I've been buying and selling condos in Pittsburgh and Allegheny County for years, and if there's one thing I know, it's this: There's no point to condos if they aren't comfortable.I don't just mean furniture, or temperature. I'm talking about its location-- how far away from work do you want to live? Amenties: does it have hardwood floors? Skylights? A washer and dryer? A large enough living room? Of course, don't forget price! Will you pay too much? Are you happy with your mortgage? It's not enough to just buy a condo or townhome (or even a patio home!) in Pittsburgh without taking some time to think about the little things that could one day become the only thing.I Know What I'm Doing.Let me help ask the questions, search the neighborhoods, scout the distances to your office, and do th...

To make the move to your newly purchased Point Breeze home for sale in Pittsburgh easy for your beloved furry friends, here are some helpful tips to keep in mind:  Make sure you have all their veterinary records updated. From their vaccinations to medications, you should have a copy of your pet’s medical history so that the new vet will know how best to take care of your pet. Is it a good idea or a bad idea to ask for a seller's assist when making an offer on a home? The best way to look at a seller’s assist is that it is real money to the seller. For example an offer of $370,000 with a 3% sellers assist ($11,100) is just about the same thing to the seller as an offer of $358,900 without a sellers assist, because in both cases the final net amount they receive in their check at closing is $358,900 (minus their closing costs). Reasons for asking for a seller’s assist…You will bring less money to closing, for example if you were going to have to bring a check for down payment and closing costs for $20,000 and instead you get a seller’s assist of $10,000, then you will only need to bring a check for $10,000 to closing – so you can spend the extra money to make r...

If you are a buyer that is planning to purchase this summer or a seller that will be closing on a home after August 1st you should be aware that new government regulations will be making changes to the closing process that may effect when you finally close on the home. The largest changes will be related to the final accounting of costs at closing. When a buyer applies for a loan they will now be given a Loan Estimate detailing all their costs to purchase. They must get this within 3 days of making a loan application, and if there are any of a number of changes during the mortgage process it must be resubmitted to the buyer. The buyer must have 3 days to look this over before any of the next steps towards closing can be taken. Then no less than 3 business days before closing the lender mu...

Yes it can, there are all different types of mold requiring different moisture rates. One specific example are basidiospores which you may see on a wood 2x4. This type of mold is associated with dry rot which means it does not need high levels of moisture to survive once this mold is present to survive.       Molds can also use humidity as a moisture/water source and grow on solely humidity as the food source such as wood/drywall can absorb that moisture from the air. Once mold is present it will release spores whether it is alive or dormant which can have allergenic effects.       When visible mold is present the best way to get rid of it is to physically remove it from the building, eliminate the water source and control air flow and humidity. There is a big difference between killi...

I am a industrial hygiene trained specialist - it is amazing the unethical practices the most of the mold removal companies/mold mitigation companies - sad that Angie's list has a mixed category not educating the public that a mold removal company should never touch a testing instrument. It is not only unethical, it is like a student creating their own final exam - the best way I can describe this. It's the mold scam 101 Pittsburgh - just this past year I have multiple clients that have been involved in real estate transactions approximately three years ago. They're getting sick in their building. They thought the problem was cured. They did everything to control humidity in the water issues. The real problem was they were scammed by the mold removal companies that did their own testing...
