Every day I drive through Berwyn I love to see our Veterans' Monument. I love that it is right in the heart of the community so we never forget those who paid the price for our freedom.I also love the design, the flag hangs from an arch which replicates the front of a Conestoga Wagon, many of which passed through the township in years past, and yet it has a very futuristic feel as well. So, in one design there is a nod to the past and a look to the future. Hopefully we will reach a time when no more names will have to be added to the memorial. However I thank every day those men and women who have given their all even though it is not Veterans Day.There is lots to love about Berwyn and the surrounding area in Tredyffrin Easttown. If you need help buying or selling a home in Tredyffrin E...

Last year I struck up a conversation with Paul Dangel a local beekeeper. This is the first video in a series on the three W's of beekeeping. Why keep bees? Who should and shouldn't keep bees? Where can you keep bees?We spent a fascinating time filming this today, and in this first video you get a quick glimpse of our cat Max who decided to put in an appearance. I split this up into different segments to keep them as short as possible but we covered lots of related topics. We could have talked for hours and I am looking forward to bringing more videos about this fascinating subject to you over the Spring and Summer.Enjoy and let me know any questions you might have as well?Whether you want to keep bees or not we can help you find the right place to live for you. Your profile is gaining momentum. One of your clients reviewed you. Review Rating: 5 "Nick is extremely helpful, responsive and knowledgeable. I would certainly recommend him to anyone looking for an agent in the area. I am a first time home buyer in Berwyn and found Nick through his website which included videos and lots of information about what to expect. I chose to work with him because he is very down to earth and we connected very quickly in the process. The first thing you will notice about Nick is how responsive he is. Whether it’s through email, text or calls, he answered me almost immediately any time I had a question. It made me feel like I was his only client even though that was not the case. Being a first time buyer doing this alone, I had A LOT of questions and Nick was ...

We recently sold some new construction to a young first time buyer. A couple of weeks ago she got notice of a zoning board hearing relating to her new home. Contacting the builder she was told not to be concerned and she did not need to attend.Calling her Tredyffrin Easttown Realtor, Nick Vandekar, she asked my opinion. It was agreed that she should attend and I would attend with her.Last night we sat through the meeting, as her case was the last item on the agenda. It was interesting to see how each situation was handled by the zoning board and also by the person submitting the application.Firstly, a woman with her pool contractor, who already had permission to build a new swimming pool and install decking and paths, in that application it was mentioned that they would be moving the po...

Want the highest price for your Tredyffrin Easttown home? Four things to plan now before you list your Tredyffrin Easttown home for sale that will pay off big in the price you obtain.Having a plan before you start often leads to a better result. These four steps will help you layout a basic plan to get your Tredyffrin Easttown home ready for sale.1) Pre listing home inspectionA home sale of an older home usually includes a home inspection carried out for the buyer. The real purpose of this is to make sure the home is structurally sound and there is nothing broken what is often called a material defect. Home inspectors may call for further evaluation to specific items such as heating, electrical systems, structural or roofing issues.  However, buyers usually use anything found to renegot...

We recently took a short trip to Germany. We were wandering around Ulm and came across this house/hotel and took a photo. We took the photo because of the way the home rose out of the water, and because it was a little leaning. But when we got back to our hotel we were doing some researching for places to eat and what else to see in Ulm we realized we had taken a photo supposedly of the world's most crooked house according to the Guiness Book of World Records but I could not find the entry.Actually it is now a hotel and the more crooked the room the more it costs. Maybe not something you want to advertise when you are selling. We always seem to take photos of crooked houses when we travel. Maybe to remind ourselves that it takes a lot for a house to fall down, or just that they don't bui...

Winter definitely feels as if it has arrived, with cold temperatures and snow on the ground. It makes you feel like staying indoors by a fire. But there are plenty of things you can do close to Tredyffrin Easttown to enjoy the season.Typically there are all the decorations up in villages and towns along the Main Line as well as people's house decorations as well. But a quick trip into Philadelphia using SEPTA allows you to visit the Christmas Market set up around City Hall. Having just got back from Germany where we saw multiple Christmas Markets the Philadelphia Version is a good example and well worth a visit. Suburban Station is the closest stop. There are multiple booths with food, pretzels, nuts, wine, Christmas Decorations and gift ideas. Whilst Trudy browsed the Christmas market ...

Why should I choose you? Recently I was asked by my manager to help her out with some training she was doing with agents. She knows I use a lot of video and asked me to film each agent in her class respond to a sellers final question after a listing presentation: I am interviewing three agents, please tell me what sets you apart and why should I hire you? There were some excellent answers about what they were going to do, but I realized as I reviewed the videos that every answer was about them and what they would do and nothing was different, or about the client.  It struck me not one person responded how I would to that question because a listing presentation is a matter of getting to know what the client wants and helping them understand the process and build a relationship. “Well we ...

First an email, then a text and a phone call, now a client Video does it's job! The Email Sunday afternoon I got home after hosting an open house on one of my listings. Checking my email I saw one asking about some Tredyffrin Easttown new construction real estate I  mentioned in a recent blog post and video on New Construction in Berwyn. The person had some questions, could I answer them? After a little clarification to make sure I was not stepping on another agent's toes I responded to her questions. The Text Then I get a text on Monday, am I available to talk. Of course. The Phone Call After a few minutes my phone rings and we get to talk. It was a wonderful discussion and we followed up with several emails on Monday and Tuesday and agreed to meet last night to walk through the propert...

When we moved to this house, it was very dark, in the first summer here I took down about 80 trees of varying sizes which covered mainly what is now the back lawn. We could see no form to the garden, no plan. We had no idea of the way the sun tracked. But as we cleared, light entered and we tackled the vines and the scrub which had been allowed to take over.As I have said many time, Trudy is the gardener and planner. Things get moved constantly if she thinks they will do better elsewhere. She is never finished. I dread if she goes to a garden center as I know she will come home with something that would look good just there darling. She had a plan and it has taken a while but today we can enjoy it although she is still working her plan it is not finished yet.So these photos are a testam...

We had clients in town last week looking at Tredyffrin Easttown homes for sale due to a relocation. We worked diligently over the days before their arrival to prepare tours for the weekend. However, as the day of their arrival drew closer, several properties went under contract and new properties came on the market. Showing homes in a hot market means you need to be flexible and react quickly to new listings. While we were touring several homes were listed and we were able to incorporate them into our tours. Some we were able to quickly reject for various reasons but one caught our buyers attention. With his wife abroad it was hard, but technology today allows for video walk through tours and a conversation even when all parties are in different locations. They moved quickly and snapped i...

Why do you need an agent when you buy a home? He sold homes he did not even own!Can you imagine buying a home only to be told later you don't own it. Or being arrested for breaking and entering when you rented a home but the landlord did not really own it.Why do you need an agent when you buy a home? There are lots of reasons, but let's take this case which hit the news here recently. And I know as people read this they will say I would know there was a catch, it was too good to be true. But these stories are repeated over and over in different ways.A man was recently charged for theft, identity theft and forgery after changing the ownership of the houses in the county records to show his ownership. He never actually owned any of the properties. Ne never purchased any of the properties....

Tredyffrin Easttown Real Estate - 5 Star ReviewWe recently helped some clients sell their home in Tredyffrin Easttown and they left this wonderful review about working with us.From pricing and staging to listing and marketing, through home inspection negotiations and sale completion, it is hard to imagine how Nick & Trudy could have done better. Our home sold in under 2 days, with multiple offers. The Vandekar team were there for us every step of the way. They marketed our home with a series of professional photographs that presented the property beautifully.
