Today, I read an article telling buyers that they should fire their Real Estate agent if they own a computer. Usually, when I read something like this, my blood pressure would increase. I would get upset and feel like I had to call someone and vent. Instead, I laughed. I thought about all the for-sale owners there were and how many ended up listing their homes with an agent.  Statistics show that 97% of for-sale by owners list their house with an agent. There was a time when I did very well working primarily with for sale by owners.   They did not feel they needed to pay an agent to help them sell a house. My seller was re-doing his condo. The tenant he had in there destroyed the place. He called me to meet him there he found me from my post on Active Rain and wanted to know if I knew I contractor that could help him fix it up. The contractor and I met him there. It needed new kitchen cabinets and flooring, light fixtures, and so much more but the condos were selling for good prices it was worth fixing.The contractor gave him a price and the work began. I called her and texted her to go over it with her before I presented it. It took her a day to get back to me. In the meantime, I alerted my seller we had an offer, but there was some question I needed to ask the other agent first. When I spoke with the agent she assured me she would get me the missing paperwork. I attended a Zoom meeting on ChatGPT presented by my local Bucks County Board of Realtors.  Wow, it was really fascinating. Chat-GPT is an artificial intelligence that has been up and running since November and in the works for much longer.  Chat-GPT's input is only up to date until 2021, The free version is 3.5 and can be found at open AI.com if you want to try it and learn to use it. It would be a great idea as it is going to be the wave of the future. There will be so much ChatGPT will do for us in Real Estate. The New Year is here and just like that so are rising prices. Last week when I went food shopping I walked out of one of the stores because I refused to pay that much money for cheese and eggs. The following week the same store cut the prices in half. There is one store I go to for bottled water and soft drinks because otherwise, I pay a soda tax to the City of Philadelphia. The money originally was for certain school programs so it was bittersweet. I  make a trip to my local Acme shop to purchase items in Bensalem. I check to see what is on sale plus they carry a local homemade pasta brand I love.  A Boutique TJMax is right next to them if I have the time I stop in.Now mind you I am one person and my food bill has gone up considerably. It must be difficult for young families to manage....

Rivers Bend is a small condo community that is pet-friendly which makes it very desirable to many buyers. It is not a gated community. It does not have amenities such as a clubhouse or pool, but it is very well maintained. The community does have outside maintenance such as snow removal and landscaping. The association does take care of roof replacement and siding if needed. There are no amenities therefore fees are not as high as in a gated community.   Rivers Bend is pet friendly and that is a plus for this community. Many people contacted me from these blogs and that was what I wanted so if that is what you are looking for here are some tips.  Delaire Landing a Gated Waterfront Condo is not just a place to live but for many, it is a way of life. There are many Social events, Club Activities, parties, and charity events. Many people love to play cards or perhaps Bingo is your game. There is a gym and library all free for residents.  Just last week children has breakfast with Santa. I am so grateful to wake up every morning and go to sleep each night. I am truly blessed to have so many close friends who care about each other in my community. I have friends that I had when I was growing up as a child. I have other friends that I have made throughout the years. I come from a small family and many of them have moved to Florida. Some have moved to other states. Personally, I like the change of seasons. In Summer, I love to go swimming and have fun in the sun. I get to see most of my pool buddies they are so special to me.  Fall is the colorful time of year light jackets are required. Here is an easy recipe for homemade cranberry sauce that will take 15 minutes  from start to finish 1 cup of water 1 cup of sugar1 pack of rinsed cranberries add a teaspoon of vanilla to the water Put water and sugar in a saucepan and heat together stirring on medium heat until the sugar is dissolved. Slowly add the cranberries and turn up the heat once the heat is boiling quickly turn it down to medium for 10 minutes stirring occasionally. you will hear the skins pop. Be careful (if you want to add raspberries now is the time ) mix and remove from heat . Let it cool it will thicken into a beautiful sauce refrigerate or serve warm - You will never eat canned again Happy Thanksgiving to all my friends, family, and especially my clients

Time to write my Thankful post and this week what comes to my mind is that I am really and truly Grateful for Active Rain, especially the wonderful friends I have made over the years. I have this little friend I am so grateful each day for her love.  A companion that follows me everywhere. She is small and beautiful. She is unusual as she follows me without a leash when I take a walk outside. My neighbors are amazed especially those that also have a pet like her. If you did not see her picture you may have thought it was a dog. For those of you that know me, it is Cleo my Siamese cat. It is almost time don't forget to turn your clocks back one hour Nov 7 :  2 AM 2022 This may be the last year as Congress is voting to do away with Daylight Savings Time. There are some states that do not have DS T such as Arizona and Hawaii. A CBS News poll in March found that 10 Americans prefer to keep a consistent time year-round, but there is not strong agreement on whether it should be daylight saving time or standard time. Forty-six percent of those surveyed said they prefer daylight saving time, 33% said they liked standard time, and 21% percent said they’d rather keep the status quo.What is your opinion?
