Lebanon Oregon saw a handful of homes on acreage sell in February.  The average selling price was 98.5% of the asking price, and for homes on 1-5 acres, they took an average of 93 days to sell, from the day they listed to the day they closed in escrow.  While that was 10 days longer than homes on acreage sold in January, it still appears to be a Seller's Market for homes on 1-5 acres in Lebanon. There are currently 2 months of inventory, indicating a strong Seller's Market.  For now, once the March data is out, we will start to see the affects of the Corona Virus on the local real estate market. Very few homes sold last month in Scio, but a handful did sell in the 1-5 acre catagory. Five homes with 1-5 acres sold, in an average of 44 days.  They sold for near full price, 99.86% of the asking price.  Once the data is out for the entire month of March, we will get a glimpse of the affect of the virus on the real estate market, thus far.    As of today, there are currently 5 homes for sale in Scio, you can see them on our site.

How is the real estate market in Albany, Oregon?  Last month, homes in town (less than 1 acre) in Albany Oregon saw a slight reduction in the average sales price, but homes on 1-4.99 acres took longer to sale, 129 days (up from 90 the previous month).  What is most interesting about this catagory of homes is that the months of inventory soared up to 5.5 months, technically still a Seller's market, as indicated by anything under 6 months.  But, we haven't been near the 6 month mark for a couple of years.  As you can see, not enough, if any, homes on over 5 acres sold last month in Albany, so no data to report. NOTICE:  Because of the current virus outbreak, all real estate consultations are being done over the phone or via email until further notice.

How was the real estate market for Scio in January? It was pretty quiet, only 2 properties on acreage sold.  But, they did sell for asking price or higher.  Two homes also sold in town, but they took longer to sell than the average for 2019.  The slow down is pretty typical for the time of year, but also due to the low inventory we are seeing all across the valley. To see the full infograph of the Scio Oregon Real Estate Update for January 2020, click the link.

How was the Lebanon real estate market in January?  Pretty typical for the season, only 7 homes on acreage sold, and 25 homes sold in town for the month. Three homes between 5-9.99 acres sold, but they took a lot longer than the 2019 average Days on market.  There were 4 homes for sale on the same size land, creating 1.33 months of inventory which indicates a strong seller's market.  To see the full infograph of the Lebanon Real Estate market reveiw for January 2020, click the link.

How did the real estate market do in January of this year?  No homes with 5 acres or more sold in January, and there was also very few on the market, 6 to be exact.  That's pretty typical for a 30 day period, especially in January.  But, homes on 1-4.99 acres did sell, and  for more money on average that homes on the same size land in 2019.  They also sold slightly faster.  For homes in town, or under 1 acre, we saw an increase in the average sales price, but it also took longer for those homes to sell.  Perhaps it is worth the wait to sellers to get a little more in their pocket!Below is a snippit of the infograph, which can be seen in full by clicking the link for Albany Oregon Real Estate Update 2020.

This post is about my real estate.  LOL!  Over the last few years, I have really gotten into flowers, trying to grow a green thumb.  We have been in our current home about 3 1/2 years.  The first year was spent removing rotten trees and bushes from the yard, doing some rearranging of things, plus planting a few flowers.  OHHHHH, let's not forget pulling weeds.   Every year I have added flowers and bushes.  Alot of flowers.  So as we head out of winter and in to Spring (almost) I love to walk around the yard in the morning and discover what new flower is blooming.  It's almost a surprise, as some of these I haven't seen for 10 months or so.
