However, the ease of the Internet and the utility of social media can make it easier than ever to find the right buyer. If you’re getting prepared to put your home on the market and are trying to determine a strategy, here are some ways you can use social media to improve your selling odds.Tweet Out The DetailsTwitter accounts may more frequently be linked with a person, but because of the short burst of information involved in a tweet, it’s actually a great way to market your home. It’s easy to be enthusiastic and excited about the prospect of home ownership, but it’s important to be aware that there are many ways potential buyers can be taken advantage of. From courses for homeowners to companies trying to make a quick buck, there are many things to avoid. If you’re on the market for a home and are trying to find the mortgage that will best benefit you, here are some of the tricks you may want to be wary of.Forgetting About The FinancesThe amount of home you can afford and will be approved for largely comes down to your debt-to-income ratio and your credit history, so if you’re not getting the tough questions about money, this may be a bad sign. While it’s not the lender’s job to make a budget for you and decide your month-to-month expenses, if they’re embellishi...

The prospect of finding the home you’ve always dreamed of can be such an exciting prospect that it’s easy to forget all about the process of negotiating. However, it’s important to keep a few things to yourself when it comes to the art of making the deal. If you’re currently searching for the right place and are preparing to sign on the dotted line, here are a few phrases it’s best to avoid.Declaring It Your Dream HomeThere’s nothing wrong with finding the ideal home and getting enthusiastic about the prospect of owning it, but it’s very important not to say too much to the homeowner or the homeowner’s agent. While it’s certainly welcome to be a polite home viewer and mention some of the features you like, giving away too much will inform the homeowner of just how much leverage they hav...

Once you’re done with debt and you’ve started to save, it’s commonly the case that you’ll start hearing about the risks and rewards of investing in stocks or real estate. With all of the busyness of the winter months and most people settling in for the season, it can be hard to achieve a successful home sale at the end of the year. Fortunately, if you simply can’t wait to put your home on the market, here are some staging tips that will engage potential buyers so you won’t have to wait much longer for an offer.Add Accents To Your NeutralsIt’s often the case that a home with neutral colors will show better because potential buyers can envision themselves in it, but there are ways to dress up neutral tones that will add spark. Instead of leaving your place too ho-hum, try punching up the color palette with a few bright pieces that will catch the eye. Whether you add a throw, some pillows, a vase or a vivid painting, this can be a simple way to create a las...

Not sure if you have been to King of Prussia mall recently. Over this last year they had been extending or connecting the two parts of the mall, which actually went by different names even. Now under one name, King of Prussia Mall, it is connected with the most gorgeous bridge, extra parking under cover and valet parking where they will also clean your car whilst you shop. It is gorgeous! As a local Realtor where people can shop is important and having one of the premier locations in the country nearby helps home values considerably. I was over at the mall early the other morning, getting tires changed on my car at Costco, and so the place was very quiet and allowed me to get some great photos of this new area connecting the two parts.Firstly, it is decorated for the holidays, the floor...

Last week's economic news included readings on February construction spending and multiple reports on employment data. Private sector employment was higher in March, but The Bureau of Labor Statistics reported that Non-Farm Payrolls for March fell short of expectations. According to Freddie Mac, mortgage rates ticked upward. Employment And Unemployment News ADP's payrolls report for March was higher than February's reading, with 191,000 new private sector jobs added. In February, 178,000 jobs were added. February's reading originally showed 138,000 new jobs added. While analysts were confident that private-sector employment was showing signs of stability, the U.S. Bureau of Labor Statistics swamped excess confidence in labor markets Friday with its March reading for Non-Farm Payrolls. 1...

This Week's Montgomery County Mortgage News - March 31, 2014   Last week's economic news includes several reports about housing markets. The S&P Case-Shiller 10 and 20 city housing market indices, the FHFA House Price Index, New Home Sales and Pending Home sales reports suggest that the national housing market continues to grow, but at lower rates. Regional readings varied and suggested that winter weather was a negative influence on affected markets.   In a press conference held on March 19 Federal Reserve Chair Janet Yellen said that severe winter weather had interfered with the Fed's ability to get a clear reading on economic developments. The Case-Shiller 10 and 20-City Home Price Indices for January showed year-over-year growth of 13.50 and 13.20 percent respectively. The 20-City H...

Case Shiller Price Index Shows Highest Year-Over-Year Gains Since 2006   The Case-Shiller 10 and 20-City Home Price Indices for October were released on December 31. Although home prices in most cities continued to show year-over-year gains, the pace of home price appreciation is expected to slow in 2014. Year-over-year increases have been in double digit territory since March 2013, but month-to-month readings suggest that the rate of increasing home prices is slowing. According to David Blitzer, Chairman of the Index Committee at S&P Dow Jones Indices, “…the monthly numbers show that we are living on borrowed time and the boom is fading.” The 10 and 20 city indices are showing that home prices some cities that were showing little or no growth in 2013 are posting higher rates of appreci...

Mortgage News for Week of January 6th, 2014   The last week of 2013 brought relatively good news in view of the economic roller coaster rides caused by legislative impasse. A brief shutdown of federal government agencies, and nail-biting suspense over if and when the FOMC of the Federal Reserve would taper its quantitative easing program. Last week's news was not high in volume due to the New Year holiday, but it does suggest that a general economic recovery is progressing and that housing markets are leading the "charge!". Here are the details: The NAR's data of month-to-month reading of 0.20 percent showed an increase of 0.20 percent over October's reading of -1.20 percent, which was the lowest reading for pending home sales in five months. Lawrence Yun, chief economist for NAR, said ...

New Home Sales Show Healthy Year-Over-Year Increase   The holiday season and winter weather slowed home sales in November. Last week, the NAR reported that sales of existing homes had slumped to their lowest level in nearly a year, but this was not unexpected.   Short supplies of available homes and rising mortgage rates have increased pent-up demand for homes have kept some buyers on the sidelines. Improvement In The Labor Market 4.90 existing homes were sold in November; this was lower than the 5.13 million existing homes sold in October, as well as lower than expectations of 5.00 million existing home sales in November. Existing home sales for November 2013 were also 1.20 percent lower than for November 2012; this is the first time in 29 months that existing home sales were lower yea...
