open Space with access to the trail system that contains over 7 miles of trails and gives access to Valley Forge National Park. These homes have a New England feel and have two, three and four bedrooms with garages, several have walk out lower levels. end units with wrap around decks give the feel of much larger homes. There are two roads in here, Newport Drive and Wellfleet Lane. Size varies from 1900 to 2500 square feet and prices have ranged from the low $300,000's to low $400,000's over the last two years. There have been a few homes in this development in the last year but they are few and far between. A 2 bedroom home sold for $320,000 in November of last...

Main Street Village Whilst I love the homes in Main Street Village in Chesterbrook, PA, they are Victorian in style, spacious and well liked by owners. Here location is everything. This development is situated very close to the PA turnpike and the noise can be loud depending exactly where you are situated, especially with the proposed widening of the turnpike. The homes offer a large variety of floor plans with two, three and four bedroom homes available, size ranges from about 1800 to 3000 square feet and prices over the last 24 months have ranged from $300,000 to $389,900, whilst there are 22 homes for sale in Chesterbrook as I write, none are available in Main Street Village. Several of these homes have garages, a big plus in Chesterbrook where many townhomes have shared parking, ...

The first time home buyers $8000 tax credit was extended on Nov. 6. While most requirements concerning the tax credit remained the same, some changes were made. All the changes will apply to those settling on their primary residence after Nov. 6. 1. Date Extended to April 30, 2010 The first time home buyers $8000 tax credit was extended to cover primary residences that settle by April 30, 2010. First time home buyers are still defined as buyers who have not owned a home within the last three years. 2. A Tax Credit is Available for Current Home Owners If you have lived in a primary residence consecutively for the last five out of the eig...

Mops, Sponges and The Months Supply of Inventory The Third Quarter Tredyffrin Real Estate Absorption Rate is looking more like a normal real estate market instead of one drowning in inventory. Some months I have felt like I needed a huge mop to soak up the excess inventory. And in some markets that’s still the image that resonates. But here in Tredyffrin Township for the Third Quarter Real Estate Market, we’re showing signs of recovery. The months supply of inventory is down to 5.6 months. See Main Line Pa Today to read more about the Absorption Rate and Months Supply of Inventory in Tredyffrin Township Third Quarter 2009: Tredyffrin Third Quarter Real Estate Absorption

Good New For The Tredyffrin Real Estate Market? Should I take my Listing off the market for the holidays? As the Market Dynamics for Tredyffrin Township show, all of the Median Price indicators are down for September 2009 as compared to September 2008 and September 2007. While it’s painful to write that all of the Median Price indicators are down, we could view these statistics as a positive indicator.   See Main Line Pa Today for information about Tredyffrin Township third quarter September 2009 Market:   Tredyffrin Real Estate September 09 Market Report

Reverse Mortgages are very appealing to older home owners on Philadelphia’s Main Line as well as in other areas of the United States during these hard economic times. A reverse mortgage is basically when a lender gives you a cash advance on the equity you have in your home. You don’t have to pay back the advance until you either sell the home or die. However, there are several things you should be aware of before getting a reverse mortgage, such as: 1. How much money will you actually be able to borrow? There is a maximum home value which was just raised from $417,000 to $625,500, although you can’t obtain a reverse mortgage for the full value of your home. A formula is used to determine how much you can borrow. This formula takes into consideration how old you are (the older you are th...

There are no shortage of opinions about our current real estate market. Just about everyone has become a real estate prognosticator. I will say that I’ve never seen anything quite like this market in my 18 years as a Realtor.  More than usual, the Buyers and Sellers appear to be marching to the beat of a different drummer. This is apparent in the disconnect between the August increase in the Median For Sale Price and the drop in the Median Sold Price and Under Contract Price. From the 5% median For Sale price increase of $439,900 over the August 2007 Median For Sale Price of $419,500 to the 6% Median Sold price drop ($435,000) in August 2009 as compared to August 2007 Median Sold Price ($462,450), it appears that, at least here in Tredyffrin Township, Buyers and Sellers perceive the mar...

Money magazine had a great article on credit in its September issue. Many people on the Main Line, who are interested in real estate, ask me if it is hard to get a loan these days and the answer is “no” if you have a good credit score. What is a good credit score and how can you keep it high? FICO is the most used credit rating system. The top score is 850 and the lowest is 300. “You need a 750 or better today to have the same treatment you got with a 700 two years ago,” says John Ulzheimer, president of consumer education at www.Credit.com. The higher your score the better the interest rate you are able to obtain for a mortgage. To achieve the best rate, you need to do the following: 1. Know your score. You have three FICO scores based on the information at the three credit bureaus: Ex...

The Truth In Lending Act of 1968 (TILA 1968), also known as Regulation Z was designed to protect consumers by requiring full disclosure of all lending fees to a potential buyer prior to purchase and settlement. How Will Amended Regulation Z Changes Affect Buyers and Sellers?  Regulation Z has recently been amended, and will apply to loan applications filed on or after July 30, 2009. It’s a law and a fairly complex one at that. I included the full amended link here. The tiny print just reminds me to get my eyes checked. “Say What?” is a fairly common response to the question of, “How are you preparing to respond to the new provisions of Reg Z?
