I have found that if you have a client that is behind on their mortgage and it has not gone to sheriffs sale it is a great opportunity to sell it quickly and provide a buyer with a chance to get a GOOD DEAL. Banks are more than happy to sells these homes......They do not want them back! They are in the business of financing not being the owner of real estate. This is where the money is right now for Realtors. The advantage for the sellers to work with you is that you are saving them from Foreclosure. In my market area the short sale properties are the ones that are selling right now. I have had the best sales in February and March than I have had in a long time............ChaChing!

    I'd written a blog some time back about a really fun exhibit that I'd seen at Pottstown's Community Days.  It is called Reflections of World War II.  It is a large trailer/vehicle that has been converted into the "Home" of a typical family during WWII; from an old icebox, and nostalgic music on the radio to the exact bedroom with chenille bedspread that my own grandparents had, back in the day!   The people that "live" in the exhibit are all dressed in the garb of the day...They are true history lovers and are there to make the experience truly real for you and your family.  I wanted to include their calendar of events so during the course of this Summer of high gas prices- you might be able to have some fun during what many families are calling their STAY-CATIONS! The Homeownership Initiative Program in Pottstown just got a healthy jolt--IT DOUBLED! This time it's in your favor, Mr. (and Miss-don't want to leave anyone out!) and Mrs. Homebuyer in Pottstown!  Usually, we're dreading gas prices, taxes, food prices etc. doubling and we all know what it feels like when those prices are doubling by leaps and bounds these days. But this time you're receiving - not giving!  This program began several years ago with money that was received through the Montgomery County Revitalization Fund.  It's purpose is to provide forgiveable loans to new homebuyers in Pottstown to make improvements to their homes.  The original program was set up for a single residence to have a $5000 maximum available.  That limit has just jumped to $10,000.  How great is that?      Flashback three years ago.... if you had a home to sell that was clean and in good condition, you could pretty much bank on it selling pretty quickly.  As a matter of fact, in many neighborhoods, buyers had to have the speed of light on their side to get an offer placed in time before that average home was snatched up right before their eyes.  Buyers were overlooking the little things that they otherwise might be focusing on in a home and going with the idea that they can make those little fixer-upper changes on their own.    Flashforward (is that a real word--I dunno; not sure on that one!) to 2008... your home must not only be clean and in good condition--it really must be virtually flawless and presented impeccably.  Having an agent that has an excellent staging team on board is...

My daughters have attended the school since age 3 in 1998.  I could not be happier with the school and how safe, informed, and well-rounded, and confident my daughters are.  They are leaders.  If anyone is considering this school, you should know it is worth every cent and I think one of the best things you can give to your children.  I have been monitoring how their peers are doing in public school and there is a world of difference.  At Wyndcroft, they grow up slower, are exposed to less of the bad stuff, and the teachers are very in tuned and concerned for each child.  Any problems are given attention right away.  There is a nice balance of nurturing, especially for the younger children, and academic challenge.  I am so thankful there is no girl-boy craziness at all in the school lik...

    The Luden's mural is located on the rear wall of 236 High Street. Luden's Candies originated in Reading PA in 1879 and was owned by William H. Luden.  One of the first products was "moshe" a Pennsylvania Dutch treat made from brown sugar and molasses. Luden expanded his operation from his mother's kitchen to a larger facility at 6th and Washington Streets in Reading in 1892.  The extensive candy line grew to include cough drops, hard candy, as well as chocolate and marshmallow products.      The Coca-Cola advertisement is located at 113 High Street.  Coca-Cola was invented in 1886 by John Pemberton, a Civil War Veteran and Atlanta pharmacist, while trying to develop a headache cure. Coke was first bottled in 1894 and today is recognized as the most popular soft drink found all over the world. This mural can easily be seen (it's by far one of the brightest colored of the murals!) heading west on High Street just past the Weitzenkorn Mural at 145 High St.  I especially enjoy the cute saying, "Relieves Fatigue".

The Garage-Dodge Agency, Ford Accessories advertisement is located at 14 South Hanover Street.  The origin and intent of this mural remains unknown. It is possible that several messages are blended on the advertisement including car sales, car parts and/or car insurance sales.  The building that houses this mural has actually been home to a taxi company over the many years as well as several other businesses.  This mural can be seen heading south on Hanover Street, while the Wrigley's Mural will need to be viewed heading north on Hanover Street.

The Wrigley's Spearmint Gum advertisement is located at 18 South Hanover Street.  The Wrigley Company was founded in 1891 by William Wrigley Jr.  Mr. Wrigley was a pioneer in the use of advertising to promote the sale of branded merchandise.  He saw that the consumer's acceptance of Wrigley's Gum could be gained faster by telling people about the benefits of the product through newspaper, magazine ads, outdoor posters and other forms of advertising.

    I just returned from my stroll down memory lane in downtown Pottstown.  For any of you who haven't done that in some time, you really should get down there.  The 100-200 blocks of High Street have some very beautiful renovations; from the city hall promenade to all of the upgrades to the facades on the local businesses.  The architecture in the downtown tends to be forgotten by the "regulars" who may have come to overlook the beautiful work over the years--but people just coming through the downtown seem in awe of the "old styles".      As promised, I have retrieved photos of the five Historic Advertising Murals on the local businesses and will be posting them here in several parts. 1.  The Hart Schaffner & Marx clothing advertisement is located at 145 High Street.  A.      Have you ever seen or heard of the old types of "billboard advertising" that was painted on the sides of buildings?  I'm sure some of you have seen the old faded remnants of Mail Pouch tobacco advertising paintings on the side of a barn somewhere?  These were common practice in days gone by.     Pottstown's Downtown has adopted a really wonderful program called Restored Advertising Murals.  There are currently five different locations that have murals restored by local artist, Tim Riegel of Reading PA.  This is a truly unique way to embrace the town's rich business history.  The Tri County Chamber of Commerce offers walking tours of the buildings which not only point out the advertising murals but showcase the architectural features as well as give a history of the local business. ...

     This program offers single-family homes $5000.00 and conversions of multi unit homes back to single family upwards of $35,000.00 in grant funding.  Please visit the Pottstown borough website http://www.pottstown.org/economic-Information.htm for more information and specifics for the map of the area that is covered by this program.   Montgomery County First Time Home Buyers Grant and a Renovate and Repair Loan Program:  First time homebuyers may be entitled to funding.  This process should begin prior to selecting your home.  It is wise to speak to your realtor in advance about the county offered programs.            Pottstown Airport's Community Day was a huge success...ask any of the children that attended...and let me tell you there were plenty!  What kid wouldn't be absolutely thrilled by Free Airplane rides, small planes of all designs and colors landing and taking off so often that if you'd blink you'd miss one?  There was a huge military helicopter on hand that offered a walk-through and plenty of photo ops.  Top the day off with Free hot dogs and drinks for all and balloons everywhere and gorgeous weather...who could go wrong?  Congratulations to all that helped make this community day such a success and kudos to Pottstown for making family such an important factor this very beautiful Saturday morning!
