The times of sticking a sign in the yard and receiving a full price offer is highly unlikely — BUT — we are seeing amazing things happening this fall in the real estate market throughout the Willamette Valley. All the homes we staged in September have sold (except one builder model).  Coincidence?  We don’t think so!  I know the end of September is approaching and my market reports are out a bit late this month, but we had some good news, temporarily anyway, about the Salem and Keizer real estate markets. With the MERS foreclosures heading towards judicial foreclosure and off the real estate market currently (which is about 50% of foreclosures in our area), we've had a dip in inventory that is temporarily helping our sellers.  Facing fewer foreclosures to compete with and insanely low interest rates  means that more buyers may elect to pick a house not in distress.  This is not a sellers market by any means, but make no mistake...we are in a temporary sweet spot for sellers where they actually have a shot at selling their house.  You can read the Salem Real Estate Report and Keizer Real Estate Repor...

Back in the boom, MERS was a cornerstone of the real estate market offering a way to offload mortgages to investors allowing banks to continue to originate loans and make bundles o' money.  Apparently, my strategy of waiting at the end of the rainbow for my pot of gold wasn't a good one: should have been a lender.  Lots of green, just not in the form of little people with funny hats.  Now, lenders wouldn't have been able to meet the demand of the American consumer for housing loans without sending loans off into the netherworld to be split up and chopped up into bite sized fare for investors.  This MERS legacy is the gift that is contributing to the ongoing hell that is real estate these days. The Bite and Brew in Salem, Oregon.  Things to do this Weekend in Salem, Oregon. The last weekend in July is always exciting at Riverfront Park in Salem, Oregon. That is the weekend that the Bite and Brew is held.  This fun event includes live music, good eats and, of course, brew.  Carnival rides are also on site to provide some thrills.   The dates and times for this year’s Bite and Brew are July 29, 30 and 31st.  The Bite and Brew opens at 11 am on all 3 days.  The event schedule is packed full of great music and other entertainment. Acreage Real Estate Market Review for Salem and Keizer Oregon April 2011   April of 2011 was a long, slow haul for sellers of acreage homes around Salem and Keizer.  Just 7 units were closed in escrow, one less than April of 2010.  The average sold price also feel tremendously, $305,500 from $550,737 in 2010.  Sellers could expect to close in about 6 months, or 186 days from the date of listing the home with a professional real estate agent.

Salem, Oregon Weekend Events-Marion County Fair It finally looks like Summer is here for Salem, Oregon, and what could be more fun than going to the fair?  In Salem we are lucky to have two fairs each year.  One is the Marion County Fair and the other is the Oregon State Fair which begins in late August.    This year's fair runs from July 7-10 and the Oregon State Fairgrounds.  Hours are: Thursday:  10 am to 10 pm Friday and Saturday:  10 am to 11 pm Saturday:  10 am to 6 pm This year entry will cost you $7.50 for adults and $3.75 for children 6-11.   There are three concerts this year that are $20 for reserved seating or free to those that want to bring a blanket and sit on the ground.   The acts include Tracy Lawrence,  Australia's Little River Band, and Radio Disney Concert.   There ...
