My AR blog does consist of mostly listing videos yet from time-to-time my YouTube/GoPro hobby makes a showing. So let's begin this video's story.Joy and I took a trip to Roseburg Or to visit my family over Father's Day weekend. We enjoyed fun conversation over great food and cold drinks while taking in the scenary of my Aunt's new home out on Paradise Ln. From the mountain top, the Roseburg Valley could shined in the distance, the night sky was brillant with sparkingly diamonds, and luckily I had time to bring some GoPro gear. If I'd known there were be more to film, like the night sky, then I'd packed more than the drone and Hero 6. Another time. One evening a thunder storm rolled though in the distance and I set up a video timelapse to see what would arise. And behold, a beautiful doub...

Bend Oregon Housing Trends Ever since coming out of the recession, we have written about Bend's lack of housing. Before the recession, Bend was known as the sixth fastest growing city in the United States with a population over 50,000. During the housing boom of the mid 2000s, speculative building occurred all over the city, but we rarely discussed lack of inventory. People who wanted a home could purchase one, although many bought through easy credit which ended up facilitating the housing meltdown of the late 2000s. Once the crash happened, home values fell nearly to half of what they had been. Bend is back. Home values have escalated to pre-recession prices and are now creeping higher. Bend is once again the 6th fastest growing city in the United States and its population now exceeds...

While reviewing old film, I came across a half completed project of Roseburg's Festival of Lights at Riverforks Park. Instead of making a GoPro style video, I chose to keep it in its longer formatt as it flowed better. At just over 17 minutes, the video goes throuugh the whole park as we followed others enjoying the displays. This video was my first attempt at filming in 4k, phone 4k for that matter. Well enjoy the drive around Riverforks park. Cheers!

Bend, Oregon continues to show an upward trend in the real estate market. With Oregon being the the number one state in America for people to move to for the 2nd year in a row, Bend  continues to be a destination for many. Bend's lifestyle and affordable prices (in relation to our feeder markets of the Bay Area, Seattle and Portland) make it a growing and desirable community. As a result, our town has had tremendous growth. Check our blog for more information: http://www.bendpremierrealestate.com/blog/bend-or-real-estate-august-2016-update.html

Earlier this month, Mickie, Joy, the kids, and myself took a trip to Roseburg Oregon (pretty much where my mom's family grew up) fun some Easter fun. We did the egg hunt at the Court House and it gave me the idea to make a video of the area. My Aunt's salon made an appear which is located in the Douglas County Bank building in downtown Roseburg. The terraced mountain is called Mt. Nebo. Other highlights are the fish ladder at the beginning, the Georgia Pacific building, the South Umpqua River, train at Stewart Park, and the Douglas County Court House. Enjoy the video.

I am on vacation visiting my two Sisters and my Mom for her 89th Birthday on Wednesday.  My wonderful Husband Larry is doing all the things he normally does, plus all the stuff I usually do.  Thank you Lare, for this much needed time away from home... This morning is the first breakfast I have had that was prepared by Wendi Jacoy, Proprietor of The Painted Lady, since arriving in Myrtle Creek.  Take a look at this presentation...       Chilled Grapefruit Sections, Heart Shaped Toast, Proseco Omlett with Halved Grape Tomatoes and Sausage. Hot Coffee Brewed to Perfection. Decorated with live Violets What do Bed and Breakfasts know that we don't?  How to spoil ourselves! Reverse Mortgage Lending in Southern Oregon is readily available for those who still have equity. The key phrase being "for those who still have equity". While many seniors have diligently paid off their mortgages and avoided home debt, many others have not been able to do so. A reverse mortgage requires around 50% equity- it really depends on the current interest rate, borrowers age and home value, though using 50% is a fine rule of thumb for estimating. The ability to rid yourself of your house payment for good is quite enticing and still within reach for many Southern Oregon seniors. Home values in Ashland come in stronger at appraisal than homes in Grants Pass. Medford has held it's value better than Grants Pass also it seems to me. I just received an appraisal back on a home in Ros...

On Thanksgiving Day, my sister, JoAnne, lost her husband - and Douglas County, indeed all of Oregon, lost one of it's most prominent citizens. Donald R. Johnson was a lumberman.....what we in the Northwest call someone who owns a sawmill.  Don owned six....(plus a laminated beam plant and a couple of co-generation electric power plants). He founded the first in the Southern Oregon town of Riddle in 1951.  He bought the last in faraway northeastern Oregon in 1996. Don also owned tens of thousands of acres of Eastern Oregon ranch land - including one of his favorite places on earth, his family's getaway 4J Ranch at Spray, Oregon.  He's had his corporate jet and his political influence.  He's hunted the globe and had his picture taken with Presidents. Along the way, D.R. learned to fly fix...

A client I have been working with for some time, from Lodi, CA, came up to look at our fair State as a possible retirement option.  Since I am a Santa Rosa transplant I was very interested in what he had to say regarding the Real Estate market there.  He is much more adapt at computer research than I am and what I gleaned from our conversation regarding his research of his local market is this: The market there started an upward momentum with rising prices and reduced inventory, took a little dip and is on it's way back up again.  Since we followed the CA market in our decline and have followed their recovery I have my fingers crossed.  I needed some encouragement and that little bit helped.  It doesn't take much for eternal optimists and I am one.  He went on to compare many factors wh...

Source: bankrate.comThe term "APR" is supposed to give consumers an easy way to compare loan offers, but if you use it as your only method of comparison you'll probably end up with the wrong loan.  Confusing?  Let's back up.The Federal Truth in Lending Act requires lenders to disclose the APR - annual percentage rate - on every loan so consumers can have a single number to use in comparing loan offers.  APR is computed by including the rate of interest on the amount borrowed plus the amount of the fees you have to pay to get that loan.  The higher the APR, the more you will pay over the life of the loan.  It shows the total cost of the credit extended to you, expressed as a percentage of the amount of credit. The true interest rate you pay on your loan is called the "nominal" or "stated...

Common Ways of Holding Title How Should I Take Ownership of the Property I am Buying? Real property has become increasingly more valuable and the question of how parties can take ownership of their property has gained greater importance. The form of ownership taken -- the vesting of title -- will determine who may sign various documents involving the property and future rights of the parties to the transaction. These rights involve such matters as: real property taxes, income taxes, inheritance and gift taxes, transferability of title and exposure to creditor's claims. Also, how title is vested can have significant probate implications in the event of death. The Land Title Association (LTA) advises those purchasing real property to give careful consideration to the manner in which title...
