As this weekend comes to a close I reflect on a semi productive week and weekend.  This weekend I was able to finalize by business plan and 411, get organzied for a few meetings this week, put in two offers that seem like they have a very good chance and organize my prospecting list.  At the top of my list was to get my database in order and send an email blast but never did that.  Another holdoff with no good excuse.  This weekend I was also able to preview 10 homes in my farm area of Saw Mill Valley in Horsham , PA and also reconnect with some old friends.  I will be blogging again about my farm area the more that I learn about it. A little early but some good info!  Horsham Township has received the following collection schedules for live holiday trees: Allied Waste Services (this includes United Group Services customers) Saturday, January 3, 2009 For more information contact Allied Waste Services at 215-723-0400. Ches-Mont Disposal Saturday, January 10, 2009 For more information contact Ches-Mont Disposal at 1-800-710-1333. Horsham Township has not yet received a holiday tree collection schedule from Waste Management or G & C Waste Services. Only live holiday trees will be picked up on these dates. Place tree at curb where you normally place your trash containers.

Residential real estate sales for the month of October in Horsham Township included 15 units sold. The average days on the market for all of the homes came in at 60 days. This 60 days on the market is a great number. It proves that Horsham is still fairing better than some other areas. The price difference from list price to sale price was 93.61%. This number is also better than some of the other areas I have been studying. Horsham grants preliminary approval for redevelopment of Golf Zone The Horsham Planning Commission recently granted preliminary approval to New Jersey-based Develcom Development Company to construct a bank, four-story hotel and a Car-Mart on the site where the Golf Zone sits at 1020 Easton Road. Develcom has agreed to address storm water and grading issues at the site. Although Develcom has worked to gain approval of variances from the township's zoning hearing board, there is no timetable for the next step of development. For the past few years I have been going to the Jumbo Sushi house located in Horsham, PA in Montgomery County.  Recently the owners have changed names to Yama Japanese, however that is not the only change.   With an enhanced menu, exceptional service and amazing quality sushi and now other Japanese favorites Yama has by far been my number one stop for great Japanese food as well as my ideal location for business meetings. The restaurant and owners and truly authentic and always greet you with a friendly hello from entering the door.  I honestly cannot say enough good things about this place.  The Horsham/Willow Grove area is not known for fine cuisine yet this place is a little surprise that will hopefully get more well known. For the month of June, home sales in Horsham were as follows: 26 Single family houses settled totaling $10,762,000 in total volume. 5 Condo units settled totaling $1,245,00 in total volume. The majority of these home’s that sold in Horsham went under contract within the first 30 days on the market. The numbers presented here in my opinion shows great evidence to buyers and sellers in Horsham that the market in the area is still moving, and the activity is there. Sellers should be optimistic and not reluctant about placing their homes on the market. Horsham residential real estate activity in May included 17 closed transactions. 6 of the homes that settled were in the $250,000 to $300,000, which made up the majority. The good information for the sellers is that in May, homes sold for a total of 96% of their original asking price. This data in my opinion shows that the market is going well in the Horsham area and the surrounding townships. Homeowners who want to sell their homes should not hesitate to get their homes listed. Horsham Township is now selling discount movie tickets for Regal Cinema. Our tickets are good for any movies that are in the theater. Come by the Horsham Township building to pick up tickets for you to use, or give as gifts. Our tickets are $7.50 and can be used for any movie. In 2007, Money Magazine ranked Horsham, Pennsylvania as #15 out of 100 Best Places to Live!  The focus was on smaller cities across the country that offered the best economic opportunity, good schools, safe streets, things to do and a real sense of community.  As a long-time Horsham resident and a Hatboro-Horsham school district graduate, I could not be more proud!  I love everything about this town from our parks, restaurants, and community events to our rich history.  I even love the airplane noise from the Willow Grove Air Base!  But I especially love selling homes here.  Our local real estate market is fabulous!  Potential buyers are well aware of the value of living in Horsham, and that has contributed to keeping our market strong.
