In October of 2008, my husband's best and closest friend died tragically on the job site.  (Click here to read the post I wrote about this accident.)   Dave Kotash, my husband's best buddy, loved to go to Musikfest.  In 26 years, he never missed a night attending this great musical festival in Bethlehem, Pennsylvania.   On opening night, July 31st, Dave's brothers released butterflies in honor of their late brother.      I'm sure Dave is still attending Musikfest and is continuing his tradition.

When searching for a new home, it is important to remember that finding a quality community with services you need nearby is just as important as choosing a home.  The community you select will have a huge impact on how well you enjoy your home. Lehigh Valley is Pennsylvania's third most populated region, and the community is always striving to improve and make a difference.  There are always community events taking place.  Right now you can help the Lehigh Valley community by participating in the 10th annual Share a Haircut program.  This annual program is being sponsored by the Hair Cuttery from August 1st -15th. This program provides children in need a fresh haircut to start the new school year. Every time a child, ages 18 or younger, receives a haircut in any of Hair Cuttery salons,...

It's the first week of August and that only means one thing in Bethlehem, Pennsylvania.    MUSIKFEST   What is MUSIKFEST??  Musikfest is one of the biggest events in Bethlehem.  In simple terms it is a festival of assorted music.   Musikfest offers many different types of music for 10 days.  You can hear not only rock, folk, and jazz, you can also hear polkas (and dance to them, too), grease-bands, Christian music, Native American music, Celtic music and dance, bluegrass, carillon (I'll explain this one in another post), swing, and much, much more.    Even some big name bands are playing, such as "The Commodores", "Asia", American Idol winner "David Cook", "Yes", "B52's", "Pat Benetar and Blondie", etc.  I think you get the picture.   Not only do you get to enjoy different music and d...

The new kid on the lender's block is the 40 year mortgage.  A 40-year mortgage will make your monthly payments lower, but they typically have a higher interest rate and cost more over the lifetime of the loan.  The 40-year mortgage may seem like a good deal, but it is important to factor in the higher interest rate.  For example, the difference between a $100,000 30-year fixed rate loan at 5 percent and a 100,000 40-year fixed rate loan at 5.25 percent would be $46,560 in additional interest expense. The 40-year mortgage could possibly work for buyers that need a lower mortgage payment to qualify for a larger loan, or who are looking for the lowest payment possible.  A good thing about the 40-year loan is that buyers will still be paying down the principal, just at a slower rate.  Also,...

Many homeowners try to sell their homes when they are faced with foreclosure. The goal is not only to sell the home, but to do it quickly. If you want a quick sell, make sure you correctly price your home, market it, and that it is in good condition. You need to make sure you don't overprice your home.  If you want it sold, then you must price it aggressively low.  If the home is overpriced, it will sit on the market a lot longer than you want it to.  It is important to be realistic about what your home is currently worth.  Don't worry about the fact that you paid more for your home than what the homes in your neighborhood are currently selling for. Remember that your goal is to quickly sell your home and avoid foreclosure. Make sure your home is well-marketed.  It should be listed on t...

Before submitting your offer, it is important to remember that homes always sell at market value.  The market value is determined by what the buyer is willing to pay for a home.  You are the market, so to avoid receiving a lot of rejected offers, it is important to remember the following when making an offer: Don't offend the seller. Remember that the seller is emotionally connected to the home.  Avoid negative comments about the property.  Your goal is to have your offer accepted, not rejected. Personalize the offer. You can personalize your offer by writing a cover letter about why the home is right for you.  Personalizing your offer can help the seller feel a connection with you, and they may be more likely to accept your offer. Defend your offer the right way.  Don't say "this is al...

Multigenerational households consist of three or more generations of parents and their families. With the fall of the economy and so many people losing their homes to foreclosure, multigenerational homes are definitely increasing.  Many people are being forced to move back into their old bedroom at their parent's house. This household structure is allowing families to come together, and overcome the high cost of living and housing. According to a recent AARP Bulletin study, the number of multigenerational households climbed from 5 million in 2000 to 6.2 million in 2008. With unemployment steadily increasing, the number of multigenerational households will continue to increase as parents and children pool their resources and their households. The future first-time homeowners will be olde...

Many homeowners are waiting for the right time to refinance, and get a lower interest rate.  In the past, those with good credit received praise from their mortgage broker when they made the initial purchase.  A lot has changed since that initial purchase and those that were receiving praise in the past may not get that same praise now. A credit score of 620 or higher used to be good a few years ago.  Since last August, a good credit score is considered 740 or higher. In the past any score above 700 was great, but to be considered great, the score needs to be near 800. This means that some people who used to have great credit now only have good credit.  These people now must either pay higher rates or make changes to improve their credit score. Ironically, in today's market, even those ...

Foreclosure, missed payments, and short sales all have credit, legal, and tax consequences, which can have a serious impact on your financial future.  Unfortunately, some people are unable to avoid these situations. Below are the consequences of each. Foreclosure If a home is lost by foreclosure, your credit score will go down by 250 to 280 points.  It takes approximately three years of consistent on-time credit payments to raise your credit score.   Also, the lender could come after you for the difference between the home's market value at the time of the foreclosure and what is owed on the home.  Fortunately, they almost never do. Missed Payments Your credit is not affected by missed payments until it is 30 days late.  One 30-day late mortgage payment can lower your credit score from ...

Within a short drive from the Lehigh Valley, there are beautiful homes in the mountains or by the shore that are great options for second homes or vacation homes.  As tempting as having a weekend (or annual) retreat available is, buyers should do research before financing a second home.  Make sure you crunch the numbers, so the purchase doesn't become your worst financial nightmare. Below are several tips that every buyer should review prior to purchasing their dream vacation home. Use the equity in your first home or pre-tax funds form an IRA towards the purchase.  This can help you avoid higher interest rates and larger down payments. Work with an experienced mortgage broker. Get several insurance quotes before making an offer. Save 2% of the home's value for maintenance costs.  If th...

Raven and Hamlet made their debut yesterday in downtown Bethlehem in Pennsylvania.   Now who are Raven and Hamlet?  What is so special about them?   They are the 2 newest members of the police force and they were out and about in the streets of Bethlehem getting accustomed to their new surroundings.  They are both Fresian - Quarter Horse crosses which are now part of the mounted police team in Bethlehem.   Many in the community came out to greet and welcome the newcomers.   Every year, the police horses patroled during Musikfest at the beginning of August.  They were such a big hit during this time, that the police force decided to keep the mounted patrol year round.   The Bethlehem police department established a fund to help offset the cost of caring and feeding the horses.  All don...

Low interest rates and real estate prices have many affluent parents considering purchasing a home for their children.  Parents are trying to move assets out of their estate, and get a deal on property. Although this seems like a good idea, it isn't because it doesn't allow them to get the best return for their estate-planning. The federal tax law allows a $2 million lifetime gift exclusion.  This allows married couples to give in their lifetime or leave to their heirs at death, $2 million before tax is owed.  Since a home is not an income-producing asset, it is best to save the $2 million lifetime gift exclusion for other estate-planning that will provide a better return. Instead of purchasing their children a home, financial advisers recommend considering one of the following three op...
