A very dear friend of mine, Marie, has lived in the same home for over 50 years. She and her husband raised their 3 children in this first and only home, and as you can imagine there are plenty of memories stored there. Oh, you can bet things have changed over those 50 years, including the once rural landscape. Her home now sits on a busy thoroughfare, but it's still home sweet home to my friend, and she plans on staying there forever.  Marie and I have a long history too. We met over 15 years ago, when I first moved to the Bethlehem Area. We volunteered together for 10 plus years in a program where we shopped for the elderly. We did our work; we laughed alot and had heart to heart talks too. It was during our chats while volunteering that Marie encouraged me to pursue getting my real e...

To Build or to Buy your Bethlehem Area Homes, that is the question? Whether you’re relocating to the Bethlehem area, buying your first home, or want to upsize or downsize chances are one of the first decisions you’ll be making other than location is whether you want to: ·         build a new home from design through construction ·         buy an already completed new home, commonly called a spec home ·         or buy a resale home Buying a new construction home that is already completed is almost the same as buying a resale home, but building a home from design through construction is a big task that could take more than a year. To help you decide if building is a project you’d like to embark on, consider these 5 Steps: Land/Lot If you already own a lot that you plan on building your ne...

3 Simple Ways Your Seller's Disclosure Helps  Sell Your Home. If you're selling your home and you're hiring a Real Estate Agent to help market, prepare, and get your home SOLD, you already know you'll be filling out a lot of paperwork. There will be contracts, notices, and various disclosures to name a few of the documents you'll need. If you're like most people, you probably don't like filling out paperwork and may even think it's unnecessary. Filling out and understanding all the documents involved in a Real Estate transaction can be daunting and overwhelming, but doing so will make the process less stressful in the end. Once you've selected your Real Estate agent plan on spending a couple of hours with her to go over all the documents and how the process of selling your home works. D...

Bethlehem PA Real Estate keeps you on your toes and in the know! One might think that after 10 or 20 or 30 years–10 years in my case, about 30 years for my Broker–you would have seen it all. Ha! I say.  New challenges, new situations, different reactions are the norm in a Real Estate transaction.  There can be a lot of firsts in a real estate transaction–things that just never cam up before to contend with a sort out. Just the other day one of my buyers had a home inspection.  I always try and attend the inspection, unless I have a huge conflict that prevents me from doing so.  The buyers not only appreciate having me there for support, but I enjoy home inspections because I always come away with some new and useful information. In the case of this particular home inspection, the home h...

Will the upcoming FHA changes affect your ability to purchase that home you've been wanting?  There has been a lot of buzz lately about the  changes to the Mortgage Insurance (MI) portion of your FHA loan. The changes are scheduled to take place on April 1, 2013 and June 3, 2013. You may even be hearing it reported in the news that the changes could drastically slow down the recovery in the housing industry. As a Realtor it’s important that I keep up to date on the changes that are taking place in the mortgage industry so I can best serve my clients.  I rely on my mortgage partners to help me be aware and understand options and changes that are taking place. I got together with Mike Drew of Gateway Funding, and we talked about how the changes would or would not effect  the real estate m...

Seller's are playing their Holiday Card, already? For folks getting ready to put their home on the market, how do you handle the holiday card?  The potential sellers have been getting ready, ready, ready, and just as they are to the point where the house is finally spruced and primped to the nines, they decide they better wait until January. What??? Oh, it's too inconvenient to show during the holidays, and what if someone actually wants to Buy the home and move in before the holiday; then what? Well, if a seller is going to deny showings, I'd prefer they wait.  There's nothing that irks me more than turning down showing requests to potential buyers. But what I do tell sellers is that the good thing about marketing a home during the holidays is that you do get serious prospects; who goe...

One of the best things about living in The Lehigh Valley, PA is it's proximity to Philadelphia and New York City.  Bethlehem is about 70-80 miles and 1.5 hrs. from both Philly and NYC which makes it easy to pop into either City for a Saturday and take in the theater, museums, shopping, dining and/or site seeing. If you go to NYC I highly recommend you stop by the famous Empire State Building and view the city from the observatory. Adults and kids alike will enjoy it, even if you've done it before. And on a recent trip to Philadelphia to take some photos for my daughter's engagement, we just couldn't resist getting a few shots in front of the well known Love Park Statue and fountains.  Hint: A family photo here makes a super Chirstmas or holiday greeting card too. Now it wouldn't be my i...

It was a couple of years ago now. I had just started experimenting with Twitter and was trying to figure it out. Trying to keep twitter focused on  local folks and interactions is not that easy, and I didn't know what a hootesuite was, so there was no way to keep track of my tweeps or tweets.  But one thing was happening regularly when I logged into my twitter account and on Facebook too for that matter. I kept noticing that tweets were about people meeting at BFD. A tweet might go like this: @PamBurzynski where are u? I'm at BFD. Then another tweet would say: @JoeSmoe Yum, I'm having the best Borscht ever at BFD and so it went with constant references to BFD, tasty delicacies, and an apparent meeting central at BFD. What was this BFD anyway? I just had to find out what I was missing. I...

It was exactly one year ago today that the local newspaper wrote of a weak job market in Lehigh Valley, PA.  In May of 2011 it was reported that 1100 jobs had evaporated and the unemployment rate was 8.4% in the Valley. At that time experts were still waiting to call the bottom of the housing market, believing that there was still more downside to come. the shedding of jobs was not surprising. Fast forward 1 year and the local housing market is showing signs of "really", finally having turned the corner, so could the "Putting Lehigh Valley Back to Work Job Fair" be a signal of more good news and relief for those still looking for work?  With 60 employers showing up with hundreds of jobs to fill, it's more than fair to say that's an excellent sign! Calling all job seekers! The Arts Quest...

We just moved, making now  a perfect time to talk about moving. Last time we moved, 16 years ago, I said “Never Again”.  Like childbirth, the pain and stress eventually wear off and the joy of something new—take your pick, a baby or a home–outweighs the pain. You would think that since I’m a Realtor® and I deal with people who want or need to move every day and the challenges that come with a Real Estate transaction, I’d be immune. Not the case at all. The first part of the whole moving process is the decision to make a move.  If you are being transferred and need to relocate, that decision may be taken away from you, but you still have the stress of being kind of forced into something. If your move is one that you initiated because you wanted to downsize (like we do) or upsize, or go f...

The Bethlehem Police Department has a mounted police unit that they use for different events and activities that occur in Bethlehem.  The horses had to be trained to bravely take different obstacles in order to go on active duty.   In this short video clip you will see on one obstacle, what they do to train them.

In my 12 years of being in the real estate industry, one of my favorite things to do is negotiate and bring a buyers and sellers together! Right now can be one of the best times or worst times ever to purchase real estate. Many potential home buyers simply do not have the employment stability to go out and make an investment in real estate so this market is not for everyone! But if you have stability and the ability now is one of the best times in history to purchase a home, home prices in the Lehigh Valley have dropped to 2002-2003 levels (190-195k average and 165-170k median), interest rates are still in the 4-5% range depending upon loan product, and there are over 4,000 homes available for sale. Talk about a buyers market, this is it! I just had to “plug” this market before I could ...

Because of the internet and technology home buyers have become a lot smarter these days. However I continually see buyers still making some very costly mistakes so I listed some of them below. 1. Start shopping for homes without getting pre approved for a mortgage-this is a very common mistake I still see buyers making. Why? Emotions! Buying a home is an emotional event, of course there are financial decisions involved but the first thing buyers plan for is what type of home fits their needs and dreams and what neighborhood they should buy in. They may assume they can get approved for a mortgage or they may have even been pre qualified with a bank or broker but being pre qualified is very different than a pre approval. Pre qualification focuses mainly on debt to income ratios (total hou...

In case you haven't heard, there are a lot of "foreclosures" on the market for sale these days. The media does a good job of really portraying the housing industry in a poor light. I believe most people stay very far away from "foreclosures" because they don't really know much about them. So I'm here to educate you more about these homes that are more appropriately called "bank-owned" - foreclosure is the legal process whereas the home is truely owned by the bank. Most people are familiar with calling these properties foreclosures, so we will stick with that term for this discusison. 3 myths I hear about bank-owned homes are:  Foreclosures are trashed and in disrepair You can not have a home inspection on a foreclosure It is hard or impossible to get financing on a foreclosure Myth 1 - ...
