If you haven't been to a professional golf tournament you're missing out. The Jeld-Wen Tradition isn't just an event for the avid golfer! Sunriver is considered by many to be the grand dame of Pacific Northwest resort living.  It sits on 3300 wooded acres with meadows, a river, and mountain views to observe from different areas of the resort. Originally, Sunriver was an Army Camp during World War II called Camp Abbot.  Its purpose was to train combat engineers in simulated combat scenarios.  The camp opened in 1942 but was later abandoned in 1944. The Sunriver village mall is in great need of a total make over. Finally it is getting done. The county has passed the zoning change and now there are just a few steps away from moving forward. I imagine it will be probably close to two more years before Sunriver and Silver Star start breaking ground but at least we are moving forward. They are still not at the approved stage for the conceptional drawings but it still looks like we are going to moving forward with upscale retail obn the bottom, office 2nd storie, and loft living up top.

I am continueing my blog with addditional information to help the home buyer in Sunriver, Oregon.  We are a resort community with a very strong vacation rental program.  Because many of the homes are vacation rentals and 2nd homes they have not been cared for or "updated" like a primary residence.  I am developing a series of blogs for the buyer to help answer some of the immediate questions regarding remodeling.      What do I have to do if I want to add a (hot tub, deck, garage/carport, 4th bedroom, asphalt driveway etc) to this property? The following is part of as series I plan on writing for my Blog.  As an agent in Sunriver, Oregon I often get the same questions regarding the purchase of a second home that would/could be a vacation rental.  So consider this a part of my Q & A series.  Please check back as I plan on posting 10 - 12 of these in the next two weeks. How much rental income could I make if I owned a SR vacation rental? It depends on many variables: Condition and location of home, how many people the home sleeps, amenities (hot tub, bikes, pool table etc) and who manages the property.  More specific numbers to come. What do property management companies charge? On average they charge a 30% commission plus maid's fees, monthly management fees and other maintenance fees (fixing things, plowing driveways etc)....

Earlier this month I attended the SilverStar Destinations LLC, meeting at Mavericks, regarding the controversial subject of the proposed revitalization of the Sunriver Village Mall.  I was very impressed with Dave Leland, of Leland Consulting, as he conveyed the facts and offered his thoughts and valued expertise of how the Village should proceed towards the future and the break continued downward spiral that will continue if something major is not done now to save the Village.  I learned some very interesting facts and it allowed me to do some sole-searching of my own.  Having been a resort guest of Sunriver since the late 70's and a full time resident in the mid 1990's I have many memories of Sunriver Resort.  And many of these memories include the early phases of Sunriver when the Ra...

It certainly has been an interesting week here in Sunriver. On Tuesday there was standing room only at Mavericks as Silver Star unveiled their new, and smaller, plans for the Sunriver Village Mall. Some changes they are proposing that are of special interest include: development of 375 condominiums rather than over 500; building the new grocery store on the west side of the mall area (this would allow for the new grocery store to be completed and occupied while not interrupting the service the Country Store provides; no parking garage will be built on the corner of Abbot and Beaver Drives, but will be situated elsewhere (site undetermined, but this was a major objection in the first plan due to the parking structure being the first thing visitors to Sunriver would encounter.Beaver Drive...

Silverstar will have to look at other options for Village at Sunriver expansion and remodel.  Although the majority of voters approved the sale of the 6 plus acres being sold to Silverstar the final tally was 300 votes shy of the 60% turn out that was needed to approve the sale.  Silverstar already owns or has options for the 20 acres of the current mall.  Many of the homeowners in Sunriver are disappointed, and many are rejoicing.I have always said that change is one of the most difficult things for people to embrace, but it appears to me that Silverstar came pretty close to having the community support they needed.  I have no idea what the next move for Silverstar will be, but I hope it is something to bring activity, beauty and support to this aging area of Sunriver.Personally I woul...
